1: ** *PLUMBING AND GAS PIPING * **
2: No changes shall be made to applicable plans and specifications unless prior approval is obtained from the Tukwila
Building Division.
3: All permits, inspection records and applicable plans shall be maintained at the job and available to the plumbing
inspector.
4: All plumbing and gas piping systems shall be installed in compliance with the Uniform Plumbing Code and the Fuel Gas
Code.
5: No portion of any plumbing system or gas piping shall be concealed until inspected and approved.
6: All plumbing and gas piping systems shall be tested and approved as required by the Plumbing Code and Fuel Gas Code.
Tests shall be conducted in the presence of the Plumbing Inspector. It shall be the duty of the holder of the permit to
make sure that the work will stand the test prescribed before giving notification that the work is ready for inspection.
7: No water, soil, or waste pipe shall be installed or permitted outside of a building or in an exterior wall unless,
adequate provision is made to protect such pipe from freezing. All hot and cold water pipes installed outside the
conditioned space shall be insulated to minimum R -3.
8: Plastic and copper piping running through framing members to within one (1) inch of the exposed framing shall be
protected by steel nail plates not less than 18 guage.
9: Piping through concrete or masonry walls shall not be subject to any load from building construction. No plumbing
piping shall be directly embedded in concrete or masonry.
10: All pipes penetrating floor /ceiling assemblies and fire- resistance rated walls or partitions shall be protected in
accordance with the requirements of the building code.
11: Piping in the ground shall be laid on a firm bed for its entire length. Trenches shall be backfilled in thin layers to
twelve inches above the top of the piping with clean earth, which shall not contain stones, boulders, cinderfill,
frozen earth, or construction debris.
12: All new plumbing fixtures installed in new construction and all remodeling involving replacement of plumbing fixtures
and fittings in all residential, hotel, motel, school, industrial, commercial use or other occupancies that use
significant quantities of water shall comply with Washington States Water Efficiency and Conservation Standards in
accordance with RCW 19.27.170 and the 2006 Uniform Plumbing Code Section 402 of Washington State Amendments.
13: The issuance of a permit or approval of plans and specifications shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the Plumbing Code or Fuel Gas Code or any other ordinance of the
jurisdiction.

15: The grease traps shall be installed per manufacturer's specifications.
16: These conditions shall be posted in the kitchen area on a 11" x 17" laminated sign in large text
1. Employees are not to discharge fats, oil and grease into the sinks and floor drains.
2. Do not dispose of food or similar materials into the sinks.
3. Do not exceed 140 degree F water temperature in sinks with grease traps.
4. Before washing hood filter, wipe with paper towels.
5. No washing outside.
6. No grease cutters in sinks and drains.
7. Dry wipe or scrape food from plates, trays, utensils and cookware into the trash before placing in sink.
8. Maintain grease traps on a regular frequency to prevent the build of grease.
9. Dump yellow grease (cooking oil) into a covered container for recycling.
10. Provide proof that the third party contractor is pumping grease trap on a regular frequency.
17: The restaurant owner shall follow attached GREASE TRAP MAINTENANCE PROGRAM dated May 9, 2011.

Value of Construction – In all cases, a value of construction amount should be entered by the applicant. This figure will be reviewed and is subject
to possible revision by the Permit Center to comply with current fee schedules.
Expiration of Plan Review – Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.
The Building Official may grant one extension of time for an additional period not to exceed 180 days. The extension shall be requested in writing
and justifiable cause demonstrated. Section 103.4.3 International Plumbing Code (current edition).

Sizing
For Grease Interceptor sizing, please reference the Sizing Guide or the Plumbing &
Drainage Institute Standard PDI -G 101. Without a properly sized flow control, the flow
through the interceptor may exceed the rating of the unit, causing lower efficiencies
and allowing grease to pass through the interceptor into the downstream piping. Be
careful that you do not confuse liquid capacity and flow capacity. Liquid capacity is
rated in litres or gallons while flow capacity is rated in gpm (gallons per minute) or L/
sec (litres per second).
If sizing indicates that a larger Grease Interceptor is required, you maybe able to
compromise to a smaller unit by adopting to a 2 minute drain down time in your
sizing calculation. Although the smaller unit will be less expensive, the grease
capacity of a smaller unit will dictate the cleaning frequency required.

