Issues: I was originally told by the City of Tukwila Building Department that a permit ` °- ° - was not needed to remove lathe and plaster (March '06). However; once we tore into the walls, there were no headers over the windows and the width of the house upper floor had - 2X6" beams that spanned 24 feet. We went to Victor Kimsey, a structural engineer that. recommended that we put up: - 1. Headers over windows. 2. Roof rafters: add 2X4 "@ 24 "o.c. to existing 2X4 "o.c. 3. Upper floor joist add 2 — 2x6" @ 16 "o.c. to existing 2x6" @ 16 "o.c. 4. Upper floor beam: add 2- 5 '/ x 16" PSL beams sistered (27' 6 "). 5. Header over front door 3 1/2 PSL with 4 x 4" posts each side. 6. Post at end of beam. 7. Post in basement with new footing in basement. We've virtually completed this work. (Some 2x6" need to be added in upper floor). See engineering report and calculations. Moved stairs. The stairs to the second floor originally went through the bathroom. The stairs were moved to a more accessible area so that the upstairs area can be better used. I met with you, your fiancoe, and contractor and took field measurements. The purpose of the site visit was to observe the building and to review proposed framing revision. The existing building is a two -story wood frame residence with a full basement under. It has a footprint area of approximately 912 SF. The 2x10@16"o.c.wood floor joists immediately above the basement area span in a east -west direction and are supported by a 6x center beam on 6x wood posts spaced 6'- 8 "o.c. The 2x6@16"o.c. second floor joist span the full 24 feet in an east -west direction. These joist also support roof rafters with cripple walls approximately 7-0" in from the east and west walls. The 2x4@24 "o.c. roof rafters have approximately 6.5:12 pitch and span in an east west direction. It was requested for Kimsey Engineers to review the framing and submit conclusions in a letter report. It was proposed to add a new beam running in a north -south direction to help support the upper floor joists. The upper floor was reviewed for bedroom loading for the center portion and attic loading on each side at the sloping roof rafters. A structural drawing showing framing plans, details and general notes was partially developed and will be available with additional work only at the owner's request if needed. All new members will require fasteners which is not included with this letter report. The following are the option recommendations. Roof rafters: add 2x4 @24 "o.c. to existing 2x4 @24 "o.c. (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped not copied.) 1 Provide a site plan. 2 The plan submitted showed a floor plan. However it is not clear as to which floor level the floor plan refers to. According to the elevation drawing it appears there are 3 floor levels of the residence. The plan shall show each levels floor plan. Plan shall identify all living spaces and include dimensions of the spaces, particularly the new or renovated rooms or spaces. 3 For attic rooms identify ceiling heights and identify the intended use for any attic rooms. Attic spaces shall met code for habitable rooms. (IRC R304) 4 Identify doors and windows for each level and openings sizes for new rooms. One main concern is to ensure new bedrooms windows meet code for egress. (IRC R310) 5 Show dimensions for the stairs to identify tread and riser size, height clearance meet current code. (IRC R311) 6 Identify smoke alarms for new and existing rooms. If possible smoke alarms shall be interconnected with out the removal existing wallboard or framing. (IRC R 313) 7 Plans shall identify new insulation in spaces affected by the renovation and shall meet the 2004 Washington State Energy Code requirements. Identify all renovated exterior walls and ceilings with the required insulation per code. (2004 WSEC Chapter 6) 8 Plan shows new beam columns installed. Identify on the plan the location of all point loads (columns) and where all point loads shall follow down thru each floor level to a foundation of footing. Identify the footings location on the (basement) floor plan. 9 Identify post, beam and joist hanger hardware. Post and beams shall have positive connections that conned at each floor level and transfer down to a footing or foundation. 10 Plans shall reflect that which is noted in the engineering report. All beam, rafter, and column or post with sizes shall be identified on the plans consistent with the engineering.
