As we discussed, you resolved the violation by replacing the landscape area with various shrubs and ground cover plants. The following are steps and procedures to be used: 1. The plants will need to be watered for at least 2 dry seasons until they are established. You will need to inform the City of Tukwila about how you plan to provide water to the plants. 2. The enhanced landscape area will need to be maintained in perpetuity and monitored for 5 years. Maintenance will include: weeding, replacing dead plants, watering as necessary, and mulching as needed. 3. You will be required to submit a monitoring report annually to the City. 4. Please, submit a baseline planting plan, so we know what is currently there. 5. Starting January 1, 2016, you will submit monitoring reports annually to the City until January 2020. Upon receipt of a baseline planting plan I will schedule an inspection to begin the clock for the monitoring phase.
