All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the Building Department. Please address the following comments in an itemized format with revised plans, specifications and /or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. Additional details shall be needed to clarify the height of the floor. The plan shows stairs coming out on to the new floor from the kitchen. However if this floor is the same height of the existing house the stairs shall need to be shown as removed. In addition the steps going out the back to the patio are not consistent with this design. Please provide clarification for the steps out the back and show the landing extending beyond the bottom step to be no less than 36 inches by the minimum width of the door. Indicate the total rise of the steps to the landing. 2. Provide details to show the new floor framing tying in with the existing floor system. The detail shall specify how the joists are supported at each end as well as at the center of the floor. Typically existing garage floors have a slope. The supporting members for the new floor system will vary in height to make the new floor level. Provide more specific details to show how the new floor system is supported and anchored. Be specific how the new floor shall tie in with the exterior garage walls. Show wood protection for any wood against exterior concrete walls or wood specified as pressure treated. Specify all sizes of framing members and mechanical fasteners and /or joist hangers. 3. Identify the location of attic access and show attic access dimensions. 4. The new elevation cut plan detail "Typical Wall Section at Garage" on sheet A3 shows a concrete floor. Provide clarification if this is to be a new concrete floor or if this is just a typical detail. In addition there is a note for "Proposed Foundation Plan" with notes for a foundation. Please only provide that information that is relative to this project to eliminate any confusion as to what is existing construction vs. what is intended for new construction or line through that which is not applicable.
