PERMIT CONDITIONS

1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: Manufacturers installation instructions shall be available on the job site at the time of inspection.
7: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
8: Except for direct -vent appliances that obtain all combustion air directly from the outdoors; fuel -fired appliances
shall not be located in, or obtain combustion air from, any of the following rooms or spaces: Sleeping rooms,
bathrooms, toilet rooms, storage closets, surgical rooms.
9: Equipment and appliances having an ignition source and located in hazardous locations and public garages, PRIVATE
GARAGES, repair garages, automotive motor -fuel dispensing facilities and parking garages shall be elevated such that
the source of ignition is not less than 18 inches above the floor surface on which the equipment or appliance rests.
10: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion. Strapping shall
be at points within the upper one -third and lower one -third of the water heater's vertical dimension. A minimum
distance of 4- inches shall be maintained above the controls with the strapping.
11: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila
Building Department (206- 431 - 3670).
12: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206- 431 - 3670).
13: Prior to final inspection for this building permit, a copy of the roof membrane manufacturer's warranty certificate
shall be provided to the building inspector.
14: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.

Value of Construction — In all cases, a value of construction amount should be entered by the applicant. This figure will be reviewed and is subject
to possible revision by the Permit Center to comply with current fee schedules.
Expiration of Plan Review — Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.
Building and Mechanical Permit

Dear Mr. Wu,
This letter is in response to your written request for an extension to Permit Numbers D11-026,
D11-027, M11-017, and M11-018. The Building Official has reviewed your letter and
considered your request to extend the above referenced permits after their expiration on
September 9, 2011. Typically once permits have expired, they are null and void. Due to the
extenuating circumstances, the Building Official has determined that the City of Tukwila
Building Division will be extending your permits an additional 180 days from the date of
expiration, through March 8, 2012.
Please note that this exception will not be made again. The contact individual on the permits has
been updated to your contact information. At least one month in advance you will be sent a letter
notifying you that the expiration date is near. At that point you must schedule and have an
inspection or request an extension prior to expiration. No requests will be considered after that
time.
Attached is an accounting of the requested and completed inspections for this project. There
were some inspections completed on previously expired permits from 2008. As you can see,
there are more than just final inspections to obtain. I am also providing this to our inspectors to
facilitate the inspection process.

Dear Bob,
I am writing after my permits have expired asking for leniency. I did not receive the expiration notice
letters, they were sent to Dick Causey and he did not give the information to me.
Right now I am very close to being done. There were delays with Seattle City Light, but now they are
coming tomorrow to install the power. The final step is the water meter which they will not install until I
have valid permits. When I got the call from them is when I learned the permits are expired.
Please extend the permits so that I can call for a final on both houses — most likely in the next couple
weeks.

Dear Permit Holder:
In reviewing our current records, the above noted permit has not received a final inspection by the City of
Tukwila Building Division. Per the International Building Code, International Mechanical Code, Uniform
Plumbing Code and/or the National Electric Code, every permit issued by the Building Division under the
provisions of these codes shall expire by limitation and become null and void if the building or work authorized
by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work
authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180
days. Your permit will expire on 09/04/2011.
Based on the above, you are hereby advised to:
1) Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final
inspection. Each inspection creates a new 180 day period, , provided the inspection shows progress.

2) Submit a written request for permit extension to the Permit Center at least seven (7) days before it is
due to expire. Address your extension request to the Building Official and state your reason(s) for
the need to extend your permit.
The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is
determined that your extension request is granted, you will be notified by mail.
In the event you do not call for an inspection and/or receive an extension prior to 09/04/2011, your permit will
become null and void and any further work on the project will require a new permit and associated fees.
