1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
4: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
5: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
6: Manufacturers installation instructions shall be available on the job site at the time of inspection.
7: Prior to final inspection for this building permit, a copy of the roof membrane manufacturer's warranty certificate
shall be provided to the building inspector.
8: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
9: ** *FIRE DEPARTMENT CONDITIONS * **
10: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
11: Application of roof coverings with the use of an open -flame devices requires a separate permit from the Tukwila Fire
Department located at 444 Andover Park East, Tukwila, Washington, 98188; telephone - (206)575 -4407. There shall be not
less than one multi - purpose portable fire extinguisher with a minimum 2 -A 20 -B:C rating on the roof being covered or
repaired. (IFC 105.6.24, 1417.3)
12: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City Ordinances #2050 and
#2051)
13: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

JOHNS MANVILLE CORPORATION "Johns Manville" warrants to the original purchaser of its JM PVC Single Ply Membrane (the Membrane) that the Membrane is
free from manufacturing defects and that the Membrane will not deteriorate due to weathering so that it becomes incapable of maintaining a watertight roofing system for
a period of 15 years from the date of installation of the Membrane provided that the Membrane is properly installed, maintained and used in a manner consistent with JM
requirements.
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, JOHNS MANVILLE DISCLAIMS ANY IMPLIED WARRANTY, INCLUDING THE
WARRANTY OF MERCHANTABILITY AND THE WARRANTY OF FITNESS FOR A PARTICULAR PURPOSE OR LIMITS ANY SUCH WARRANTY TO THE
EXPRESS WARRANTY STATED HEREIN. THE WARRANTY DESCRIBED HEREIN IS YOUR EXCLUSIVE WARRANTY FROM JOHNS MANVILLE AND
REPRESENTS THE EXCLUSIVE REMEDY AVAILABLE TO ANY PURCHASER OF THE MEMBRANE. JOHNS MANVILLE MAKES NO OTHER
REPRESENTATION OR WARRANTY OF ANY KIND OTHER THAN THAT STATED HEREIN. THIS WARRANTY MAY BE MODIFIED ONLY BY
INCLUDING THE MEMBRANE IN A JM PVC ROOFING SYSTEM GUARANTEE, PROPERLY ISSUED BY JOHNS MANVILLE OR SOME OTHER
WRITTEN INSTRUMENT SIGNED BY AN AUTHORIZED JOHNS MANVILLE REPRESENTATIVE AND NO RETAILER, CONTRACTOR OR DISTRIBUTOR
IS AUTHORIZED TO ALTER THIS WARRANTY.
Extent of Johns Manville Liability
During the 15 year period specified herein, if the membrane leaks and upon investigation is found to contain manufacturing defects which result in a leak or has
prematurely deteriorated, you, as purchaser of the Membrane will, at the election of Johns Manville, receive a resupply of the Membrane or a credit to be applied towards
the purchase of replacement materials, or receive a refund not to exceed the prorated limit calculated in the manner set forth below.
Period of Warranty and Proration Formula
First Year Warranty:
During the one-year period immediately following the original and proper installation of the Membrane, if manufacturing defects or premature deterioration require the
replacement of any portion of the Membrane, Johns Manville will resupply such material provided that the liability of Johns Manville for the replacement of such matenal
shall not result in costs to Johns Manville which exceed the original cost of the Membrane
Resupply Proration:
After the initial years usage, defined in paragraph I hereof, if manufacturing defects or premature deterioration require the replacement of any portion of the membrane,
the liability of Johns Manville for such replacement shall not exceed the original cost of the Membrane less the fractional use you had of that Membrane from the time of
original and proper installation until failure as calculated by the proration formula described below
RESUPPLY SHALL MEAN FURNISHING FREE OF CHARGE (F O.B. PLACE OF ORIGINAL PURCHASE) A NEW SHIPMENT OF THE MEMBRANE
(IJNINSTALLED) IN AMOUNTS SUFFICIENT TO REPLACE THAT PORTION OF THE MEMBRANE FOUND TO BE IMPROPERLY PERFORMING. ALL
LABOR AND SERVICE CHARGES WHICH MAY BE INCURRED WITH RESPECT TO EITHER THE ORIGINAL MEMBRANE OR THE REPLACEMENT
MEMBRANE ARE TO BE AT YOUR EXPENSE AND NOT THE EXPENSE OF JOHNS MAN VILLE.
Proration Formula:
In calculating the Johns Manville liability, the cost of the original material to be resupplied will be reduced by the amount of usage you have received from the matenal
prior to failure. The original purchase price of the material shall be reduced by U180 for every month of service the material provided after the date of original and
proper installation.
JOHNS MANVILLE SHALL NOT BE LIABLE FOR ANY INCIDENTAL, CONSEQUENTIAL OR OTHER DAMAGES SUCH AS DAMAGE TO THE
STRUCTURE TO WHICH THE MEMBRANE IS AFFIXED OR ITS CONTENTS. NOR SHALL JOHNS MANVILLE BE LIABLE FOR ANY DAMAGES WHICH
ARE BASED ON NEGLIGENCE, BREACH OF WARRANTY, STRICT LIABILITY OR ANY OTHER THEORY OTHER THAN THE LIMITED LIABILITY SET
FORTH ABOVE OR WHICH MAY BE ASSUMED UNDER A JM PVC ROOFING SYSTEM GUARANTEE. INCIDENTAL AND CONSEQUENTIAL
DAMAGES SHALL NOT BE RECOVERABLE EVEN IF THE RESUPPLY REMEDY PROVIDED FOR HEREIN FAILS OF ITS PURPOSE.

