The permit applicant has responded successfully to our comments. Individual revised sheets were submitted in response to our initial plan review and inserted into the original drawing set. The other sets of drawings should be reconciled in preparation for permit issuance and one copy of each sheet is enclosed to facilitate the process. These revised sheets are: A -2M, A =2.1, S1 and S2. Structural special inspections by qualified special inspectors do not appear warranted for this project, which appears to be work of a minor nature, but if it is determined otherwise, the applicable special inspections are noted below. 1. Installation of concrete adhesive anchors: In accordance with qualifying report of evaluation service (e.g., ICC -ES). 2. Fabrication and erection of structural steel: Periodic. 3. Structural welding of structural steel: Periodic. Enclosed are one set of the revised drawings, one set of the revised sheets, structural calculations, and correspondence from the architect and structural engineer for your records. Reid Middleton 728 134th Street SW, Suite 200 Everett, WA 98204 RE: Building Permit Plan Review — First Submittal K & G Fashion Superstore (1)10-048) Response Dear Philip, We have received your letter dated March 10, 2010 and made modifications to our plan accordingly. In addition we have made one minor change to the scope. We had originally called out a temporary wall on our plans. After further discussion, it was decided that it made more sense to build the final demising wall rather than a temporary wall. The revised plans enclosed depict the final demising wall location. Below are the comments from the permit review letter and our response. Architectural 1. On Sheet S1 of the structural drawings, steel columns are proposed along Grid G, but they are not indicated on the floor plan, Sheet A -2.1, along with the existing columns. The floor plan should be revised. We have modified our floor plan and clouded the changes. 2. Also on Sheet S1 of the structural drawings, three steel columns are specified to be removed south of grid 10 and from Grid J to the west, but these columns are indicated on the floor plan, Sheet A -2.1, as existing. The floor plan should be revised. We have modified our floor plan to show the columns that remain. Structural 1. The demolition plan, Sheet A -2.0 specifies walls on either side of a shear wall to remain at Grid 9/I -J to be removed, but these removals are not indicated on structural plan, Sheet S1, along with the removal of existing columns. The structural plan should be revised. Please see Structural response letter dated 3 -15 -10 enclosed. 2. Structural special inspections by qualified special inspectors do not appear warranted for this project, which appears to be work of a minor nature, but if it is determined otherwise, the applicable special inspections are noted below. The response numbers match the comment numbers and the corrections have been made to the drawings and flagged with #1. Structural: 180 Nickerson St. Suite 302 Seattle, WA 98109 (206) 285-4512(V) (206) 285- 0618(F) 1. We have noted the removal of the stud wall on grid 9 on sheet S1 of the drawings. The concrete shear wall is to remain. 2. I agree that this work is of a minor nature and special inspection is not required by the City, however we are noting some special inspections it on the drawings. These inspections are noted for welding and epoxy anchors. 3. We have revised our incorrect seismic response coefficient SDI to the correct .512, on sheet S1 of the drawings. I hope these responses have addressed your concerns. Please call if we can provide any additional information or clarify our comments. Fabrication and erection of structural steel: Periodic, see also Section 1704.3. c. Structural welding of structural steel: Periodic, see also Section 1704.3. 3. The earthquake load design data in the section of the structural notes on design loads, Sheet Si, are not clear. Based on the specified mapped maximum spectral response accelerations, Ss and Si, and Site Class D, the design spectral response acceleration, SDI, should be 0.512, but the specified value of 0.819 corresponds to Site Class E. The data should be revised. See IBC Section 1603.1.5. Corrections and comments made during the review process do not relieve the permit applicant or the designers from compliance with code requirements, conditions of approval, and permit requirements; nor are the designers relieved of responsibility for a complete design in accordance with the laws of the state of Washington. This review is for general compliance with the International Building Code as it relates to the project. If you have any questions or need additional clarification, please contact us.
