1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: Readily accessible access to roof mounted equipment is required.
6: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
7: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
8: Manufacturers installation instructions shall be available on the job site at the time of inspection.
9: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila
Building Department (206- 431- 3670).
10: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206- 431 - 3670).
11: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors m the construction documents and other data.
12: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
13: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be
equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the power source of the
air- moving equipment upon detection of smoke in the main return-air duct served by such equipment. Smoke detectors
shall be labeled by an approved agency for air -duct installation and shall be installed in accordance with the
manufacturer's installation instructions. (IMC 606.1, 606.2.1)
14: Remote indicator lights are required on all above ceiling smoke detectors. (City Ordinance #2051)

15: The installation of wiring and equipment shall be in accordance with N.F.P.A. 70, Article 760, Fire Protective
Signaling Systems. (NFPA 72- 1.3.3)
16: Local U.L. central station supervision is required. (City Ordinance #2051)
17: When the control panel is located inside a room, the door to the room shall have a sign with one -inch letters which
reads "Fire Alarm" or "Fire Alarm Control ". (City Ordinance #2051)
18: Key box - When access to or within a structure or an area is unduly difficult because of secured openings or where
immediate access is necessary for life- saving or fire - fighting purposes, the Chief may require a key box to be
installed in an accessible location. The key box shall be a type approved by the Chief and shall contain keys to gain
necessary access as required by the Chief. (IFC 506.1)
19: Dedicated fire alarm system circuit breaker(s) shall be equipped with a mechanical lockout device. (NFPA 72
(4.4.1.4.2.1))
20: Fire Department lock boxes shall be provided for access to all fire alarm panels and sprinkler risers. The appropriate
key(s) for access shall be placed in the lockbox. Lockbox order forms must be obtained from the Tukwila Fire
Department. The lockbox should be mounted so that it is readily visible and not over 60 inches high. (City Ordinance
#2051)

22: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

Expiration of Plan Review — Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.

and justifiable cause demonstrated. Section 105.3.2 International Building Code (current edition).

VOLUME DAMPERS:
VOLUME DAMPERS SHALL BE INSTALLED ON ALL RIGID BRANCH TAKEOFFS TO ROUND OR
SQUARE DUCT, AND AS REQUIRED TO EFFECTIVELY BALANCE THE HVAC SYSTEM. PROVIDE
BUTTERFLY TYPE, FACTORY ASSEMBLED DAMPERS. DAMPERS SHALL HAVE INTEGRAL
EXTRACTORS. SHAFTS SHALL BE MOUNTED OUTSIDE THE DUCT AND MOUNTED PARALLEL TO
THE FLOOR. THE CONTROL ARM SHALL BE MOUNTED OUTSIDE THE DUCT AND ANY EXTERNAL
INSULATION, IF APPLIED. VOL DAMPERS SHALL BE COMPLETELY ACCESSIBLE FOR FUTURE
ADJUSTMENT. VOLUME DAMPERS SHALL BE LOCKED AFTER THE BRANCH OR TAKEOFF IS
BALANCED.
PROVIDE OPPOSED BLADE VOLUME DAMPERS IN RECTANGULAR DUCTWORK. THE CONTROL ARM
SHALL BE MOUNTED AS SPECIFIED ABOVE.
PUCT LINERS(INSULA11ON):
DUCT LINERS SHALL BE 1/2 " GLASS FIBER PRE - MANUFACTURED AND APPROVED AS HVAC
DUCT LINER. DUCT LINERS SHALL BE INSTALLED ON IN ALL RIGID DUCT. DUCT LINER SHALL
BE BY "OWENS- CORNING" OR APPROVED EQUAL DUCT LINERS INSTALLED IN RESTAURANTS
AND FOOD PREPARATION AREAS SHALL BE LISTED BY AN APPROVED TESTING LABORATORY
FOR SAID PURPOSE. DUCT LINERS GREATER THAN 1/2" MAY BE SPECIFIED ON THE PLANS.
EXTERNAL INSULATION SHALL BE AS SPECIFIED ON THE PLANS WITH A SUITABLE JACKET FOR
INTERIOR OR EXTERIOR INSTALLATION, AS REQUIRED.
EXHAUST AND RELIEF FANS:
EXHAUST FANS SHALL BE AS SPECIFIED ON THE PLANS. FACTORY CURBS, AND ACCESSORIES
AS SPECIFIED SHALL BE SUPPLIED AND INSTALLED AS INDICATED. EXHAUST FANS SHALL BE
SEPARATED FROM ROOF OPENINGS FOR VENTILATION AIR AS REQUIRED BY CODE. CURBS