JOHNS MANVILLE AND ITS AFFILIATES WILL NOT BE LIABLE FOR ANY INCIDENTAL OR CONSEQUENTIAL DAMAGES TO THE
BUILDING STRUCTURE (UPON WHICH THE MEMBRANE IS AFFIXED) OR ITS CONTENTS, LOSS OF TIME OR PROFITS OR ANY
INCONVIENIENCE, JOHNS MANVILLE AND ITS AFFILIATES SHALL NOT BE LIABLE FOR ANY DAMAGES WHICH ARE BASED
UPON NEGLIGENCE, BREACH OF WARRANTY, STRICT LIABILITY OR ANY OTHER THEORY OF LIABILITY OTHER THAN THE
EXCLUSIVE LIMITED LIABILITY SET FORTH IN THIS LIMITED WARRANTY, INCIDENTAL AND CONSEQUENTIAL DAMAGES SHALL
NOT BE RECOVERABLE EVEN IF THE REMEDIES OR ACTIONS PROVIDED HEREIN FAIL THEIR PURPOSE.
Johns Manville shall not be liable for any damages to the roof insulation, roof decks or any base over which the Membrane is applied, or
for the leaks, damages or inquiries attributabie to any of the following (or any combination thereof):
(1.) Workmanship. including faulty or improper application of the Membrane. Faulty or improper application not done in accordance
with Johns Manville published specifications and application recommendations in effect at the time of the application of the Membrane. (2.)
Deterioration to areas of the roof or areas of base fleshings and application recommendations in effect at the time of the application of the
membrane. (3.) Any changes in the building usage unless approved in advance in writing by Johns Manville. (4.) Any maintenance. repairs.
alterations or new installations to the Membrane or the base flashing that take place after the completion of the original installation, unless
carried out in a manner which is acceptable and approved in advanced in writing by Johns Manville. (5.) Deterioration of the membrane
caused by moisture infiltration or condensation that occurs in around or under the roof deck, coping walls, or unbonded fleshings. (6.)
Damage caused by non -Johns Manville materials, including but not limited to, fleshings, whether of bituminous or other materials, or
expansion joints. metal work, pitch or penetration pans, walkways, or any roof top units or equipment. (7.) Natural disasters including, but
not limited to, of lightning, floods, strong gales, windstorms, seismic disturbances, hurricanes, tornadoes. hailstorms, or impact of foreign
objects or other violent storms or casualty. (8.` Acts of war, civil insurrection, riot. or vandalism. (9.) Damage resulting from any form of roof
top traffic, misuse, abuse or negligence. (10.) Damage resulting from exposure to chemicals including, but not limited to, aliphatic or
aromatic solvents, chlorinated hydrocarbons, turpentine, organic or inorganic polar materials. or oils. (11.) Damage resulting from vermin.
(12.) Building expansion or additions or reductions; settling, distortion, failure or cracking of the roof deck, walls or foundation of the
building. (13.) Structural defects or failures in the building to which the Membrane is applied. (14.) Leaks or damages due to failure to follow
the Johns Manville recommended maintenance program. (15.) Splitting, cracking, blistering, delamination of the membrane due to
underlying materials (e.g. base sheets, insulation or structural decks). (16.) Applications over buildings with high internal humidity. freezer
buildings, or buildings used for cold storage.
WARRANTY TRANSFER
This limited warranty shall accrue and inure only to the first purchaser or owner of the Membrane and shall not be assigned, sold or
transferred in any manner whatsoever. Any assignment, sale or transfer of the building to which the membrane is applied shall void all
warranties contained herein or hereunder.
Maintenance Program
In owner to continue the coverage of this Guarantee the following maintenance program must be implemented.
There are a number of items not covered by this Guarantee that are the responsibility of the owner. In order to ensure that your new roof
wit continue to perform its function, you must examine and maintain these items on a regular basis:
• Maintain a file for your records on this roof, including this Guarantee, invoices, and subsequent logs of all inspections performed and
repairs that are made to the roof.
Inspect your roof at least semiannually, This is best done in the Spring, after the roof has been exposed to the harsh winter conditions,
and. in the Fall after a long hot summer. It is also a good idea to examine the roof for damage after severe weather conditions such as
hailstorms. heavy rains, high winds, etc.
• Since these types of roofs typically have a low slope they are easily examined. However, care must be taken to prevent falling
accidents.
• Ensure that all drainage areas, gutters, scuppers and drains are cleaned on a regular basis. This will allow for proper water run -off and
avoid overloading the structure with ponding water. Positive drainage is essential.
• Remove any debris such as leaves, small branches. dirt, rocks, etc. that have accumulated.
• Examine a!! metal lashings and valleys for rust and damage that may have been caused by wind or traffic on the roof, and make
certa:n they are we.; attached and sealed. Any damaged, loose, or poorly sealed materials must be repaired by an Approved Roofing
Contractor
• Examine the areas that abut the roof. Damaged masonry. poorly mounted counter flashing, loose caulking, had mortar joints, and any
ioose stone or tile coping can appear to be a membrane leak. Have these items repaired if found to be defective.
• Examine the edges of the roof. Wind damage often occurs in these areas. Materials that have been lifted by the wind need to be
corrected by an Approved Roofing Contractor.
• Examine any roof top equipment such as air conditioners, evaporative coolers, antennas, etc. Make certain they do not move
excessively or cause a roof problem by leaking materials onto the roof.
• Check the building exterior for settlement or movement. Structural movement can cause cracks and other problems which in turn may
lead to leaks in your roofing system.
• Examine prorective coatings: any cracked. flaking, or blistered areas must be recoated.
Protecting your investmert:
• Avoid unnecessary roof top traffic.
• if you allow equipment servicemen to go onto the roof, advise them to be careful. Dropped tools, heavy equipment. etc can damage
the membrane. Log all such trips to the roof.
• Do not allow service personnel to make penetrations into the roof; these are to be made only by an Approved Roofing Contractor.
At the Terms and conditions of this Guarantee shall be construed under the internal law of the state of Colorado without regard to its
conflicts of law principles. Invalidity or unenforceability of any provisions herein shall not affect the validity or enforceability of any other
•provision which shall remain in full force and effect.

