Sneva, Director Re: O'Brien (New Residence) Utility Plan Sheet 1 The review of the subject site plan for the O'Brien residence has been pro- vided by the Public Works Department. This plan is approved per the follow- ing comments: Required permits to be applied for and obtained a minimum of 24 hours prior to construction are as follows: 1. Domestic Water Meter - A 3/4" water service from the main to and 'including the meter is provided by the Tukwila Water Department. The permit fee for installation of this water meter is $625.00. Special connection charges for the water service are waived as this is a redevelopment of an existing development lot and it is assumed that prior contribution by the original development to the construction of public water mains adjacent to the site has already occurred. The water service line to this property shall be materials approved per the Tukwila Municipal Code. 2. Sanitary Side Sewer - The sanitary side sewer shall be provided with concrete, ductile iron or PVC -SR -35 minimum 4 -inch diameter pipe at a 2% minimum grade and minimum cover of 36" throughout. Cleanouts shall be provided at the following locations: a. just beyond the house structure • b. just prior to the connection to the existing main c. at all vertical and horizontal bends in the pipe It is the owner's responsibility to assure the City through his con- tractor that the 2% minimum grade requirement can be met prior to construction of this side sewer. Cleanouts shall be brought up to 18 inches below the final grade of the development. This pipe shall be air or water tested with the City inspector present per the A.P.W.A. requirements. An as- built plan shall be provided prior to sign -off of this permit indicating length, size and depth of the pipe throughout. Permit fee is $30.00. All pipes shall be placed in Class "B" bedding and backfill compaction shall be a minimum of 90 %. Special sewer connection charges are waived by prior sewer main construction through an L.I.D. 3. Curb Cut /Access Permit - The configuration and width of the access shall be provided on the plans and no deviation allowed. Permit . fee is $25.00. 4. Storm Drainage - Storm drainage shall be provided to public storm system to carry the foundation and roof drainage away from the structures. The storm drainage system shall include the necessary piping to transport the storm drainage. The storm drainage is incomplete at this time as it does not show accomodations for on -site and tributary storm drainage for the pro- perty. A resubmittal of the storm drainage plan shall be provided prior to issuance of the storm drain permit which indicates the necessary storm drainage and retention through the. development. Permit fee is $25.00. 5. Water Irrigation Permit - If appropriate, the development will pro - vide six (6) sets of plans to be reviewed and approved by the Public Works Department for the water irrigation sprinklers prior to the commencement of constructing this utility.
