is in violation of Tukwila's Municipal Code (TMC),
TMC Chapter: 5.32 .090 Trailer Space area size trailers shall be parked in such spaces so
that there will be a minimum of 15 feet between trailers..."
Specifically: I Many trailers in the park do not meet this standard. 1
TMC Chapter: 5 .32.090 "...no trailer shall be less than five feet from the exterior boundary of the
trailer park."
Specifically: Any trailers which are repositioned within the park must meet this standard. Any
new trailers installed in the park must meet this standard.
TMC Chapter: 5.32 .100 "No trailer shall be parked less than 20 feet from any street or
highway..."
Specifically: Any trailers which are repositioned within the park must meet this standard. Any
new trailers installed in the park must meet this standard.
TMC Chapter 5.32.110 "...access roads shall have a minimum width of 20 feet..." 1
Specifically: There is inadequate width of the access road at the north end of the park. In
order to maintain the full 20 -foot minimum width, some trailers will
need to be re- positioned.
TMC Chapter 5.32.110 "...No parking shall be allowed on access roads..." 1
Specifically: On May 21, 2009 the Tukwila Fire Department issued a 30 -day notice to
discontinue all parking on the fire access drive as of June 23, 2009.
TMC Chapter 5.32.110 "...Adequate areas shall be provided for the parking of motor
vehicles... equal to the number of trailer spaces provided..."
Specifically: Parking areas must be developed to accommodate your tenants. 1
TMC Chapter 5.32.160 "Individual sewer connection. Each trailer space shall be provided
with a sewer connection..."
Specifically: Unable to verify individual sewer connections to each trailer.

TMC Chapter 1 5.32.150 "Water supply shall be furnished..."
Specifically: Some trailers appear to be sharing the water supply. Individual water
supply is required for each trailer.
TMC Chapter 1 5.32.220 "Electricity... shall be provided to each trailer space."
Specifically: Some trailers appear to be sharing electrical supply. Individual electrical
supply is required for each trailer.
TMC Chapter RCW 59.20.130 Landlord responsible for utilities to utility box.
Specifically: There are multiple electrical code violations at utility poles and pedestals
which need immediate attention. These conditions pose electrocution
threats in some cases. Utility poles have fallen and are leaning against
trailers, illegal connections have been made, and abandonded low
voltage cabling needs to be removed. Open splices, exposed terminals,
lack of weatherheads, and illegally modified extension cords being used.
This is not an exhaustive list and will require analysis and repair by a
licensed electrician.
TMC Chapter 18.50.070(A) Yard Regulations. "...the height offences is limited to 4 feet..."
Specifically The fence along the south side nearest the public street is at least six feet tall.
It severely inhibits sight distance for vehicles exiting the park onto S.
152nd St.
TMC Chapter 8.28.020 International Property Maintenance Code adopted. IPMC 307.1
Accumulation of rubbish or garbage. "All exterior property and
premises... shall be free from any accumulation of rubbish or garbage."
Specifically I Debris, discarded furniture, metal debris, wood debris throughout the park.
TMC Chapter I TMC 16.04.020 International Codes Adopted. Permits Required. 1
Specifically Multiple electrical code violations at the exterior of the rental house and in
the laundry building. This is not an exhaustive list of violations and will
require analysis and repair by a licensed electrician.
Laundrv: south meter bank mast requires additional support and strike
knob; unacceptable wiring methods to pole light; north meter bank mast
required additional support; north side soffit light requires replacement.
Light bulb hanging by wires; west side abandoned low voltage wiring to
be removed.
House: unsupported surface romes (UF); overhead service within two feet
of door.
Service at SE corner: requires maintenance for weather de4teriorated
building; check mounting materials; remove abandoned low voltage
cabling; check connections.

Corrective Action required:
Compliance Date: June 24, 2009
Corrective Action: Hire a licensed electrician, obtain an electrical permit and begin repairs to the
electrical service hazards and illegal connections at the utility poles, service
pedestals and other common areas, including the rental house, the service at
the SE corner, and the laundry building.

Ensure that all trailers meet the separation and setback requirements from
other trailers, from buildings, and from property lines:
All trailers must meet the 15 foot separation requirement from other trailers
and from buildings on all sides.
)0 Ensure that any repositioned trailers or newly installed trailers are located not
closer than 5 feet from the exterior property lines of the park.
Ensure that any repositioned trailers or newly installed trailers which are
located next to the public street are positioned at least 20 feet from the street.
Ensure that the access drive is 20 feet wide throughout the park. This
may entail the relocation of #12, #41, #39, and #13; and possibly others.
Provide at least one parking space for each trailer. Post the access drive
for "Fire Lane'. Notify your tenants that their vehicles are subject to
citations if parked in the fire lane after June 22, 2009.
Ensure that each trailer space is supplied with individual water, sewer,
and electrical connections.
Reduce the height of the fence along S. 152nd Street to 4 feet. Ensure that
sight distance is not inhibited.
Remove all debris, discarded furniture, wood and metal debris
throughout the park.
The King County Assessor's office recognizes this park as containing 39
official trailer spaces: 15 spaces on the easterly lot and 24 spaces on the
westerly lot. Currently there are 17 trailers on the easterly lot and 23
trailers on the westerly lot. The number of trailers on this property shall
conform to the King County Assessor's office parcel descriptions.
Any new trailers installed on this property must meet our current codes
for separation, setbacks, utilities, parking, etc.
FAILURE TO COMPLY WITH THIS ORDER MAY SUBJECT YOU TO A MONETARY PENALTY OF UP TO $500 PER
DAY FOR EACH DAY THAT THE VIOLATION EXISTS UNDER THE PROVISIONS SET FORTH IN TMC 8.45.100(2).

Anneal Provisions:
A person may, within ten days of receipt of this notice, file with the City Clerk a written notice of appeal containing the
following:
1. A heading with the words: 'Before the Hearing Officer of the City of Tukwila
2. A caption reading: "Appeal of giving the names of all appellants participating in the appeal;
3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the
notice and order;
4. A brief statement of the specific order or action protested, together with any material facts claimed to
support the contentions of the appellant or appellants;
5. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order should be
reversed, modified, or otherwise set aside;
6. The signature of all persons named as appellants, and their official mailing address;
7. The verification (by declaration under penalty of perjury) of each appellant as to the truth of the matters
stated in the appeal.
8. The appeal fee for violations in the LDR zone is $100.00 and in all other zones is $200.00. Fees must
accompany the written notice of appeal.
Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional administrative hearings.
Failure to respond may result in the matter being forwarded to the City Attorney for further action.
