At the time of the visit miscellaneous pickup framing was being done. (See Photo 1) We were provided with a copy of the City of Tukwila Inspection Record dated 9/14/10. The following is our response to the numbered items which are structural in nature: 1. The footings we exposed for view and are satisfactory for the loads imposed by the addition. 3. The existing 2x8 SPF #2 roof joists are over - stressed for the proposed roof deck loading. Provide a new 6x10 DF #1 beam to reduce the span of the joists. (See the attached calculation sheets 1 -4, dated 10 /1 /10). Locate the beam 3' from the existing house wall - the joists will cantilever over the beam and there will be very little load on the existing house wall. Provide full bearing at each end of the 6x10 - (4) studs under the beam and one full height stud each side of the beam to lock it in place. Use a 1/2" scrap of plywood next to the stud to bring the beam width to a full 6" at the post. Add 2x furring as needed to provide the proper depth for insulation and venting. Attach the furring to the bottom of the 2x8 joists with Simpson LTP4 plates @ 32" o.c., alternate sides of joist (as discussed). 4. Based on the light loading of the structure, we have no objection to the anchor bolts being placed more than 6" from the end of a plate piece provided that there are a minimum of (2) anchor bolts in each piece of plate and that the anchor bolts are spaced no more than 4' on center and provided with plate washers. It is our understanding that the wall was partially grouted at the cells which are reinforced. 6. See the fix for item 3. Based on the negligible vertical load the following steps should be taken: a. Remove all the lag screws b. Remove all the original siding and put in a solid piece of lumber in the gap, drilling holes at the lag screw locations. c. Re- install the lag screws - confirm that they are at least 1/2" diameter spaced @ 24" o.c. maximum, at least 5" long. GENERAL COMMENTS: The comments described here are based on visual observations made during a brief walk - through. SPANTEX® SOLVENT is used for the cleaning of tools. ROLL -TEX ROLLER is a napless roller for applying Roll-Tex. Application The most important thing to remember when applying Spantex® is that the surface to be coated MUST BE ABSOLUTELY DRY! That means free of any moisture whatsoever, including dew or frost. All surfaces to be coated with Spantex® must be clean and free of other coatings. Spantex® is ready to use right from the can - there are no ingredients to add. Spantex® must be stirred thoroughly and continually throughout the application. To insure consistent color and texture, mix cans of Spantex® together as you go, especially your final coat. Spantex® should not be applied in hot, direct sunlight, but rather in declining temperatures such as in the late afternoon. This is especially important when coating concrete. Spantex® can be applied in very cold weather but be sure to allow additional drying time. For more detailed application instructions, see our sketch and read the label on the Spantex® can. Roll -Tex Method A. Fill 1/16" joints at least four times with Spantex® Fill-Tex. Also coat defects, nail or screw holes, flashing, cant strip and /or facia board. B. Insulation specified does not meet current energy codes. Floors shall have R -30, wall R -21, ceilings R -30 (if under 500 sq. ft. otherwise R -38) with a method for ventilation above the R -30 (or R -38) insulation. The ceiling joist shall be sized to provide sufficient space for the insulation and the 1 -inch required air gap between the top of the insulation and the underside of the deck sheathing. The method of ventilation shall pass continuously from one side to the opposite side. Provide clear details of how that will be accomplished. Be cautious specifying notching the top of joist to provide the ventilation since this would compromise the structural integrity of the joist. The code only allows notching of joist in specific locations. 5. The proposed framing indicates undersized joist for the spans and for the insulation requirements as indicated in #4. Revise framing plan to specify joist spacing as on center (OC) spacing, typically 16" OC. Specify joist hanger size. Provide side elevation details for the attachment of the deck ledger and floor ledger to the existing framing. Details shall specify method of flashing for the deck, type and application of the decking membrane. The elevation detail shall also identify the method of attaching the concrete foundation to the existing foundation. In addition the elevation details shall specify the method of attaching the mud sill to the new foundation, specifying bolts, washers, spacing and type • • of mud sill materials. Elevation shall specify foundation construction identifying the type and number of rebar for the foundation footing and walls. 6. The framing details shall specifically identify how the deck guardrail post shall attach to the exterior providing sufficient flashing methods to prevent the intrusion of moisture to the lower portion of the room's exterior framing and maintain the integrity of the deck membrane substrate. This is also relative to the methods of attachment for the stairway to the deck. Provide a detail to show the proposed method of attaching stairway members to the deck, protecting the integrity of the deck membrane. 7. Provide manufacturers spec sheets and installation specifications for the deck membrane. 8. The plan indicates installing a door to access the room below and the above deck. Creating new openings into a bearing exterior wall affects that structural portion of the building.
