Walter, husband and wife, as owners of the following described servient estate, herein- after referred to as the "Grantors" and Gary Feuerbom and Cindy Feuerbom, husband and wife, as owners of the following described dominant estate, herein -after referred to as the "Grantees ". WHEREAS, the servient estate hereto is described as follows: The east 1.00 acre of that portion of the north half of the north half of the north half of the northeast quarter of the southeast quarter of Section 22, Township 23 North, Range 4 East, W.M., in King County, Washington, lying west of the west line of the east 30.00 feet of said subdivision; EXCEPT the east 10.00 feet thereof; AND EXCEPT that portion thereof lying southerly of the south line of the north 30.00 feet thereof and within the east 175 feet of said subdivision. AND WHEREAS, the dominant estate hereto is described as follows: The east 130 feet of Lots 12 and 13, Block 4, Second Addition to Adams' Home Tracts, according to the plat thereof recorded in Volume 12 of Plats, page 90, in King County, Washington. AND WHEREAS, the Grantees require an easement across Grantors' property for the purposes of ingress and egress. The Grantors shall not restrict the easement area in any manner which interferes, injures or limits Grantees' right to normal ingress and egress activity within the easement area. AND WHEREAS, The dominant estate hereto may be subdivided into a maximum of three residential lots which benefit from the use of the easement. AND WHEREAS, Culverts and/or other approved drainage facilities that may be necessary within the easement shall be installed to City of Tukwila standards. AND WHEREAS, The Grantee shall be responsible for damage caused by the initial construction of the improvements within the easement. AND WHEREAS, The grants and conveyances made by the Grantors and Grantees herein are made by and for the benefit of the respective parties, their heirs, executors, administrators, agents, successors and assigns. This easement shall be a covenant running with the land and shall be binding on all subsequent heirs, executors, administrators and assigns. NOW THEREFORE, in consideration of the premises and other valuable consideration, receipt of which is hereby acknowledged, the Grantors hereby grant and convey a perpetual non - exclusive easement for ingress and egress purposes, over, under, across and upon that portion of the Grantors' real property at a location more particularly described as follows: The west 130 feet of the east 170 feet of the north 30 feet of the southeast quarter of Section 22, Township 23 North, Range 4 East, W.M., in King County, Washington.
