ORDINANCE NO 429
AN ORDINANCE REZONING CERTAIN PROPERTY WITHIN THE CITY OF
TUKWILA FROM R -1 TO R -4.
1. WHEREAS, the property described herein was recently
annexed to the City of Tukwila and pursuant to Ordinance No. 251,
as amended, was classified R -1, single family residence,and
2. WHEREAS, the owners of said property petition the City
of Tukwila Planning Commission for a re- classification of zoning
from R -1 to R -4, low apartments, and
3. WHEREAS, public hearings on said petition were held
before the Planning Commission of the City of Tukwila and the
City Council of the City of Tukwila, and
4. WHEREAS, petitioners agreed to develop the streets,
storm sewers, water system and sewer system for said property
in accordance with the needs of an R -4 land use district and for
the preservation of health, safety and welfare of the City of
Tukwila and inhabitants as follows:
(a) Where the City streets of Tukwila abut
petitioners' property the petitioners
agreed to deed to the City of Tukwila
a strip of land ten (10) feet wide for
street and road purposes and to improve
said ten (10) foot with grading, ballast,
surfacing and grades in conformance with
the City of Tukwila engineering specifica-
tions.

(b) That petitioners agreed to furnish storm
sewer pipe in a quantity a dsize as
specified by the City of Tukwila Engineers.
(c) That petitioners agreed to connect said
property to the City of Tukwila Water
System by an easement, to be provided
by the City of Tukwila from Interurban
Avenue and further agreed that all
connections to the water system shall
be in accordance with applicable ordinances
and specifications of the City of Tukwila.
In the event the easement cannot be secured
from Interurban Avenue the City shall pro-
vide an alternate. route.
(d) That petitioners agreed to construct and
develop good and sufficient sewers in
accordance with the specifications, ordin-
ances of the City of Tukwila and to connect
said sewers pursuant to the terms of Tukwila
Ordinance No. 426.
NOW THEREFORE, The City Council of the City of Tukwila do
ordain as follows:
The following described real property is hereby rezoned from
a land use classification of R -1 to R -4, low apartments, in accord-
ance with Tukwila Ordinance No. 251, as amended and adopts the
attached map showing said classification.

This rezoning is expressly conditioned upon the petitioners
performing with the development of their property as herein before
set forth in paragraph 4.
