The undersigned City of Tukwila Code Enforcement Officer, hereby certifies and states that:

is in violation of Tukwila's Municipal Code (TMC),
TMC Chapter. TMC 8.28.020 International Property Maintenance Code Adoption "IPMC
IPMC 301.3 Vacant Structures and Land. "All vacant structures and premises
thereof or vacant land shall be maintained in a clean, safe, secure, and sanitary
condition as provided herein so as not to cause a blighting problem or adversely
affect the public health and safety."
Specifically: The home is unsecured (front door ajar, back window is broken out). Tukwila
Police Department have responded to several calls of suspected illegal
trespass. A very large tree on the southwest side of the home was blown over
during a recent windstorm, and now rests across the back side of the home.
TMC Chapter: TMC 8.24.020 Storage of Junk Vehicles Prohibited. "It is unlawful for any
person to keep, store or park, or permit any other person to keep, store or
park, any junk vehicle upon any privately owned property in the City of
Tukwila. Pursuant to TMC 8.24.010(3), a "junk vehicle" is defined as a
vehicle that meets three or more of the following requirements: (a) is three
years old or older; (b) is extensively damaged, such damage including but
not limited to any of the following: a broken window or windshield; or
missing wheels, tires, motor or transmission; (c) is apparently inoperable; (d)
is without valid, current license plates or is unregistered, (e) has an
approximate fair market value equal only to the approximately value of the
scrap in it; or (f) includes a partially dissasembled vehicle or individual parts
of vehicles no longer attached to one another.
Specifically: Multiple vehicles exist on the subject parcel, which constitute "junk vehicle"
under TMC 8.24.010(3) in violation of TMC 8.24.020. (Ford pick -up truck is
unlicensed, inoperabe, older than 3 years; 1973 Honda Civic has four flat tires,
rusted body,is inoperable; motorcycle is unlicensed, inoperable, older than 3
years.

TMC Chapter: IPMC 302.4 Weeds "All premises and exterior property shall be maintained
free from weeds or plant growth in excess of 24 inches
Specifically: The entire property is covered in blackberries and overgrowth which is
encroaching on adjacent lots and creates a harborage for rats and other
rodents.
TMC Chapter: IPMC 307.1 Accumulation of rubbish, debris, garbage. "All exterior property
and premises, and the interior of every structure, shall be free from any
accumulation of rubbish or garbage."
Specifically: The inside of the home, front/back/side yards of the house contain rubbish, debris
and garbage, and the driveway on the front of the property is being utilized for
illegal "dumping".
Corrective Action required:
Compliance Date: April 11, 2007
Corrective Action: Take the necessary steps to secure the building from unlawful entry. All
doors and windows must be closed and locked.
Cut back and remove all overgrowth and weeds in excess of 24 inches.
Remove all junk vehicles from the property or store them completely
within a building.
Remove all debris, garbage or rubbish from the site.

FAILURE TO COMPLY WITH THIS ORDER MAY SUBJECT YOU TO A MONETARY PENALTY OF UP TO $500 PER
DAY FOR EACH DAY THAT THE VIOLATION EXISTS UNDER THE PROVISIONS SET FORTH IN TMC 8.45.100(2).
Avveal Provisions:
A person may, within ten days of receipt of this notice, file with the City Clerk a written notice of appeal containing the
following:
1. A heading with the words: 'Before the Hearing Officer of the City of Tukwila
2. A caption reading: "Appeal of giving the names of all appellants participating in the appeal;
3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the
notice and order;
4. A brief statement of the specific order or action protested, together with any material facts claimed to
support the contentions of the appellant or appellants;

5. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order should be
reversed, modified, or otherwise set aside;
6. The signature of all persons named as appellants, and their official mailing address;
7. The verification (by declaration under penalty of perjury) of each appellant as to the truth of the matters
stated in the appeal.
8. The appeal fee for violations in the LDR zone is $100.00 and in all other zones is $200.00. Fees must
accompany the written notice of appeal.
Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional administrative hearings.
Failure to respond may result in the matter being forwarded to the City Attorney for further action.
