start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
4: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
5: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.

Expiration of Plan Review — Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.
Building and Mechanical Permit
The Building Official may grant one or more extensions of time for additional periods not exceeding 90 days each. The extension shall be
requested in writing and justifiable cause demonstrated. Section 105.3.2 International Building Code (current edition).
Plumbing Permit
The Building Official may grant one extension of time for an additional period not exceeding 180 days. The extension shall be requested
in writing and justifiable cause demonstrated. Section 103.4.3 Uniform Plumbing Code (current edition).

All below exterior repairs and replacements are in kind with the existing.
1) There are about 140 panels (about 2.5' x 3.5' in size) in the balcony and walkway
system at the complex and about 20 -25 of them are cracked and delapitated and are
being replaced. Also about 20% of the pickets (2" x 3" x 42 ") are cracked and
delapitated and are being replace with.
2) There are about 60 columns and about 8 of them have dry -rot and are being repaired
and replaced. There are also about 100 beams that are connected to the above
columns to support the walkways and about 12 of them have dry -rot and are being
replaced. The structural engineering calculations for the repair of these beams and
columns are enclosed. The beams and columns will be repaired /replaced according to
accompanying drawings and the bottom of the columns that sit on the concrete
anchor bracket will be coated with 30 mils of wet flash PM 7000 waterproofing
membrane and placed on (where the column sits on the anchor bracket) two layers of
301b felt (building paper) to prevent the possibility of water intrusion at that location.
3) There are about 13,000 sqft of Gyp Sheathing and plywood under and above the
balconies and walkways and about 8 -10% of it is delapitated and is being replaced.
Also there is about 5,500 vinyl flooring on walkways and about 8 -10% of is being
replaced due to tears and rips. There are also some plywood rot under the flooring of
balconies and walkways which is being replaced at the same time. Also there are some
facia boards (150 -200 feet out of about 4,500 feet) that are cracked and delapitated
that are being replaced at the same time.

Fiber Reinforced Fill -Coat and Seam Treatment
Description
FR 7200 is a waterproof, single component, flexible,
reinforced fill -coat, seam and joint treatment for
waterproofing above grade wall assemblies.
FR 7200 is a high - modulus, Vapor permeable membrane
that bonds directly to damp substrates and cures under
wet conditions as part of a complete waterproofing
system.
Product contains no solvents or Isocyanates and meets
all existing VOC requirements.
Applications
FR 7200 is formulated as a component of a
comprehensive waterproofing system to be used at

Dear Permit Holder:
In reviewing our current records, the above noted permit has not received a final inspection by the City of
Tukwila Building Division. Per the International Building Code, International Mechanical Code, Uniform
Plumbing Code and /or the National Electric Code, every permit issued by the Building Division under the
provisions of these codes shall expire by limitation and become null and void if the building or work authorized
by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work
authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180
days. Your permit will expire on 04/16/2012.
Based on the above, you are hereby advised to:
1) Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final
inspection. Each inspection creates a new 180 day period, provided the inspection shows progress.

2) Submit a written request for permit extension to the Permit Center at least seven (7) days before it is
due to expire. Address your extension request to the Building Official and state your reason(s) for
the need to extend your permit.
The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is
determined that your extension request is granted, you will be notified by mail.
In the event you do not call for an inspection and/or receive an extension prior to 04/16/2012, your permit will
become null and void and any further work on the project will require a new permit and associated fees.

The Building Division has deemed the subject permit application incomplete. To assist the applicant in
expediting the Department plan review process, please forward the following comments.
(GENERAL NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(If applicable) Structural Drawings and structural calculations sheets shall be original signed wet
stamped, not copied.)
1. Provide additional architectural details that specify all deck cover materials top and bottom. Specify
the deck cover finish membrane and method of flashing at the exterior walls to prevent the intrusion
of moisture. Include specific details for the exterior deck band flashing and exterior trim. Specify the
method of flashing and sealing around the post connections at the exterior of the deck.
2. The deck shall have a method of ventilation specified. Continuous vent were identified in the field,
however some of the joist ran parallel with the vent. Specify a method of providing continuous
ventilation in the other joist bays. Notching was observed in the joist running parallel to the
continuous vents to provide air ventilation, however the method of notching is in question where the
code only allows notching in specific locations and depth of the framing members. Provide specific
recommendations and identify those areas where notching may occur and provide the code
requirements on the plan. Natural ventilation shall be provided on all exterior joist bays.
3. Drawings and other documents shall be signed by the person producing those documents.
Should there be questions concerning the above requirements, contact the Building Division at 206 -431-
3670. No further comments at this time.
