Pursuant to our conversation today, your request to demolish the existing structures prior
to recordation of the referenced lot combination and therefore, also prior to the issuance
of pending building permit is logistically time sensitive. As I mentioned, the property
includes a single family home that is presently being occupied. For financial purposes,
we cannot vacate the house until the permits are ready to issue (subject to the demolition
permit approval). This, together with the current market conditions, makes the timing on
the demolition uncertain. Therefore, I am writing to confirm that the process will work
as follows: as soon as the building permits are ready for issuance and we receive project
funding, I will pull a demolition permit, demolish the structures, we can record the lot
combination and then at that time, we can pull building permits. Please confirm that this
meets with your needs and requirements.

The City of Tukwila has completed a review of your application for a Lot Consolidation,
to consolidate five lots into one, File #L08 -035). Prior to final approval, we will need the
items listed below; to include revised plans according to the enclosed redlines.
1) "Before" existing legal descriptions are shown, but the new, "after" legal
description for the consolidated parcel must be included. Please include the legal
description that will apply to the property as a result of this lot consolidation.
2) Provide survey site map, using Autocad template available from the City of
Tukwila. (See sample survey map and BLA/Lot Consolidation information
handout — enclosed). By request, the template can be sent as an email attachment.
3) Please provide the area of each lot, before and after the proposed consolidation.
4) Provide the location, purpose and legal description of any new or extended
easements or dedications.
5) Any existing structures must be demolished prior to recording the lot
consolidation, including those on Parcels B and D. Please obtain demolition
permits from the building department, and remove structures from plans
according to the enclosed redlines.
6) Fire hydrants are required to be placed every 300 feet along public streets, and
existing hydrants must be maintained. This language must be stated on the face of
the recorded survey. Please identify the location of all existing and proposed fire
hydrants.

CONSOLIDATION
INFORMATION
A Boundary Line Adjustment is the realignment of property lines between adjacent parcels. Additional
legal Iots may not be created. A Lot Consolidation is the elimination of property lines and the
consolidation of two or more lots into fewer lots.
REQUIREMENTS: All amended lots must meet minimum lot sizes and otherwise satisfy the review
criteria. The current standards apply even if the original lots did not conform. No amended lots may
create a nonconformity or increase the level of non- conformity with any current regulations.
PROCEDURE: The process for both a Boundary Line Adjustment and for a Lot Consolidation
consists of three steps: preliminary approval, final approval and recording. Within 28 days of receiving
your application, City staff will determine if it is complete based on the attached "Complete Application
Checklist ". If not, you will be mailed a letter outlining what additional information is needed. If you do
not submit requested materials within 90 days from the City's request for additional information the City may
cancel your application.
PRELIMINARY APPROVAL: .Once the application is complete it will be reviewed by the Short
Subdivision Committee, made up of representatives of the Fire, Public Works and Community
Development Departments. The Committee will issue a decision to approve, modify or deny the
application based on the review criteria in Chapter 17.08 of the Tukwila Municipal Code.
FINAL APPROVAL: After the preliminary approval conditions have been met, an application for final
approval shall be submitted to DCD for final review. A complete final application shall consist of the
documents required for recording including:
l.. Final recording documents in a recordable format, including:
a. Before and after legal descriptions of the affected lots,
b. Affidavit of Ownership signed and notarized by all owners
c. All easements and maintenance agreements
2. Any required bonds or other financial guarantees,
3. Other documentation necessary to demonstrate the conditions of the approval have been
met.
Upon receiving approval from the City, the applicant will be responsible for picking up the documents
from DCD and recording them with King County Recorders Office. A copy of the recorded documents
must be returned to DCD to finalize the approval process. The adjustment shall not be deemed final
until the City receives these documents.
