Description
Fesco Board is a homogeneous board, composed of expended partite,
a volcanic ore, blended with selected binders and fibers. The perlite
particles ere subjected to intense heat which causes them to expend
approximately fifteen times their original size. The resulting glasslike
beads contain air cells which provide high insulating efficiency.
The top surface of Fesco Board Is sealed with a unique coating, Toploc•,
to ensure optimum adhesion of a built-up or modified bitumen membrane.
The Toploc coating gives Fesco Board a smoother surface for easier
application of hot asphalt or cold adhesives.
Application
Fesco Board is a rigid, thermal root insulation for use in buitt -up, modified
bitumen and some single ply rooting systems. It may be applied using hot
asphalt, cold adhesives or mechanical fasteners.
Tapered Fesco Board is the low thermal product of choice for providing
positive slope to drain on both new and reroof construction. For more
information on Tapered Fesco and the JM Tapered Systems Group design
capabilities, refer to pages 9.15 and 9-18.
Sizes
Fesco Board Is available in 2' x 4' (0,11 m x 1.22 m) end 4' x 4' 11,22 m x
1.22 m) boards in standard thicknesses of 3.1',1',1 hW and 7(19 mm,
25 mm, 38 mm and 51 mm). Other sizes are available on request

high laminar tents strength resists demise from on-the-job and
maintenance traffic, offers an excellent substrate for all rooting
membranes, and effectively bridges flute openings In metal decks.
Dimensional Stability. Because of its perlite composition and low water
absorption rates, Fesco Board Is dimensionally stable over a wide range
of weather conditions.
Fire Realesenee. Fesco Board has excellent fire resistance and is
approved for use in FM and UL approved constructions. Because of its
perlite content, Fesco Board offers far greater fire resistance than
conventional wood fiber materials.
Magpies Swine. Fesco Baird provides an excellent base to receive a
built -up or modified bitumen membrane. It hes excellent compatibility with
hot asphalt
Good Adhesive. The top surface of Fesco Board is sealed with Toploc
coating to control the penetration of mopping asphalt hasping to ensure
proper adhesion d the roofing membrane.
Stable B- Vales. Faaoo Board has a stable R -value because it Is composed
of inorganic end fibrous materials.

DIVISION 0: CONTRACT DOCUMENTS
INSTRUCTIONS TO BIDDERS
001.01 SCOPE OF CONTRACT:
A. Contractor shall be fully responsible for all labor, materials, and equipment
necessary for the complete construction of the Work as required in the
Contract Documents.
001.02 SECURING AND COMPLIANCE WITH BIDDING DOCUMENTS:
A. Specifications, and other bidding documents may be obtained at the time
and place indicated on the INVITATION TO BIDDERS. Bidders shall
comply with all conditions stipulated in such bidding documents.
001.03 REQUIREMENTS BEFORE SUBMITTING BIDS:
A. The site and any building located thereon shall be thoroughly examined in
relation to conditions which might directly or indirectly affect the contract
work. The bid sum shall reflect all such affecting conditions. Bidders shall
be responsible for verifying all dimensions which may affect the Work.
001.04 INTERPRETATION OF DOCUMENTS:
A. If any bidder is in doubt as to the true meaning of any part of the Contract
Documents or finds errors, discrepancies, or omissions in them, he shall at
once request interpretation or correction thereof by the Consultant.
B. The Consultant will promptly clarify the area in question and issue written
Instructions to all prospective bidders. Verbal instructions or interpretations
will have no validity regardless of source.

C. Request for such clarification must be in the office of the Consultant a
minimum of ten working days before bid opening.
001.05 PRODUCT OPTIONS & SUBSTITUTIONS:
A. Base bid only on items specified in the Project Manual. Substitutions will
not be allowed. If contractor submits a substituted product, his bid will be
determined as being NON - RESPONSIVE and be reason for cancellation.
001.06 ADDITION & REMODEL PROJECTS:
A. The Owner will normally occupy the existing building during the reroofing
period. This will require close coordination with the Contractor in order to
avoid conflicts and misunderstandings.
B. The scheduled use of the building will be presented at the pre -bid
conference and the needs of the bidders will be reconciled with those of the
Owner.
C. The main points established at this meeting will be codified by addenda
including:
1) Further coordination at each progress meeting to pinpoint and
control any specific work which, of necessity, will interrupt the
generally established schedule.
2) Areas of the building, if any, to be kept clean and free of
obstructions for the Owner's use.
3) Areas of the building, if any, to be dedicated to the Contractor for
storage, staging, or other purposes.
4) Contractor's use of power, heat, lights, restrooms, etc., if any.
001.07 PREPARING AND SUBMITTING BIDS:
A. Bids shall be prepared on attached Bid Forms.
B. Bid forms may be obtained from the Consultant.

