This unit is unfit for occupancy due to lack of required water service. Water service to this property was terminated in August 2011. As of the date of this notice, water service has not been restored to this property. Discontinue occupancy of this structure until water service is restored. 09/23/2015 Violation # 2 Code Reference: Corrective Action: Compliance Date: WATER SYSTEM IPMC 505.1 Every sink, lavatory, bathtub or shower, drinking fountain, water closet or other plumbing fixture shall_be properly connected to either a public water system or to an approved private water system. All kitchen sinks, lavatories laundry facilities, bathtubs and showers shall be supplied with hot or tempered and cold running water in accordance with the International Plumbing Code. There is no water service to this residence. Discontinue occupancy of this residence until water service is restored. 09/23/2015 Violation # 3 Code Reference: VACANT BUILDINGS STRUCTURES AND PREMISES TMC 8.28.030(A) All vacant buildings, structures and premises, and all vacant land, shall be maintained in a clean, safe, secure and sanitary condition as required by the International Property Maintenance Code. The house and shed were found to be unsecured. Corrective Action: Compliance Date: Secure all structures on the property from unlawful entry by covering, boarding, and locking all doors, windows, and all other openings. 10/24/2015 Violation # 4 Code Reference: Corrective Action: WEEDS IPMC 302.4 All premises shall be maintained free from weeds in excess of 24 inches. All noxious weeds shall be prohibited. Weeds shall be defined as all grasses, annual plants and vegetation, other than trees or shrubs provided, however, this term shall not include cultivated flowers and gardens. Property is overgrown with blackberry vines and other weeds over 24 inches tall. Cut and remove all weeds in excess of 24 inchesl. Compliance Date: 10/24/2015 FAILURE TO COMPLY WITH THIS ORDER MAY SUBJECT YOU TO A MONETARY PENALTY OF UP TO $500 PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PER TMC 8.45.100(2). Appeal Provisions A person may, within ten days of receipt of this notice, file with the City Clerk a written notice of appeal containing the following: 1. A heading with the words: "Before the Hearing Officer of the City of Tukwila" 2. A caption reading: "Appeal of " giving the names of all appellants participating in the appeal. 3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the notice and order. 4. A brief statement of the specific order or action protested, together with any material facts claimed to support the contentions of the appellant(s). 5. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order should be reversed, modified, or otherwise set aside. 6. The signature of all persons named as appellants and their official mailing addresses. 7. The verification (by declaration under penalty of perjury) of each appellant as to the truth of the matters stated in the appeal. 8. The appeal fee for violations in the LDR zone is $100.00. All other zones $200.00. Fees must accompany the written notice of appeals. Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional administrative hearings. Failure to respond may result in the matter being forwarded to the City Attorney for further action.
