Ohio 13205. Tel 314.'64.1807, "', DIVISION 1 - GENERAL REQUIREMENTS SECTION 01025 SCOPE OF WORK 1,01 GENERAL. A. Contractor shall be responsible for and do all layout work as follows for all trades: 1. Establish all partition and wall locations. 2. Establish all lines and levels, such as door heights and sill lines. B. Any variations from contract documents, beyond reasonable tolerances and determined by Owner, must be granted by field or change order, and only due to reasonable cause due to unforeseen circumstances or unusual hardship created by strict adherence to contract documents. Owner retains sole right to grant waivers to these conditions. C. All materials, equipment, workmanship, working conditions, and construction methods shall comply with all the latest applicable sections of local, municipal, state, and federal codes and requirements of the Landlord. D. A Form of Agreement between the Owner and Contractor shall be signed prior to commencing construction. Basis for payment is a stipulated sum. E. Contractor shall verify all field dimensions. Do not scale drawings. F. Contractor shall guarantee all materials and workmanship for period of one year after the date of final acceptance• of the project, and agrees to correct or replace promptly, without cost to the Owner, any defective materials or workmanship. G. tThe Contractor shall indemnify and hold harmless the Owner and Architect and their agents from all claims, damages, losses, and expenses including attorney's fees resulting from the performance of the work. H. The General .Contractor shall acquire and pay for building permit. Contractor shall arrange for all required inspections. I. Contractor to coordinate interruption of existing building fire protection system with building Landlord. J. Existing plumbing, heating, ventilating, air conditioning, fire protection, and electrical work affected by construction shall be removed and, when required, relocated by applicabled Sub - Contractor for such work. K. All costs of whatever nature incidental to the on -time completion of construction shall be included in the General Construction Contract. L. The Contractor shall examine the site, Drawings, Specifications, and Contract Form for the work. M. The Contractor shall maintain and pay for all insurance as required by The Mall and Laws of the State. The Contractor shall pay all Social Security, Unemployment, Workmen's Compensation and other taxes required by Federal, State, and Local laws. N. Contractor shall purchase and maintain insurance to protect himself from loss by fire, lightning, extended coverage and vandalism in the full amount of the contract. SECTION 01720 PROJECT RECORD DOCUMENTS 1.01 MAINTENANCE OF DOCUMENTS A. Maintain one copy of the following documents at job site: 1. Contract Drawings and Specifications. 2. Addenda. 3. Reviewed Shop Drawings. 4. Change Orders • SECTION 01800 DEMOLITION & REMODELING 1.01 GENERAL A. Requirements specified herein apply to work required at or inside of existing building in order to complete new construction. B. Comply with all governing codes, laws and regulations applicable to demolition and remodeling work. If inspection by city, county, or state authorities is required, applicable Contractor shall arrange for and pay any costs involved for such inspection. 1.02 COORDINATION A. 'General Contractor shall be responsible for overall scheduling and coordination of work. 1.03 SECURITY A. Coordinate access into existing building areas with Owner and Mall Landlord. 1.04 NOISE AND DUST CONTROL A. Take measures to avoid dust, dirt and debris entering those portions of existing building where work is not being conducted. Avoid unnecessary noise. B. General Contractor shall erect, maintain and remove at end of construction dustproof temporary barriers and enclosures as required to allow occupants access to occupied areas of building and to protect equipment. Maintain separation of occupant traffic areas and work areas. C. Power actuated fasteners (i.e. Ramset ) are not permitted; use self drilling expansion anchors similar to Phillips Red I -lead. 1.06 FIRE SAFETY A. General Contractor shall provide adequate fire extinguishing equipment at all work areas inside existing building , which will require welding, soldering, or cutting with flame torches. B. Coordinate interruption of existing building fire protection systems with Owner. Methods and equipment to provide interim fire protection shall be reviewed and approved by local fire department authorities. 1.06 SALVAGE A. All materials, equipment and debris resulting from remodeling, not designated for reuse in new work nor designated to be salvaged for Owner, become property of Contractor and shall be removed from site by Contractor as it accumulates. 