C. The Bidder's legal name and business address shall be stated in full.
D. Bids must bear no marks, erasures, writing, changes, or interlineation other
than those provided or requested.
E. Base bids shall include all work contemplated by the Contract Documents.
F. No verbal, telegraphic, or telephonic bid, modifications, or cancellations will
be considered. FAX's will NOT be accepted.
G. The Bidder guarantees there shall be no revisions or withdrawal of the bid
amount for a period of 45 days after bid opening.
H. Signatures shall be in longhand and executed by a Principal duly
authorized to make contracts.
I. The bid proposal shall reflect the cost of all work required by the bidding
documents, plus additions, deletions, or modifications required by addenda
issued prior to bid opening.
J. Envelopes shall contain nothing but bid and bid bonds. Envelopes shall be
opaque, bear Bidder's name, be sealed, and addressed as follows -

K. It is Bidder's sole responsibility to see that his Bid is received at the proper
time. U.S. Mail does not guarantee bid will be delivered by specified time.
Any Bid received after scheduled bid opening time will be returned to
Bidder unopened.
L. All taxes imposed by city, state, or federal government, shall be included
in the bid sum. Washington State Sales Tax is not to be included in the bid
sum.

001.08 BID WITHDRAWALS:
A. Prior to bid opening, Bidders may withdraw bid by written request or by
reclaiming bid envelope.
001.09 OPENING OF BIDS:
A. See Invitation to Bidders. Bids will be privately opened at the office of the
Consultant.
001.10 SUBCONTRACTOR LIST:
A. Conditionally accepted Bidder, submitting a bid involving subcontractors
and suppliers, shall submit a list of such subcontractors and major suppliers
in

2) If agreed to in advance, by mail to Consultant within 24 hours after
bid opening.
001.11 FACTORS AFFECTING CONTRACT AWARD:
A. A Bidder's past performance, organization, subcontractors, equipment, and
ability to perform and complete his contract in the manner and within the
time specified, together with the amount of the bid, will be vital elements
considered in the award of the contract.
001.12 AWARD OR REJECTION OF BID:
A. The Owner reserves the right to reject any or all bids and to waive any
irregularity therein.
001.13 ACCEPTANCE OF BID:
A. No Bidder shall consider himself under contract after opening and reading
of bids until the "Agreement" is signed, and compliance therewith has been
made.

A. A Performance and Payment Bond will be required. Contractor shall state

After removal of the existing roof membrane and all deleterious materials, install
the Built -up Roofing (BUR) System specified, including a vapor barrier, 3/4 inch

SUPPLEMENTARY CONDITIONS
00700.01 DEFINITIONS:
A. OWNER - Xerox Corporation, hereinafter referred to as "Owner ".
B. OWNER'S REPRESENTATIVE / PROJECT MANAGER -

C. CONSULTANT - Roof Consulting & Management Systems - Bill Geist.
D. CONTRACTOR - The Contractor is the person or organization identified as
such in the Agreement.
E. SUBCONTRACTOR - The person, firm, or corporation supplying direct or
indirect labor and /or materials at the site of the Project and under separate
contract or agreement with the Contractor.
F. THE WORK - The Work includes all labor necessary to produce the
construction required by the Contract Documents and all materials and
equipment incorporated or to be incorporated in such construction.
00700.02 PERMITS & SURVEYS:
A. The Contractor shall at his own cost and expense provide necessary
permits, comply with local ordinances and regulations, and provide any
surveys necessary to locate additions or structures and conform to zoning
ordinances and protective covenants governing said real property.
00700.03 CONTRACTOR'S LIABILITY INSURANCE AND BONDS:
1. Insurance:
A. The Contractor shall not commence work under this Contract until he has
obtained, as a minimum, the insurance required hereunder and evidence
of such insurance has been submitted to and approved by the Owner. The

