For and in consideration of Ten Dollars, and other good and
valuable consideration, Grantor hereby grants and conveys to
Grantee, its successors and assigns, a perpetual and exclusive
easement for the parking of motor vehicles over the following
described real property (the "Easement Property "):

BENEFIT OF TRACT 2 OF CITY OF TUKWILA BOUNDARY LINE . kDJUSTMENT

ALONG THE SOUTHWESTERLY BOUNDARY OF SAID TRACT 1 FOR A
DISTANCE OF 6.33 FEET; THENCE N 40'24'00" E ALONG THE
SOUTHEASTERLY FACE OF AN EXISTING CURB LINE AND ITS EXTENSION
THEREOF FOR A DISTANCE OF 155.08 FEET; THENCE S 50'03'12" E
ALONG THE SOUTHWESTERLY FACE OF A SECOND EXISTING CURB LINE
FOR A DISTANCE OF 6.07 FEET TO THE SOUTHEASTERLY BOUNDARY OF
SAID TRACT 1; THENCE S 40'18'27" W ALONG SAID SOUTHEASTERLY
BOUNDARY FOR A DISTANCE OF 155.12 FEET TO THE POINT OF
BEGINNING.
The easement hereby granted shall be for the benefit of and run
With the Dominant Estate.
Subject to the following:
1. Grantor understands and agrees that Grantee intends to
construct improvements to the Dominant Estate to be used
initially for commercial office and warehouse space, and
Grantee shall have exclusive use of the Easement property
for the parking of rotor vehicles (and ingress and egress
to such parking), including the parking of motor vehicles
owned by Grantee, Grantee's tenants, and their guests and
invitees; provided, however, that Grantee's use of the
Easement property shall not interfere with Grantor's use
of an easement for ingress and egress over the Dominant
tom, Estate. Neither Grantor nor Grantor's tenants, guests,
or invitees shall be entitled to use the Easement
NN Property for parking without Grantee's prior consent.
41 2. Grantee agrees to pay any costs associated with the
maintenance, improvement, repair, operation, or
reconstruction of any improvements necessary to permit
C") the parking of motor vehicles on the Easement Property.
3. This easement shall run with the land and shall be
binding on all parties having or acquiring any right,
title, or interest in the Easement Property, or any part
thereof.
