Violation: The City of Tukwila inspected the subject premises at the
above referenced address and determined that the following
items may be in violation of. IBC 105. 1, TMC 18.10.030,
TMC 18.10.020. See Attached Notice and Order of
Violation.

Our Code Enforcement Department has received a complaint regarding a garage that has
been illegally converted to a dwelling unit without the required permits, and a single
family residence that is being used as an illegal boarding or apartment house. Our
inspection revealed:
VIOLATIONS
The garage has been illegally converted to a dwelling unit without first obtaining
the required building, mechanical, electrical and plumbing permits.
The lower level of the house has been remodeled without obtaining the required
permits.
International Building Code I.B.C. 105.1
The garage is being used as a rental unit, and does not meet the requirements for
an accessory dwelling unit in a low density residential zone.
Tukwila Municipal Code TMC 18.10.030
The house appears to have been converted to apartments or a boarding house, in
violation of the low density residential zoning.

CORRECTIVE ACTION
You are directed to proceed with the following corrective action:
Discontinue use of the garage as a residence IMMEDIATELY.
Discontinue illegal use of the main building as a boarding house
IMMEDIATELY.
Remove all illegal construction for the garage conversion to a dwelling unit and
restore the garage building to it's intended use as a garage, within ten (10) days of
receipt of this Notice and Order (by June 1, 2005).

CORRECTIVE ACTION (CONT.)
Obtain all required permits and inspections for work already completed or started
in the house. This will include building permits, electrical, plumbing and
mechanical permits as required, within ten (10) days receipt of this Notice and
Order (by June 1, 2005).
Failure to comply with this Notice Order will result in further action by the City Of
Tukwila to cause this nuisance to be abated by the conditions of the Notice Order.
APPEAL
Any person serviced with a Notice and Order may appeal from any Notice and Order or
any action of the Building Official under the Tukwila Municipal Code by requesting such
appeal within 10 days (by June 1, 2005) after service of this Notice Order The
request shall be in writing and shall be filled with the City Clerk. The appeal should
include the following:
1) A heading in the words: "Before the hearing examiner of the City of Tukwila"
2) A caption reading: "Appeal of giving the names of all appellants
participating in the appeal.
3) A brief statement setting forth the legal interest of each of the appellants in the
building or the land involved in the notice and order.
4) A brief statement in ordinary and concise language of the specific order or action
protested, together with any material facts claimed to support the contentions of the
appellant.

5) A brief statement in ordinary and concise language of the relief sought and the
reasons why it is claimed the protested order or action should be reversed modified or
otherwise set aside.
6) The signatures of all parties named as appellants and their official mailing addresses.
7) The verification (by declaration under penalty of perjury) of at least one appellant as
to the truth of the matters stated in the appeal.
Failure to file an appeal in accordance with the provisions stated herein shall constitute a
waiver of the right to an administrative hearing and adjudication of the Notice Order or
any portion thereof.