C. Project as defined in the Construction Agreement.
D. Cancellation clause of the certificate amended to read, "Should any of the
above described policies be canceled before the expiration thereof, the
issuing company will mail 30 days written notice to the certificate holder
named to the left "Roof Consulting & Management Systems."
E. Insurance Companies Providing Coverage - All companies listed must be
rated "B Class V" or better in the A.M. Best Company Key Rating Guide- -
Property-- Casualty, current edition.
F. The Name, Address, And Telephone Number Of The "Producer" - The
certificate to bear an original signature of the Authorized Representative of
the Producer. Facsimile or mechanically reproduced signatures will not be
accepted.
3. Performance Bond and Labor & Material Payment Bond:
A. The Contractor shall furnish to the Owner a performance bond and a labor
and material payment bond each in an amount equal to 100 percent of the
Contract sum, as security for all obligations arising under the construction
agreement. Such bonds shall -
1) Be written on Form AIA Document A312. Where the laws of the
state in which the Project is located mandate a statutory payment
bond form, such mandated payment bond form shall be used but is
to be accompanied by the AIA Document A312 Performance Bond.
2) Be issued by a surety company or companies licensed in the state
in which the Project is located and holding valid certificates of
authority under Sections 9304 to 9308, Title 31, of the United States
code as acceptable sureties or reinsurance companies on federal
bonds. The penal sum obligation assumed by each surety, shall not
exceed the authorization shown in the current revision of Circular
#570 as issued by the United States Treasury Department i.e.
"Treasury List ".

3) Be accompanied by a certified copy of the Power of Attorney stating
the authority of the Attorney -in -fact executing the bonds on behalf of
the Surety.
4) The Owner reserves the right to reject any insurance company,
policy, endorsement, certificate of insurance, surety company,
certificate of insurance, performance bond, or labor and material
payment bond with or without cause.
5) The cost of such insurance and such bonds as required above shall
be the obligation of the Contractor.
00700.04 BUILDERS RISK LOSSES:
A. The Owner will reimburse the Contractor, including the interests of the Contractor
and subcontractors, for their losses to the Project described herein caused by the
perils of fire, lightning, windstorm, hail, civil commotion, smoke, aircraft, vehicle,
explosion, riot, vandalism, and malicious mischief. Reimbursement adjustments
will be made by the Owner in accordance with coverage and adjustment
provisions of the Commercial Fire Insurance Policy, Extended Coverage
Endorsement, and Malicious Mischief Endorsement standard to the State in which
the Project is located. Loss adjustments will also be subject to the following -
1. Deductible Clause - The sum of Two Hundred Fifty dollars ($250) shall be
deducted from the total sum of all loss or claim, or series of claims arising
out of any one single accident or occurrence, or series thereof caused by
any and all perils covered. This deductible amount is the responsibility of
the Contractor or the subcontractor.
2. Contractor's Equipment Clause - Loss to the Contractor's equipment of
every description used for construction and not becoming a final part of this
construction project is the responsibility of the contractor or the
subcontractor.
3. Loss Reporting Clause - All losses requiring reimbursement under this
section shall be reported to the Owner's Area Physical Facilities Manager
prior to the beginning of the repairs in order that details of Toss can be
obtained and verified to facilitate a prompt loss adjustment.

00700.05 HOLD HARMLESS AGREEMENT:
A. Contractor shall indemnify and save Owner, Owner's representative, and their
agents and employees and consultants harmless from and against any and all
liability, demands, causes of action, or claims thereof, whether well founded or
otherwise, including the cost of defending the same, for bodily injury to any
persons whomsoever, or damage to property of any persons in the course of
construction as a result of the negligence of Contractor, subcontractor, or
materials supplier, their agents or employees.
B. Contractor shall be liable to defend Owner in any lawsuit filed by any
subcontractor or materialmen as a result of the project which is the subject matter
of this Contract.
C. In any and all claims against the Owner, Owner's representative, any of its agents,
employees, consultants, or Subcontractors, or anyone directly or indirectly
employed be any of them, the indemnification obligation of this article shall not be
limited in the amount or type of damages, compensation or benefits payable by
or for the Contractor or any Subcontractor under R.C.W. Title 51, Industrial
Insurance disability benefit, or other employee benefit acts. This provision will be
mutually negotiated by the parties and will be included in the Contract.
00700.06 EXTRAS & CHANGE ORDERS:
A. The Owner may, without invalidating this agreement, order extra work or make
changes by altering, adding to, or deducting from the Work, the price herein being
adjusted accordingly. However, any changes from the terms of the Contract or
Specifications required by the Owner shall not be valid unless the changes
ordered are in writing with the price specified and signed by both Owner and
Contractor.
00700.07 DELAYS & EXTENSION OF TIME:
A. All time limits stated in the Contract Documents are of the essence of the
Contract.
B. If Contractor is delayed at any time in the progress of the work by any act or
neglect of Owner, or by changes ordered in the work, or by strikes, lockouts,
unusual delay in transportation, unavoidable casualties or acts of nature beyond
Contractor's control, then the time of completion shall be extended for such
reasonable time as may be agreed upon by Owner and Contractor. Such
agreement shall be in writing and signed by Owner and Contractor.

