The Building Inspector raised two concerns that needed to be addressed by the engineer of record, Bruce S. MacVeigh, P.E., before approval of the floor framing. The issues were as follows: 1. The drawing Detail 3 on Sheet 7 calls for 3/4" gusset plates on both sides of the post to beam connection. Contractor installed one 2" x 4" x 16" instead. 2. The Shearwall Gridline C, at the front entry area has a shear value exceeding 350 pound per lineal foot, which normally requires a 3" x 6" or (2) 2" x 6" bottom plate and sill plate. These concerns where discussed with the engineer of record, Bruce S. MacVeigh, P.E.. He has made the following observations and comments: 1. The use of the 2" x 4" is acceptable in lieu of the plywood, but would ask for an additional 2" x 4" be placed on the opposite side of the post to beam connection. 2. The use of the 2" x 6" mudsill will be acceptable in this particular application. The sill plate is usually ignored for overturning because the hold -down straps prevent p //- 334 San Stevens Framing Corrections page 2. the panel from moving. 3. The 3" x 6" bottom plate is typically used because of the need for plywood edge nailing of two rows of nails. The plywood is installed where the edge is centered on the bottom plate when wall constructed on the ground. When the wall is erected the filler panel connecting the wall to the floor framing is added. This creates the need for the two rows of shear panel nailing and the 3" x 6" bottom plate or (2) 2" x 6 ". 4. The connection of the floor diaphragm to the mudsill doesn't require any double rows of nailing at the plywood edge. Conclusions: 1. Add 2" x 4" x 16" to opposite side of post to be beam connection. 2. It will be required to have the plywood panel extend down to the mudsill on the Gridline "C" with no horizontal break. The 3" on- center nailing using 8d nails to be applied at the mudsill and the bottom plate of the shear -panel wall. 3. No 3" x 6" mudsill to be required at Gridline "C ". This engineering report summarizes the engineering calculations and assumptions made to develop the print information. Contractor must review engineering assumptions for validity. Engineering assumptions are listed below. If these conditions are not present at the site these calculations are void. Bruce S. MacVeigh, P.E. must be contacted immediately at 206.242.7665 INTRODUCTION: This engineering report summarizes the results of the lateral and gravity load engineering services for the proposed structure. SCOPE OF WORK: The Scope of Work is to provide engineering analysis and design to resist lateral and gravity loads in accordance with the 2009 IBC . Our services extend from the mudsill up to the roof. Foundations are engineered to support the structure on a flat surface with a minimum 1500 psf soil bearing. Special foundations for lots not level or with poor soil bearing are not provided unless noted otherwise. The enclosed documents are to be used in conjunction with the house plans referenced on the cover. It is essential that the contractor study the engineering requirements and required changes to the architectural plan prior to start of work. Changes may include additional foundations or footings, beam size changes, siding changes etc. CODE CRITERIA: Building Codes Seismic Zone Period T (sec) Response Mod Factor Soil Profile 2009 IBC Code D1 0.175 6.5 D Seismic Source Type D Spectral Response Acceleration Sl: 0.480 g, Ss: 1.400 g Reliability Factor Rho Wind Zone Kzt Factor SOILS CRITERIA Soils Consultant Soils Report # Bearing Pressure Req'd Bearing Depth MATERIALS CRITERIA 1.0 85 mph, 3 second gust, Exposure B 1.00 None None 1500 psf uno 12" Frost Level Concrete (28 day strength) Foundations and Slab Fc= 2500psi Structural Slab Fc= 2500psi Walls Fc= 2500psi Reinforcing Steel PLYWOOD APA RATED ASTM A -615 Grade 60 Roof: 1/2" cdx or 7/16" osb PI = 24/0 Floor: 3/4" T &G cdx or osb PI = 48/24 LOADING CRITERIA FOR ROOF AND /OR CEILING ITEM MATERIAL LOAD PSF Roofing Asphalt Shingles 3.0 Sheathing or Decking 7/16 CDX 1.5 Insulation R38 3.0 Framing Truss 2.1 Ceiling 5/8 GWB 2.8 Miscellaneous 2.0 Total dead load 12.4 psf LIVE LOADS: Snow — 25 PSF (Non reducible) Ceiling Only —10 PSF Increase in Fb and Fv of 15% allowed for duration of load when noted.