Determine flow rate and drainage period.
In general, good practice dictates a one minute drainage pe-
riod; however, where conditions permit, a two minute drainage
period is acceptable. Drainage period is defined as the actual
time required to completely drain the fixture.
Flow rate = Actual Drainage Load
Calculate flow rate for one minute drainage period:
18.7 / 1 = 18.7 g.p.m. flow rate

Sampling Access Venting
Some municipalities require a sampling port to monitor effluent quality. If
the unit is on the floor, or semi - recessed into the floor, a cleanout tee can
be installed downstream of the Grease Interceptor. If the unit is installed in
the floor, a backwater with its flapper removed, makes an effective collection
port. Like the FCD the backwater valve can be extended to finish floor level
using a sleeve kit.
Grease Interceptors must have a vented waste, sized in accordance
with local code requirements for venting interceptors to retain a
water seal and prevent siphoning. Most codes dictate that two
vents be installed, one upstream and one downstream of the
grease interceptor.The upstream vent must not be placed between
the air intake and the grease interceptor.

The Building Division conducted a plan review on the subject permit application. Please address the
following comments in an itemized format with revised plans, specifications and /or other applicable
documentation.
(GENERAL NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(If applicable) Structural Drawings and structural calculations sheets shall be original signed wet
stamped, not copied.)
1. The range wok needs to drain to a floor sink per the manufacturer's instructions. This should
include a minimum 1 inch air gap, or preferably an air gap equivalent to the drain diameter of the
range wok.
2. The outlet of the grease trap associated with the range wok needs to connect directly to the
sanitary sewer and not indirectly through a floor sink.
3. The food prep sink is not shown in the grease trap details. It will need to drain indirectly to a
floor sink with an air gap and that floor sink will need to drain into a grease trap. This fixture
was not shown in the grease trap sizing calculation.
4. If feasible, the mop sink should drain to a grease trap.
5. Please provide a complete isometric line drawing of the entire plumbing system and connection
points to existing plumbing.

The Building Division conducted a plan review on the subject permit application. Please address the
following comments in an itemized format with revised plans, specifications and/or other applicable
documentation.
(GENERAL NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(If applicable) Structural Drawings and structural calculations sheets shall be original signed wet
stamped, not copied.)
1. Provide manufactures specifications for the Wok to show how it shall connect to the grease
inceptor. The installation shall be a listed and approved assembly by the manufacture. Specify
how the wok is to be maintained and cleaned. Specify a schedule for leaning the grease
interceptor.
Should there be questions conceming the above requirements, contact the Building Division at 206 -
431 -3670. No further comments at this time.

GREASE TRAP MAINTENANCE PROGRAM MAY 9, 20111
PURPOSE:
The intent of this program is to provide maintenance guidelines for food -use businesses
utilizing a grease trap in place of a grease interceptor so as to minimize health, safety
and environmental concerns.
POLICY:
All businesses utilizing a grease trap in place of a grease interceptor will be required to
contract the services with a grease waste contractor. Each business will have their
grease trap maintained (as per the details below) a minimum of every month. Proof of
service should be kept on -site as well as copies to the City (directly from the contractor).
There shall also be placed on -site a grease trap maintenance log which the contractor
will complete upon each monthly service.
PROCEDURE:
Below is the procedure for grease trap cleaning and recycling to be provided by a
required vendor (see sample proposal attached):
1. Removal of all waste from grease traps.
2. Contractor will utilize a portable pumping system when necessary.
3. The grease traps will be backfilled after cleaning to insure proper draining.
4. Contractor will not use any biodegradable or chemicals that might temporarily break
up grease but lead to re- coagulating later on.
5. An inspection and service report will be left at each location.
6. Customers will be required to provide a regular cleaning schedule.
7. All customers will be contacted prior to each service.
8. City of Tukwila will be included with a copy of the services by email or fax.