00700.08 CONTRACTOR RESPONSIBILITY:
A. Contractor is fully responsible for the Project and all materials and work connected
therewith until the Owner has accepted the completed Project in writing. The
Contractor shall replace or repair at his own expense any materials or work
damaged or stolen, regardless of whether he has received payment for the work
or materials from the Owner.
00700.09 RESPONSIBILITY FOR ACTS & OMISSIONS:
A. Contractor agrees that he is fully responsible to Owner for acts and /or omissions
of his subcontractors and their materialmen and of persons either directly or
indirectly employed by them.
00700.10 ASSIGNMENT OF CONTRACT:
A. The parties hereto agree that this Contract is not assignable without prior written
consent of the other party, and it is further agreed that the covenants and
promises contained herein shall be binding upon not only the parties hereto, but
their respective successors, administrators, executors, and assigns.
00700.11 PROGRESS PAYMENTS:
A. If construction time exceeds 45 days, on proper certification by Project Manager,
based on Contractor's monthly application for payment, Owner shall, within fifteen
days after receipt of said certification, pay to Contractor a sum equal to 90% of the
amount requested, Tess previous payment thereon.

A. General Requirements, Division One, and other contractual documents apply to
each Division of the Specifications.
B. Sales, use, payroll, unemployment, old age pension, and surtax applicable to this
Project shall be paid by Contractor.

01500 CONSTRUCTION FACILITIES & TEMPORARY CONTROLS
A. Unless arranged differently, the Contractor shall furnish and maintain, at his
expense and in accordance with all local codes and ordinances, temporary water,
toilet facilities, and electrical power.
B. The Contractor shall provide proper storage facilities for storing and protecting
materials on the site as well as scaffolding, ladders, ramps, hoists, etc, all to
comply with Labor Law, safety regulations, and applicable State and local codes.
01540 SECURITY
A. The Contractor shall protect all adjacent private and public property including
sidewalks, streets, underground and overhead utilities, etc. and make any repairs
thereto at his expense.

B. The Contractor shall provide necessary precautions to protect all persons on the
site, including members of the general public, from injury or harm including posting
of warning signs, erection of barricades, guard rails, lights, and any other
protection necessary to meet job conditions, WISHA, and OSHA requirements.
C. The Contractor shall provide protection to building, materials, landscaping, etc,
from any form of damage. All openings in the building shall be provided with
temporary waterproof enclosures as soon as the walls and roof are exposed.
Work in process shall be covered each night. Observe cold weather precautions,
and stop work and notify the Owner and Roofing Consultant when necessary.
01600 MATERIAL & EQUIPMENT (Refer to Instructions To Bidders, Sect 001.05)
A. When several materials are specified by name for one use, the Contractor may
select for use any one of those so specified. The mixing of several products
specified by name for one use is prohibited.
B. Where an item or class of material is specified exclusively by trade name or by the
name of the maker or by catalog reference, only such item shall be used.
C. Where the word "approved by ", "satisfactory to ", "as directed by ", "submitted to ",
"inspected by ", or similar phrases are used in this specification, they shall be
understood to mean that the material or item referred to shall be approved by,
satisfactory to, or inspected by the Consultant.
01700 CONTRACT CLOSEOUT
A. The Project shall be thoroughly cleaned and in first class condition when turned
over to the Owner.
B. The Contractor shall meet with the Owner's representative and consultant for a
final inspection prior to accepting the work. Any defects noted shall be promptly
corrected. The Owner may withhold final payment until such corrections are made
and accepted.