1.07 REMODELING A. Prior to removal of existing construction, check walls and partitions for load bearing. If load bearing is apparent, immediately notify the Owner before proceeding with removal operations. B. Remove existing construction as noted or required to be removed in order to complete new work involved. Remove existing materials and equipment in manner and by methods to cause minimum injury to remaining surfaces. C. Remove, replace and repair existing construction where indicated or necessary in accord with drawings and specifications. Insofar as possible, all evidence of a deficient, damaged or unsafe condition of existing construction shall be replaced or repaired to satisfactory condition consistent with new work tproposed. D. Store and protect materials which will be reinstalled. Do not reuse any existing material defaced or damaged in handeling; replace with new materials as required. Clean materials to be reused before installation as applicable. E. Do not interrupt existing mechanical and electrical systems and services required for building operations unless specifically authorized'by Owner. Applicable Contractor shall verify proper termination of service . lines in construction to be removed. F. Existing plumbing, heating, ventilating, air conditioning, fire protection and electrical work affected shall be removed and when required, relocated by applicable Contractor for such work. G. General Contractor shall provide adequate bracing and shoring of existing walls, structure and other construction to remain during remodeling and new construction operations. 1.08 CLEAN UP 3 A. Clean up all dirt and debris caused by remodeling work immediately after the work operation. B. Maintain public and occupant access and entrances clean and free of mud, dirt and debris. Clean daily and more frequently if required by construction and operations. DIVISION 3 - CONCRETE PART, 1 GENERAL 1.01 DESCRIPTION A. Provide miscellaneous patching of existing concrete floor for electrical conduit and piping trenches. PART 2 PRODUCTS 2.01 MATERIALS A. Concrete shall be ready -mixed and meet the following design - mixes: 1. Type 1: For backfilling utility trenches: Controlled density fill similar'to K -Crete or high slump, 1,000 psi concrete with max 3/8" aggregate. 2. Type 2: For interior floors and patching,3,000 psi 3" slump 5 -bag mix concrete. 8. Bonding agent: Upco 40705 Bonding Adhesive. PART 3 EXECUTION 3.01 INSTALLATION A. Place Type 1 concrete in trench, filling to 4" to 5" below top of existing slab. B. Clean sides of holes in slab to be patched and brush on heavy coat of bonding agent. C. Place interior slab or fill holes With Type II concrete. Tamp or vibrate newly placed concrete and finish level with surrounding floor. Do not add water to concrete to avoid excessive shrinkage. D. In deeper joints a ,non- absorbent closed cell expandable polyethylene form shall be used to bring depth to limit prescribed. A diameter shall be selected that will cause compression when in place. Joints less than 1/4" will not require foam backing. Use foam or paper • tape on working joints as bond breakers for back, of joints. Apply sealants in continulus beads, without open joints, voids or air pockets. Confine sealants to joint areas with masking tapes or other precautions. Apply compounds in concealed compression joints accurately so that excess compound will not exude from joint. D. Beginning work on a surface indicates your acceptance of it as ready for finishing. 3.02 PREPARATION A. Remove or protect during painting all accessories, fixtures and similar items installed prior to painting and not required to be painted. If removed, carefully replace and adjust on completion of painting. B. Seal knots, pitch streaks, and resinous sapwood with recommended sealer prior to priming. C. Clean all metal surfaces of all dust, grease, rust and scale, using benzene, steel wool and wire brushes if necessary. Maintain the work in a neat and orderly condition, promptly removing empty containers, wrappings, waste, rubbish and like matter from the site. C. Employ only experienced and competent mechanics, assume all responsibility for the work, and repair all 'damage to the painting work by parties involved. D. Apply materials under adequate illumination and ventilation. Finished surface shall be uniform in finish and color and free of brush marks, sagging, corduroy and other imperfections. Should any coat be judged unsatisfactory, sandpaper or otherwise clean off this coat and apply another. If the undercoating is disturbed, complete refinishing shall be required. E. Edges of paint or finish adjoining other materials or colors shall be sharp and clean without overlapping. Unoccupied - Fan intermittent ventilation cycle deenergized, heating set point reduced, cooling off. Note - The Smart - Stat may be programmed for different store hours each day of the week, skip -a -day and holidays. C. Utilize an existing pitch pocket in the roof at the corner of the service corridor to gain access the