IBC SECTION 1805.3.2: FOOTING SETBACK FROM DESCENDING SLOPE SURFACE Where slope is steeper than 1:1 the required setback shall be measured from an imaginary plane 45 degrees to the horizontal, projected upward from the toe of the slope. Except per figure 1805.3.1, slope height/3 from slope to bottom of footing but need not exceed 40 ft. Footnote B to Table 1805.4.2 indicates that the ground under the floor is permitted to be excavated to the elevation of the top of the footing. The only purpose of soil next to the inside of the footing would be for lateral stability. Per the Calculation below the continuous footing and stem wall is laterally stable with the inside grade at the bottom of the footing. Please address the following comments in an itemized format with revised plans, specifications and /or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. Roof rafter insulation shown on the plan specifies R -38 batt, which is required, with roof rafters specified as 2x10 rafters. The insulation depth with the allowance of a one -inch air gap against the roof deck/sheathing would exceed the depth of the 2x10 rafters. Revise the framing with details to show rafters sized to meet the depth of the insulation and allowing the 1 -inch air gap between the insulation and the underside of the roof deck. (2006 WSEC Table 6 -1) 2. Elevation details show the attic vents at the base of the roof rafters for attic ventilation. Provide a detail or notes for a method of providing cross ventilation that extends out the upper roofs attic with attic vents or roof /ridge vents. 3. The revised roof rafter sizing shall alter the head room height of the upper Bonus room and bedroom. Show the revised dimensions for the upper rooms to show room area and room height meet residential building codes relative to habitable rooms in attics with slopped ceilings. (2006 IRC Section 304 & 305) 4. Insulation notes on sheet A -3 specifies R -19 wall insulation. Show revised notes to indicate wall insulation shall be R -21 in compliance with 2006 WSEC Table 6 -1. 5. Show the crawl space opening location on the floor joist framing plan. Provide notes to require crawl space access doors and attic access doors provided with weather stripping. Show minimum opening dimensions (Height/Length & W) for the different access spaces. Change from R38 insulation to High Density 8 -1/2" thick R30 insulation in the sloped ceiling areas, installed in 2x10 rafter spaces, allowing for a 1" air gap between the insulation and roof sheathing. This is allowed because the square footage is under 500 sf. (492.29 sf), 2. The vents at the base of the roof rafters are shown on the "A" Section Through the Stairway, page A5 of 5 as well as on the Front Elevation, page A2 of 5. The 22" x 22" octagon gable louver vents which provide the cross ventilation that extends out the upper roof attic at each gable end of the house are shown on Front Elevation, page A2 of 5. A continuous ridge vent shown on page A2 of 5 has been added for additional ventilation. 3. By changing the R38 insulation to High Density R30 insulation, it is not necessary to change the rafter size or the dimensions of the room or ceiling. With regard to the 50% rule concerning a habitable room with a sloped ceiling in a residential building, in this case, the sloped ceiling area represents 42.18% at 4 ft 2 -1/2" plate height, and the flat ceiling area at 7' height represents 57.82 %. 4. Insulation Note on page A3 of 5 shows the R -19 wall insulation revised to R -21. 5. Crawl space access door is 30" x 30" with weather stripping and R -30 insulation located under the stair as shown on the Floor Joist Plan, page A4 of 5. Attic access doors are 20" x 36" with weather stripping and R -30 insulation as shown on the 2°d Floor Plan, page A3 of 5.