01740 WARRANTIES & BONDS
A. Provide written agreement stating the contractor agrees that at any time during
two years from date of completion and acceptance of the work covered by the
Contract described herein, any part of the materials or workmanship furnished by
the Contractor shall prove to be defective, the Contractor will, upon receipt of
written notice from the Owner to that effect, replace or repair defective work to the
satisfaction of the Owner.
Provide a ten year manufacturer's guarantee for workmanship and materials to
replace or repair defective workmanship or materials to the satisfaction of the
Owner.
Provide a Metal placard to be installed at the direction of the owner stating:
Roofing manufacturer's name, address and phone number, date of
installation, date guarantee expires, roofing contractor's name, address and
phone number, system specification and description of materials and
additional manufacturers, if necessary.

SECTION 07100 DEMOLITION
PART ONE GENERAL
07100.01 DESCRIPTION
A. Removal of the existing roofing membrane, base flashings, insulation, if
any, scuppers, pitch pockets, and all other items deleterious to the new
roofing membrane. For treatment of sight screen, See Alternate No. 1.
B. Allow no debris to accumulate in or on building, on grounds, streets, or
walks. Remove debris from site as demolition work progresses. Legally
dispose of debris at Contractor's expense.
C. Provide for public protection as required by law. Keep streets and walks
clean and free from obstruction. Furnish, install, and maintain for the
duration of work all required scaffolds, chutes, tarpaulins, barricades,
canopies, warning signs, platforms, and any other temporary construction
necessary for proper completion of the work in compliance with all pertinent
safety and other regulations.
D. Present roof membrane assembly does not appear to contain asbestos.
In the event asbestos is identified, conform to WISHA and PSAPCA
regulations.
PART TWO: PRODUCTS
Not used
PART THREE: EXECUTION
A. Carefully remove membrane, base flashings and cant strips, perimeter
edge metal, sight screen, pitch pockets and lead flashings. Replace any
damaged substrate as directed. All adjacent or other work in the building
or on site damaged by the Contractor shall be repaired or replaced at
Contractor's expense. Legally dispose of materials daily.

07200 INSULATION
PART ONE GENERAL
A. It is the intent of these specifications to add 3/4" perlite insulation over the
existing plywood decking only. No other insulation will be installed. If
required by the City of Tukwila, an Addendum to the bidding documents or
a Change Order will be the vehicle for the additional insulation.
07200.01 DESCRIPTION
A. Provide Class A Fire Rated assembly. Over prepared existing roof
substrate, install the roof membrane specified, including a SBS modified
base sheet (vapor barrier), 3/4 inch perlite board, a second modified SBS
base sheet, modified SBS ply sheet and surfaced with a SBS modified
granulated cap sheet.
B. The installation of this section is included in Built -up Roofing specifications.
Related work is specified elsewhere. The following items of work are
covered in other sections of these specifications:

07200.02 SUBMITTALS
A. Product data, Insulation System: Submit the name of the manufacturer and
specification numbers and product names of all materials proposed for use
in the work. Include in submittal installation instructions and general

certificates and delivery logs for bulk materials. Also include Material
Safety Data Sheets for products where applicable.
B. Manufacturers: Provide primary products, including each type of Insulation,
as specified from one manufacturer. Provide secondary products which are
acceptable to, and approved by, the manufacturer of the primary products.

07200.03 PRODUCT DELIVERY, STORAGE, AND HANDLING
A. Delivery: Material shall be delivered in the manufacturer's original sealed
and labeled containers and in quantities sufficient to allow continuity of
application.
B. Storage: Obtain permission of owner for roof top storage. If roof top
storage of materials is used, do not exceed the allowable load for the
structure. Materials shall be stored out of direct exposure to the elements.
Goods shall be stored on end, on a clean, flat surface. Material shall be
protected against moisture so as not to allow moisture to penetrate the
cover or condensation to occur beneath the cover.
C. Handling: Material shall be handled in such a manner as to preclude
damage and contamination with moisture or foreign matter.
PART 2 PRODUCTS
07200.04 MATERIALS
A. Roof insulation: FS HH -I -529, Type 1: Grade 2 noncombustible expanded
perlite board with following characteristics:
1. Board Size: 2 foot X 4 foot (4 X 8 bds. not accept.)
2. Board Thickness: 3/4 inches per board
3. Thermal Conductivity K factor of 0.36 @ 75 degrees
4. Board Edges Square

B. Cant strips: Provide 3 inch cant strips at mechanical equipment curbs per
manufacturer's requirements.
C. Storage: Insulation shall not be left exposed to weather, and no more
insulation shall be installed than can be covered with new roofing in the
same day.