Description
ENRGY 3 is a rigid roof insulation board composed of a closed cell
poiyisocyanurate foam core bonded in the manufacturing process to
universal fiber glass reinforced facers.
ENRGY 3 utilizes an environmentally compliant blowing agent con-
taining pentane hydrocarbon to enhance the thermal performance
of the foam insulation. This hydrocarbon has zero ozone depletion
potential and conforms to the Montreal Protocol established in 1987
ENRGY 3 meats the physical property requirements of ASTM C 1289,
Type II, Class 1, Grade 2 end CANNLC S704, Type 2, C1894 2.
ENRGY 3 specialty products are also available es tapered panels,
precut miters and precut crickets.
Use
ENRGY 3 provides high thermal insulation value over metal. Mailable
and non- nailable roof decks In built -up, modified bitumen and single
ply membrane roofing systems. It may be applied using bet bitumen,
cold adhesives or mechanical fasteners. The universal facer on
both the top and bottom provides a suitable surface for mechanical
attachment to a structural deck es well es a suitable surface to apply
hot asphalt or cold adhesives. ENRGY 3 is rated in FM Globel°fire-
and wind- resistent systems for BUR, modified bitumen and single
ply systems in specific constructions. It has been classified by UL°
as an approved roof laudation in many Class A roof constructions
and Roof/Ceiling hourly lire -rated assemblies, end Is classified by
Underwriters Laboratories of Canada.
JM supports NRCA Bulletin 09 in recommending that a cover board of
Fesco° Board or 65' (1.27 cm) Retro -fit" Board be installed over foam

