Call 206 -431- 3671 for additional information. 9/23/2015 Violation # 2 Code Reference: Corrective Action: Compliance Date: ACCUMULATION OF RUBBISH OR GARBAGE IPMC 308.1 All exterior property and premises shall be free from any accumulation of rubbish or garbage. Garbage is defined as the animal or vegetable waste resulting from the handling, preparation, cooking and consumption of food. Rubbish is defined as combustible and noncombustible waste materials, except garbage; the term shall include the residue from the burning of wood, coal, coke and other combustible materials, paper, rags, cartons, boxes, wood excelsior, rubber, leather tree branches yard trimmings, tin cans, metals, mineral matter, glass crockery and dust and other similar materials. Garbage is being stored in a trailer in the back and Rubbish, such as bicycle parts, vehicle parts, wood products, furniture pieces, plastic toys, various tools, plastic bins are being stored in the front and back of the house and on the driveway. Discontinue storing garbage in a non - approved trailer in the back of the property. Garbage can only be keep in approved leak proof covered garbage containers. Remove all rubbish, such as bicycle parts, vehicle parts, wood products, furniture pieces, plastic toys, various tools, plastic bins from the front and back of the house and on the driveway. 10/9/2015 Violation # 3 DISPOSAL OF GARBAGE 1 Code Reference: Corrective Action: Compliance Date: IPMC 308.3 Every occupant shall dispose of garbage in a clean and sanitary manner by placing such garbage in an approved leak proof covered outside garbage container Garbage is being stored in a trailer in the back of the property. Keep all garbage in approved leak proof containers provided with close- fitting covers until it is removed from property. 10/9/2015 Violation # 4 Code Reference: Corrective Action: Compliance Date: JUNK VEHICLES IPMC302.8 No inoperative or unlicensed motor vehicle shall be parked, kept or stored on any premises except inside a structure. "Junk Vehicles" also includes a partially disassembled vehicle or individual parts of vehicles no longer attached to one another. There are vehicle tires and a vehicle seat in the back of the property. Remove the vehicle tires and a vehicle seat in the back of the property from the property or store them inside a structure. 10/9/2015 Violation # 5 Code Reference: WEEDS IPMC302.4 All premises shall be maintained free from weeds in excess of 24 inches. All noxious weeds shall be prohibited. Weeds shall be defined as all grasses, annual plants and vegetation, other than trees or shrubs provided, however, this term shall not include cultivated flowers and gardens. The grass and lawn area of most of the property is over 24 inches. Corrective Action: Cutback and remove the weeds and plant grown over 24 inches from the property. Compliance Date: 10/9/2015 FAILURE TO COMPLY WITH THIS ORDER MAY SUBJECT YOU TO A MONETARY PENALTY OF UP TO $500 PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PER TMC 8.45.100(2). Appeal Provisions A person may, within ten days of receipt of this notice, file with the City Clerk a written notice of appeal containing the following: 1. A heading with the words: "Before the Hearing Officer of the City of Tukwila" 2. A caption reading: "Appeal of " giving the names of all appellants participating in the appeal. 3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the notice and order. 4. A brief statement of the specific order or action protested, together with any material facts claimed to support the contentions of the appellant(s). 5. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order should be reversed, modified, or otherwise set aside. 6. The signature of all persons named as appellants and their official mailing addresses. 7. The verification (by declaration under penalty of perjury) of each appellant as to the truth of the matters stated in the appeal. 8. The appeal fee for violations in the LDR zone is $100.00. All other zones $200.00. Fees must accompany the written notice of appeals. Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional administrative hearings. Failure to respond may result in the matter being forwarded to the City Attorney for further action.