PART 3 EXECUTION
07200.05 GENERAL:
A. Application shall be in accordance with material and roofing system
manufacturer's instructions and the following requirements. Application of
roofing shall immediately follow application of insulation as a continuous
operation.
B. Ensure that surface is clean and dry and secured in place.
C. Do not use wet or damaged high density boards. Apply no more material
than can be covered with membrane in same day.
D. Non - porous, asphalt coated, fiberglass base sheet of 24 pounds per square
minimum weight, Siplast Parabase Plus. Secure insulation to vapor barrier
in accordance with manufacturer's instructions.
E. Stagger perlite board joints by 1/2 sheet, leaving no gaps greater than 1/8
inch.
F. Provide protection for high density boards from unexpected inclement
weather and at the end of each day's work in accordance with membrane
manufacturer's recommendations.
Taper perlite board at drains to provide a 36 inch sump.

07500 MEMBRANE ROOFING
PART 1 GENERAL
07501.01 DESCRIPTION
A. BASE BID:
Furnish and install a Built -up Roofing (BUR) roofing system, flashings,
sealants, and accessories as required for a complete roofing system in
strict accordance with the Specifications and Drawings. Remove and
replace 1" X 4" cedar screening only - framing to remain. Roof assembly
to have a minimum UL Class A fire rating.
B. ALTERNATE BID:
Install metal fabric over existing woodwork attached to wood framework on
sight screen. See Section 07600.02:G for metal requirements and specifics
for metal screening.
C. Related work specified elsewhere. The products of the following items of
work are covered in other sections of these specifications, and installed as
part of this section:

7501.02 SUBMITTALS
A. Product data, Roofing System: Submit the name of the manufacturer and
specification numbers and product names of all materials proposed for use
in the work AT TIME OF BID. Include in submittal installation instructions
and general recommendations for each principal roofing system product
required. Include data substantiating that the materials comply with
requirements, including certificates and delivery logs for bulk materials.
Provide Material Safety Data Sheets for all applicable items, prior to start
of work.
B. The owner will require emergency phone numbers of personnel capable of
responding to a roof related emergency after normal working hours.
Answering service phone numbers are not acceptable for this purpose.
C. Manufacturers: Provide primary products, including each type of membrane
and flashings, as specified from one manufacturer. Provide secondary
products which are acceptable to, and approved by, the manufacturer of
the primary products.

7501.03 QUALITY ASSURANCE
A. Single Installer Responsibility: A single installer (roofer) shall perform the
work, including sheet metal work and carpentry, as required by this
specification; and shall be a firm specializing in roofing system work,
capable of showing successful installations similar to the work required for
this project.
B. Owner: Notify owner and roofing consultant 36 hours prior to
commencement of work. The owner may provide special inspection of the
roofing application. Such inspection will not relieve the contractor of
responsibility for proper completion of the work.
C. Pre - roofing conference: Prior to the installation of the roofing system, meet
at the project site with the roofing contractor, the owner, roofing consultant,
and other entities interested in the performance of the roofing system.
Review the requirements (contract documents), submittals, proposed
installation schedule, location and storage of materials, requirements for
inspections and testing or certifications, forecast weather conditions,
governing regulations, insurance requirements, proposed installation
procedures, and any other items that may be required for completion of the
project. If meeting ends with substantial disagreement between parties,
determine how disagreement will be resolved, and set date for reconvened
meeting.

7501.05 PROJECT CONDITIONS
A. Roof deck shall be clean and dry before any roofing work proceeds.
Roofing shall not proceed during precipitation, nor when moisture from dew
is present, or if precipitation or other moisture source is expected.
B. Do not expose materials vulnerable to water or sun damage in quantities
greater than can be weatherproofed during same day. At the end of each
workday and when weather threatens, provide water cut -offs, that are
proven effective in providing a weathertight seal and in preventing moisture
penetration. Remove at the beginning of subsequent roofing work.
C. Protection against staining and mechanical damage shall be provided for
adjacent surfaces as required during application of roofing.
PART 2 PRODUCTS
7502.01 MATERIALS
A. Subject to compliance with the requirements, provide Siplast 20 /30FR
membrane system.
B. Only one manufacturer shall be used for all membrane components.
C. Roofing Membrane:
Glass- reinforced, G -2 base -ply having a minimum weight of 24 pounds per
square. Fasten with 1" square head nails at standard 9" & 12" pattern.
Install 3/4" perlite board to above base sheet set in full moppings of hot
asphalt. Install a second fiberglass base to perlite, Siplast ParaBase set
in full mopping of hot asphalt. Install a SBS modified, asphalt elastomer
sheet having a minimum weight of 58 pounds per square, Siplast
Paradiene 20.