TIGHT. ALL ELECTRICAL SAFE 11ES AND DISCONNECTS SHALL BE PROVIDED IN ACCORDANCE
WITH LOCAL CODES.
EXECUTION;
LOCATE DUCTWORK HORIZONTALLY AND VERTICALLY, EXCEPT AS OTHERWISE
MAY BE INDICATED. AVOID DIAGONAL INSTALLATIONS. LOCATE DUCTWORK
IN AREAS AS INDICATED AND IN ACCORDANCE WITH THE DETAILS AND
PLANS INDICATED, INCLUDING MECHANICAL AND ARCHITECTURAL PLANS.
COORDINATE INSTALLATION OF DUCT WITH ALL TRADES TO AVOID
INTERFERENCE. ADHERE TO ALL MATERIAL GUIDELINES AND SPECIFICATIONS
LISTED HEREIN, AND INSTALL DUCTWORK PER ESTABLISHED INDUSTRY
STANDARDS, SMACNA GUIDELINES AND LOCAL CODES. RUN DUCTWORK IN
THE SHORTEST POSSIBLE ROUTE WHICH SERVICES THE BUILDING STRUCTURE,
AND ADHERES TO THE PLANS ATTACHED. AVOID PIPING, DUCTWORK,
CONDUIT AND UGHIING.
INTERFERENCE WHICH DOES OCCUR SHALL BE BROUGHT TO THE ATTENTION
OF THE GENERAL CONTRACTOR IMMEDIATELY FOR RESOLUTION. DUCTWORK
SHOULD NOT BE FABRICATED OR INSTALLED WITHOUT FIRST VERIFYING FINAL
CEILING HEIGHTS, HEIGHTS OF BAR JOISTS, AND THE ROOF STRUCTURE.
DUCT FABRICATED PRIOR TO JOBSITE VERIFICATION SHALL NOT BE THE
RESPONSIBILITY OF THE OWNER, BUT WILL BE CHARGED TO THE
CONTRACTOR. HOLD ALL DUCTS AS HIGH AS POSSIBLE.
DUCT AND PIPING SHALL BE ANCHORED TO THE BUILDING STRUCTURE AS
PER THE SPECIFICATIONS OUTUNED HEREIN AND PER LOCAL CODE
REQUIREMENTS. THE DUCT SHALL BE ANCHORED FOR SEISMIC FORCES IF
REQUIRED BY THE BUILDING CODE AND AUTHORITY HAVING JURISDICTION.
CLEARANCE TO BUILDING ELEMENTS SHALL BE A MINIMUM OF ONE INCH.
COORDINATE INSTALLATION OF DUCT AND DIFFUSERS WITH THE
ARCHITECTURAL REFLECTED CEILING PLANS.
SEAL ALL DUCTWORK AND PIPING. DUCTWORK SHALL BE SEALED PER
SMACNA STANDARDS FOR THE DUCT CLASS INSTALLED. PIPING SHALL BE
SEALED PER THE APPLICABLE AND GOVERNING CODE. LEAKAGE SHALL BE
KEPT TO WITHIN 5 % OF THE DESIGN VOLUME. ALL DUCT AND PIPING
SHALL BE SUBSTANTIALLY SUPPORTED FROM THE STRUCTURE. WITH HEAVY
METAL STRAPS OR HANGERS. ALLOW FOR EXPANSION OF DUCT AND PIPING
WHEN INSTAWNG HANGERS.
TESTING AND BALANCING:
DUCTWORK SHALL BE TESTED AND BALANCED IN ACCORDANCE WITH
ESTABLISHED AABC STANDARDS, AND BY A CERTIFIED AIR BALANCE
CONTRACTOR. ALL AIR DEVICES SHALL BE BALANCED TO WITHIN 10% OF
THE VOLUME INDICATED ON THE PLANS. AIR BALANCE REPORTS SHALL BE
SUBMITTED TO THE ENGINEER AND THE BUILDING OWNER FOR REVIEW AND
APPROVAL A MINIMUM OF SIX (6) COPIES OF SAID REPORTS SHALL BE
DISTRIBUTED TO THE OWNER.
SHOP DRAWINGS;
SHOP DRAWING SHALL BE SUBMITTED BY THE CONTRACTOR TO THE
ENGINEER FOR REVIEW AND APPROVAL PRIOR TO INSTALLATION. EQUIPMENT
CUT SHEETS, SCALED DETAILS AND DRAWINGS SHALL BE SUBMITTED. PLANS
SHALL BE LEGIBLE AND SCALED AT 1/4 "= 1' -0" MINIMUM. INSTALLATION
OF ITEMS SHOWN ON THESE PLANS WITHOUT APPROVAL OF SHOP DRAWINGS
WILL NOT BE ACCEPTED BY THE ENGINEER.
SUBMITTALS FROM MANUFACTURER REPRESENTATIVES FOR AIR DEVICES,
FANS AND OTHER EQUIPMENT WILL BE ACCEPTED FOR REVIEW IF THEY MEET
THE ABOVE MENTIONED CRITERIA.
COORDINATION:
THE MECHANICAL CONTRACTOR SHALL COORDINATE WITH THE EQUIPMENT
