THENCE South 01 05'03" West, 124.26 feet along said centerline;
THENCE South 88 54' 57" East, 30.00 feet to the Northwest corner of said Tract 1 and the TRUE
POINT OF BEGINNING;
THENCE South 88° 25'27" East, 4.50 along the North line of said Tract 1;
