RE: Damage Assessment Due to Fire at the Tarantola Residence, Located at 15120 42nd Avenue South,
Tukwila, WA 98188; Alliance File Na W1960; BCIE Job No. 06227bc
Dear Mr. Ells:
As per your request of November 7, 2006, BC Investigative Engineers (BCIE) conducted a site investigation
on Thursday, November 9, 2006, at the address shown above. The site visit was coordinated in advance with
your office and conducted by Jesse L. Binford, PE, Principal with BCIE.
The following report contains BCIE's findings and recommended repairs regarding damage assessment due
to a fire at the Tarantola residence located at the address above. A repair plan and details are also included
with this report.
GENERAL:
The Tarantola dwelling (residence) is a two -story conventionally framed timber structure. For the purpose of
this report, the generally square structure is oriented east to west with the main entry on the west side,
fronting South 44th Street.
King County Assessor records indicate the residence, built on parcel number 004200036103, was a three -
bedroom, two- and -a -half bath, 1,810 square foot (sf) single - family residence constructed in 1997. The two -
story single - family residence has an approximate 440sf attached garage on the northwest corner and a 430sf
deck along the east side of the residence. There is approximately 830sf on the upper floor, which contains
two bedrooms, two bathrooms and the master bedroom.
FINDINGS:

1. BCIE found the origin of the fire to be in the northwest corner of the master bedroom. Located in the
northwest corner of the master bedroom is an approximate 4' wide by 1' -2" deep pop -out with a dormer
roof. The damage to the roof framing was isolated to the dormer area.
2. The pre - engineered (PE) girder truss for the dormer sustained damage to the bottom chord. One PE
vaulted truss to the south of the PE girder truss had rafter tail damage. The first vaulted truss 2' to the
north of the girder truss' south end had a small portion of the bottom chords damaged by the fire.
BCIE did not observe any damage to the double top plates of the dormer wall framing. This should be
verified by the contractor prior to repairs.

r 3. Additional damage to the upper floor living areas was cosmetic only. Significant smoke and heat damage
occurred in the master bedroom and bathroom, along with significant smoke damage to the other two
bedrooms, office and bathroom.

RECOMMENDED REPAIRS:
1. BCIE recommends that e PE girder truss and the two PE vaulted trusses be repaired in place. The

existing trusses supported by the dormer's PE girder truss should be temporarily shored during removal
of the bottom chord for the girder truss and the bottom chord shall be replaced by a nominal 2 "x4"
Douglas fir member. OSB gusset plates shall be used to join the bottom chord with the truss top chords
No and mid -span vertical tie.
2. The damaged truss to the south of the PE girder truss shall be repaired by sistering a new nominal 2 "x4"
V" Douglas fir member to the existing top chord. The second damaged truss L chord shall be
repaired by sistering a nominal 2 "x4" Douglas fir member to each side. It is also recommended that the
two face -mount hangars for the PE trusses supported by the dormer's PE girder truss be removed and
wr replaced, per the enclosed repair details.
3. BCIE also recommends all interior finishes in the master bedroom, master bath, hallway, bedrooms and
secondary bathroom be removed and replaced. The contractor, Alliance Restoration, shall be
r responsible for scope of work regarding smoke damage restoration. The damaged exterior finish for the
dormer pop -out shall be removed and replaced to match the existing condition.
6 CODE COMPLIANCE,
The repair plan and details enclosed with this report conform to the 2003 International Building Code (IBC)
as amended and adopted by the State of Washington and City of Tukwila. The enclosed repair plan and
details provide direction for the contractor's repair of the residence's damaged roof framing only. No
direction or details are required for the isolated exterior finish damage noted in this report.