Description
JM PVC is a flexible. thermoplastic membrane manufactured using
an ultraviolet- resistant polyvinyl chtoride and an Braley' KEE
(ketone ethylene ester) formulation. JM PVC membranes are
reinforced with a non - wicking polyester fabric. JM PVC membranes
provide excellent weathering characteristics, high tensile strength
and Tong -term flexibility. JM PVC membranes also have excellent
resistance to harsh chemicals and industrial pollutants.
Use
JM PVC membranes con be installed in new, reroof (tear -off) and
recover roof constructions. In recover construction, if the existing roof
is sound, the Johns Manville (JMI roof system can eliminate the cost
of disposing of the original roof. JM PVC membranes are installed
over approved cushioning layers or insulations, when required.
The membrane is secured to the roof deck utilizing either mechani-
cal fastening methods that have been tested for wind uplift in both
static end dynamic pressure vessels, or adhering the membrane to
an acceptable substrate. JM PVC membranes are thermoplastic;
therefore, when rolled out onto the roof substrate, they can be easily
welded into one homogenous sheet using hot sit welding proce-
dures. Since the JM PVC membrane utilizes a non - wicking reinforce-
ment, the application of an edge sealant is not required.

Special colors are available with extended lead times. Minimum

Applicable Standards
JM PVC membranes meet or exceed all of the requirements of ASTM D
4434, Type III. In addition, JM PVC mechanically fastened and adhered
roof systems are classified by UL (Underwriter's Laboratories, Inc.). ULC
(Underwriters Laboratories of Canada) and FM Global. JM membranes
meet the materiel requirements of the International Dulling Code.
Limitations
JM PVC membranes are mechanically fastened or adhered to the
structural roof deck according to FM Global requirements, published
standard fastening patterns or adhesives reeommendations. The
membranes should not some into direct contact with asphalt, coal tar
pitch or any petroleum -based product.

JM specifications require acceptable wood Hailers to be installed
according to FM Global current recommendations in Loss Prevention
Data Sheet 1-49 and current JM Detail Drawings. Insulation must
neatly fit around all the roof penetrations and projections.
Insulations used must be accepted by JM for use in the system to be
installed. Fastening of the insulation must be in strict accordance with
JM standard fastening requirements and/or any applicable code
requirements. whichever is most restrictive or required by the building
owner.

designed roof system. The actual use of
DensDeck Roof Guard os a roofing component
is the responsibility of the roofing system's

Conditions beyond the control of

Tukwila Building Division. Per the International Building Code, International Mechanical Code, Uniform
Plumbing Code and/or the National Electric Code, every permit issued by the Building Division under the
provisions of these codes shall expire by limitation and become null and void if the building or work authorized
by such permit has not begun within 180 days from the issuance date
