PERMIT CONDITIONS:
1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
4: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
5: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila
Building Department (206- 431 - 3670).
6: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building

7: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
8: ** *PUBLIC WORKS DEPARTMENT CONDITIONS * **
9: The applicant shall cal Public Works at (206)433 -0179 t90 schedule a mandatory Public Works pre - construction meeting.
The applicant must notify the City Project Inspector at (206)433 -0179 upon commencement and completion of work at least
24 hours in advance. All inspection requests for utility work must also be made 24 hours in advance.
10: Contractor shall notify Public Works Project Inspector at (206)433 -0179 of commencement and completion of work at least
24 hours in advance.
11: Work affecting traffic flows shall be closely coordinated with the City Project Inspector.
12: Permit is valid between the weekday hours of 7:00 a.m. and 3:30 p.m. only.
13: Flagging, signing and coning shall be in accordance with MUTCD for Traffic Control. Contractor shall provide certified
flagmen for traffic control. Sweep or otherwise clean streets to the satisfaction of Public Works each night around
hauling route (No flushing allowed). Notify City Inspector before 12:00 Noon on Friday preceding any weekend work.
14: Any material spilled onto any street shall be cleaned up immediately.
15: Contractor performing work inside the City Right -of - Way shall have a valid Business License with the City of Tukwila.
16: Temporary erosion control measures shall be implemented as the first order of business to prevent sedimentation
off-site or into existing drainage facilities.
17: From October 1 through April 30, cover any slopes and stockpiles that are 3H: IV or steeper and have a vertical rise of
10 feet or more and will be unworked for greater than 12 hours. During this time period, cover or mulch other disturbed
areas, if they will be unworked more than 2 days. Covered material must be stockpiled on site at the beginning of this
period. Inspect and maintain this stabilization weekly and immediately before, during and following storms.
18: From May 1 through September 30, inspect and maintain temporary erosion prevention and sediment at least monthly. All
disturbed areas of the site shall be permanently stabilized prior to final construction approval.
19: The site shall have permanent erosion control measures in place as soon as possible after final grading has been
completed and prior to the Final Inspection.
20: Any septic tanks in the area shall be pumped empty and removed or filled with sand. A copy of the documentation from
the business that performed the pumping shall be provided to the City Utilities Inspector.
21: Water service line shall be plugged at the main.
22: Prior to final permit sign -off applicant shall pay pavement mitigation fee, which shall be assessed by Public Works
staff
based on the area of disturbed road pavement. There is 10 -7 years left on the pavement.

1. The existing septic tank location has been added to the site plan as requested.
Prior to site demolition the septic tank will be pumped out and cleaned by a
licensed septic service company. Once cleaned holes will be punched in the
bottom of the tank to allow drainage and the tank will be filled with compacted
gravel. The concrete lid will be disposed of with other onsite concrete debris.
Glacier will then complete Wastewater Tank Abandonment Report and send it to
Community Environmental Health along with the pump certification.
2. Burlington Northern Railway (BNSF) request that the existing water service line
and meter box remain in place for future use. Please see attached letter from
BNSF.
3. Given the short duration of this project (estimated 2 days) and the relative level
uniformity of the site, minimal site controls should be efficient to ensure sediment
and erosion control during demolition activities. Prior to onsite activities filter
socks will be placed in all drainage catch basins within 150 feet down gradient of
the project site. Demolition work will be scheduled when rain is not forecasted
however; straw wattles will be used to filter any run off in the event an
unforeseen storm event. Trucks entering and leaving the site will be kept on
clean pavement when possible and swept clean of loose soil before leaving site
and any track out that may result will be cleaned up immediately. Traffic control
and pavement restoration will not be required.

BNSF Railway is planning to demolish the buildings on our property at 12234
51st Place South in Tukwila, WA. I understand that the City has already removed
the water meter serving this property. And if it is possible, we would like to cap
the existing water line at the same location where the meter used to be, since we
plan to construct a building at this lot in the near future and will definitely need to
reconnect to the City water line at this same location.
With this option we would not have to trench /excavate and repave the City street
in order to cap or to reconnect to the water main again. Furthermore, there will
not be any interruption to the public traffic and damages to the City street
structures.
As information, Glacier Environmental Services (Project manager Phil Stellflug,
tel. 206- 793 -3712) will be performing the building demolition and site clean up on
this project, and they have submitted the building demolition permit application (1) � W
for this property.

This letter is to inform you of corrections that must be addressed before your development permit can be
approved. All correction requests from each department must be addressed at the same time and
reflected on your drawings. I have enclosed comments from the Public Works Department. At this time
the Building, Fire and Planning Departments have no comments.
Public Works Department: Joanna Spencer at 206 431 -2440 if you have questions
regarding the attached comments.
Please address the attached comments in an itemized format with applicable revised plans,
specifications, and /or other documentation. The City requires that four (4) sets of revised plans,
specifications and /or other documentation be resubmitted with the appropriate revision block.
In order to better expedite your resubmittal, a `Revision Submittal Sheet' must accompany every
resubmittal. I have enclosed one for your convenience. Corrections /revisions must be made in person
and will not be accepted through the mail or by a messenger service.

PLAN REVIEWER: Contact Joanna Spencer (206) 431 -2440 if you have any questions regarding the
following comments.
1) Per my December 19, 2011conversation with your contractor please submit revised plans showing
water service capping at the main and not at the property line. Submit a traffic control plan.
Please note that any roadway pavement disturbance will be subject to a pavement mitigation fee.
Any road pavement disturbance shall be subject to pavement mitigation fee, which will be
determined by PW staff prior to final permit sign -off.
2) Please adjust construction cost estimate to include water service capping at the main.
3) Contractor performing work inside the City Right of Way shall have a valid business license with
City of Tukwila and shall submit an insurance certificate naming Tukwila as additional insured.
4) Bond or cash /check deposit in lieu of a bond in the amount of 150% value of work in the Right of
Way shall be submitted.
5) Applicant shall execute the attached Hold Harmless Agreement. Notarized signature required.

1) You demolition application submittal shall include utility lines capping. Property is on septic.
Please show on plan location of the septic tank. You can contact King County Environmental
Health, Monday — Thursday only at (206)296 -4937 to obtain septic system location/info.
2) Water service line shall be capped at the water main in the street. WM was removed already.
3) Since Public Works Construction Type C permit has a progressive fee based on construction cost
associated with demo work, please submit construction cost estimate for temporary and permanent
erosion/sediment control, septic abandonment, water capping, traffic control and pavement
restoration. Enter the construction cost amount on page 1 of Bulletin A -2.

The Permittee shall indemnify, defend and hold harmless the City, its officers,
agents and employees, from and against any and all claims, losses or liability,
including attorney's fees, arising from injury or death to persons or damage to
property occasioned by any act, omission or failure of the Permittee, its officers,
agents and employees, in using the City's right -of -way under this permit. This
indemnification and hold harmless shall not apply to any damage resulting from
the sole negligence of the City, its agents and employees. To the extent any of
the damages referenced by this paragraph were caused by or resulted from the
concurrent negligence of the City, its agents or employees, this obligation to
indemnify, defend and hold harmless is valid and enforceable only to the extent of
the negligence of the Permittee, its officers, agents, and employees. Further, the
right -of -way permit herein is wholly of a temporary nature and it vests no
permanent right to use whatsoever to the Permittee.
