One week later I learned I was to have open heart surgery, and on September 9 1998 I was operated on. I had planned on doing much of the work on my addition myself and also act as my own general contractor, needless to say I was unable to perform these activities do to my surgery and my recovery period. Now we are in the middle of winter and it appears I will not be able to start the addition until April or May of 1999. Exterior walls shall have fire resistance and opening protection as set forth in Table 5 -A of the Uniform Building Code. Single family dwellings and private garages of (V -N) non fire rated construction must have exterior walls of one hour fire resistive construction when located less than 3 -feet from a property line, and openings are not permitted if the wall is located less than 3 -feet from the property line. For the purposes of determining wall and opening protection, buildings on the same . property are assumed to have a property line between them. When a new building is constructed on the same property as an existing building, the location of the assumed property line with relation to the existing building shall be such that the exterior wall and opening protection of the existing building meet the criteria stated above. In order to comply with this code requirement for wall and opening protection, it will be necessary to accomplish one of two things: 1. Move the proposed addition such that the total distance between this addition and the existing garage is 6 -feet. 2. Protect the garage wall which faces the residence addition with materials approved to construct a one hour fire resistive wall and related parapet. Any exiting openings in this wall would have to be eliminated. No furter comments at this time.
