1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431 - 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: When special inspection is required, either the owner or the registered design professional in responsible charge,
shall employ a special inspection agency and notify the Building Official of the appointment prior to the first
building inspection. The special inspector shall furnish inspection reports to the Building Official in a timely manner.
6: A final report documenting required special inspections and correction of any discrepancies noted in the inspections
shall be submitted to the Building Official. The final inspection report shall be prepared by the approved special
inspection agency and shall be submitted to the Building Official prior to and as a condition of final inspection
approval.
7: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
8: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
9: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
10: Manufacturers installation instructions shall be available on the job site at the time of inspection.
11: Insulating materials, where exposed as installed in buildings of any type of construction, shall have a flame spread
index of not more than 25 and a smoke development index of not more than 450. Where facings are installed in concealed
spaces in buildings of Type III, IV, or V construction, the flame spread and smoke - developed limitations do not apply
to facings, that are installed behind and in substantial contact with the unexposed surface of the ceiling, wall or
floor finish.
12: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Cityof Tukwila
Permit Center.
13: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206- 431 - 3670).

14: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
15: ** *FIRE DEPARTMENT CONDMONS * **
16: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
17: A Type 1 hood shall be installed at or above all commercial cooking appliances and domestic cooking appliances used for
commercial purposes that produce grease vapors. Each required commercial kitchen exhaust hood and duct system required
by section 610 of the International Fire Code to have a Type 1 hood shall be protected with an approved automatic
fire - extinguishing system installed in accordance with this code. (IFC 610.2, IFC 904.2.1 and IFC 904.11) Automatic
fire - extinguishing systems shall comply with UL 300 or other equivalent standards and shall be installed in accordance
with the requirements of the listing. (NFPA 96, 10.2.3)
18: Type I hood systems shall be designed and installed to automatically activate the exhaust fan whenever cooking
operations occur. The activation of the exhaust fan shall occur through an interlock with the cooking appliances, by
means of heat sensors or by means of other approved methods. (IMC 507.2.1.1)
19: All new automatic fire - extinguishing systems and all modifications to existing automatic fire - extinguishing systems
shall have fire department review and approval of drawings prior to installation or modification.
20: Local U.L. central station supervision is required. (City Ordinance #2051)
21: Portable fire extinguishers shall be provided within a 30 -foot (9144 mm) travel distance of commercial -type cooking
equipment. Cooking equipment involving vegetable or animal oils and fats shall be protected by a Class K rated portable
extinguisher. (IFC 904.11.5)
22: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied. Hangers or
brackets shall be securely anchored to the mounting surface in accordance with the manufacturer's installation
instructions. Portable fire extinguishers having a gross weight not exceeding 40 pounds (18 kg) shall be installed so
that its top is not more than 5 feet (1524 mm) above the floor. Hand -held portable fire extinguishers having a gross
weight exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 3.5 feet (1067 mm) above the
floor. The clearance between the floor and the bottom of the installed hand -held extinguishers shall not be less than 4
inches (102 mm). (IFC 906.7 and IFC 906.9)
23: Fire extinguishers shall not be obstructed or obscured from view. In rooms or areas in which visual obstruction cannot
be completely avoided, means shall be provided to indicate the locations of the extinguishers. (IFC 906.6)
24: H.V.A.C. units rated at greater than 2,000 cfm require auto - shutdown devices. These devices shall be separately zoned
in the alarm panel and local U.L. central station supervision is required. (City Ordinance #2051)
25: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be
equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the power source of the
air- moving equipment upon detection of smoke in the main return -air duct served by such equipment. Smoke detectors
shall be labeled by an approved agency for air -duct installation and shall be installed in accordance with the
manufacturer's installation instructions. (IMC 606.1, 606.2.1)
26: Remote indicator lights are required on all above ceiling smoke detectors. (City Ordinance #2051)
27: Duct smoke detectors shall be capable of being reset from a single point near the alarm panel. (City Ordinance #2051)
28: Duct detectors shall send a supervisory signal only upon activation. (City Ordinance #2051)

Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC

expediting the Department plan review process, please forward the following comments.

PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped,
not copied.)
1. Provide plans for the mechanical hoods and HVAC that are signed and stamped by a Washington State
registered design professional. Include manufactures installation specifications that include the weight of
all mechanical equipment located on the roof. Plans shall include engineer's analysis packet of the roof
system to show details for additional roof members, if needed, verifying the roof system is sufficient to
support combined loads of all mechanical equipment.
2. Provide a roof plan that shows locations with dimensions of all mechanical equipment on the roof,
existing and new, that shows all clearance for exhaust and intake air and show dimensions for mechanical
equipment located within close vicinity of the roofs edge.
3. Provide specific details of all roof penetrations relative to this building.

TYPE I Grease hood ducts shall be special inspected •
by a third party special inspection agency. Inspections
shall comply with 2006 IMC 506.3.3.1 Grease Duct.
Test, as required by Washington State Amendments.
A final report documenting required special inspections
and correction of any discrepancies noted in the
inspections shall be submitted to the Building Official.
The final inspection report shall be prepared by the
approved special • inspection agency and shall be
submitted to the Building Official prior to and as a
condition of final inspection approval.