roof for the refrigerant line set. Close the pitch pocket as required by the Landlord. D. Support the refrigerant piping on the roof with uni- strut following the existing practice. Unused stubs may be appropriate for use. E. Mount the heat pump outdoor unit on the support platform provided by the Landlord on the roof. Refer to location sketch on the plan. Roof repairs shall be sub- contracted by the HVAC Contractor to Puget Sound Roofing. Cutting of roof opinings and steel framing for the openings shall be performed by the HVAC Contractor. Coordinate methods and procedures with the Landlord. Provide burglar bars as required by the Landlord. . The heat pump outdoor section and outside air. intake hood shall be lifted onto the roof by crane. Rollers are not permitted on the roof unless the Contractor protects the roof with plywood sheets. . The outside air intake shall not be located near a roof drain (obstructing proper roof drainage) nor within ten (10) feet of any plumbing or exhaust air vent. F. DIVISION 15 - SPRINKLERS SECTION 15600 ..1.01. WORK OF THIS SECTION A. The following items constitute work of this section and shall include all labor, materials etc., necessary to produce the finished results indicated. 1. New connection to existing mall sprinkler line. 2. Complete system of piping and sprinkler heads, including drains. 3. Alarm. 4. Approvals. 5. Permits, fees and charges. 6. Tests and test certificates. 7. Fire Extinguishers. B. All work and material shall be of a quality not legs than specified herein and in accordance with the requirements of NFPA -13, the Mali, The Mall Insurance Carrier, State Building Code, and all local codes ordinances. C. Prospective Bidders shall visit the Site and acquaint themselves with all features of the work. Failure to inspect the Site prior to bidding shall not relieve .the Contractor of the performance of any item of work required by existing conditions in evidence. D. This Contractor shall obtain and pay for all necessary permits, fees and inspections for the installation of the work, and shall privide additional drawings and information as required for same. E. Consult all contract drawings which may affect the location of piping and equipment and make minor adjustments in location to secure coordination. F. This Contractor shall, promptly upon completion of his This. provide the landlord's engineer `EMC, Inc.' six copies of the contractor's material and test certificate and complete sprinkler drawings carrying the certified approval of the Insurance Carrier. Also deliver one copy of the same to Foxmoor. 1.02 MATERIALS A. Sprinkler heads shall be listed, pendent type, with temperature rating as required by the Mall Insurance . Carrier and applicable codes. B. Piping shall be black or galvanized steel, ANSI /ASTM A120, with cast iron threaded fittings ASNI 816.4 1.03 WORKMANSHIP A. Furnish and install all necessary hangers, supports, straps and fittings not indicated on the Drawings but necessary for a complete and properly installed system, consistent with the architectural treatment of the Building. B. All overhead piping shall be hydrostatistically tested at 200 pounds for a period of two (2) hours with no drop in pressure. C. This Contractor shall guarantee all work performed under this Contract to be free from defective workmanship and materials and should any defects develop within' a period of one (1) year after final payment and acceptance has been made, this Contractor shall repair or replace defective items and all damage resulting from same at no expense whatsoever to the Owner. DIVISION 16 - ELECTRICAL SECTION 16010 GENERAL PROVISIONS 1.01 GENERAL A. Electrical work shall be a complete system of Electrical Wiring and Fixture installation including' but not limited to work shown on this Plan. All wiring shall run concealed in ceiling or floor construction or behind curtain walls. . Furnish & Install adequate electrical service, disconnect switch and all necessary equipment required by Local Utility Co., Codes and Governing Departments. C. All other equipment incl. ltg panel, transformer, switches, outlet boxes, etc. shall be supplied and installed by elec. contr. F. All elect'l work shall be performed in full accordance with the latest N.E. Codes , any or all state and local codes or ordinances having jurisdiction over same and Mall criteria. G. All elect'l materials shall be new, shall be. N.E.C. STD and shall bear the U.L. Label. All wiring shall be in conduit and no romex, 6X, etc. shall be used unless permitted by local codes. H. Wire & cable shall be insulated copper wire with fire resistant outer covering. Same shall be properly coded w /white neutral per N.E. code min. size wire shall be No. 12 awg. I. Rigid conduit shall be hot dipped galvanized or sherardized. Electro metallic tubing shall be hot dipped galvanized & fittings for EMT shall be water tight type. J.