Glass- reinforced, SBS modified, asphalt elastomer sheet with ceramic
granular surfacing having a minimum weight of 90 pounds per square,
Siplast 30FR, color to be selected by owner from manufacturer's standard
colors.
Membrane Flashing: Asphalt elastomer glass reinforced sheet of 90 pounds
per square minimum weight, Siplast Veral.
Glass reinforced asphalt sheet, Siplast Irex 30.
E. Other Component Materials - All materials specified for use with Siplast
Roofing System to be supplied and installed per manufacturer's
instructions. Components include, but are not limited to, the following:
1. Adhesive /Mastic - for membrane to substrate, or membrane to other
material adhesion.
2. Caulk - for sealing at edges of membrane, reglets, soil stacks, or
other areas where sealants are to be used, Chem Caulk 900, Sika
Flex 1A.
3. Cant strip - treated wood cants for use at perimeter walls, perlite
cants at mechanical curbs.
F. Roof protection pad material to be composed of chopped or ground rubber
particles and synthetic binders. Type: Siplast Trafbloc.
PART 3 EXECUTION
7503.01 INSPECTION
A. A pre- construction conference including the owner, owner's representative,
contractor, consultant, and roofing materials manufacturer's representative
shall be conducted prior to the application of roofing material.
B. Contractor shall verify that work penetrating the roof deck, or which may
otherwise impact or affect the roofing, has been properly completed.

C. When roof deck is exposed, verify that roof deck surfaces are dry and free
of water in any form.
D. Verify deck is supported, secure, clean, smooth, free of depressions, or
projections.
E. Do not begin Work until unsatisfactory conditions are corrected. Beginning
installation implies Installer accepts surfaces and substrates as satisfactory
and ready to receive roofing materials.
7503.02 PREPARATION
A. If conditions are discovered or created which would be detrimental to the
proper application of the Work of this Section immediately notify Consultant
in writing of these conditions and request a decision for their treatment.
B. Remove all existing roof membrane from roof area. Surfaces shall be clean,
dry and free of debris.
C. Install new perlite board around drains. Taper board to provide sump.
Ensure that replacement height matches new roof system profile.
7503.04 APPLICATION
A. General: Application shall be in accordance with roofing system
manufacturer's instructions and the following requirements. Should
instructions conflict, use more stringent. Application of roofing shall
immediately follow application of insulation as a continuous operation.
B. Prime metal flanges, concrete and masonry surfaces with a uniform coating
of asphalt primer.
C. All flanges shall be set in a smooth, even, continuous coating of plastic
cement.
D. Kettles and tankers shall be equipped with accurate, fully readable
thermometers. Asphalt shall not be heated to or above it's FP.

Avoid heating at or near the FBT; should conditions make this prohibition
impracticable, and exception is granted by Consultant, heating above the
FBT must not be done for more than 4 hours. Application temperature
must not be more than 25 °F below the EVT nor more than 25 °F above the
EVT.
E. If EVT information is not provided, the following asphalt temperatures limits
shall be observed: Maximum heating temperature shall be Type IV -
525°F. Minimum application temperature shall be 400 °F.
F. Cutting or alteration of the bitumen will no be permitted.
G. All moppings shall be a maximum of 25 pounds /square, and shall be total
in coverage, leaving no breaks or voids.
H. All layers of roofing shall be laid free of wrinkles, creases or fishmouths and
shall be laid at right angles to the slope of the deck. Sheets shall be laid
directly behind the asphalt applicator. Sufficient pressure shall be exerted
on the roll during application to ensure prevention of air pockets.
Ply sheet shall be fully bonded to the prepared substrate and shall have a
minimum of three inch side and end laps. Cap sheet shall be fully bonded
to the ply sheet surface and have minimum of 3 inch side and end laps.
Laps in the seams of the ply sheet should not coincide with the laps in the
cap sheet, (no stacked laps will be permitted.) End laps to be offset a
minimum 3 feet.
I. Flashings and Accessories: Apply flashing materials to seal membrane to
vertical elements as in accordance with National Roofing Contractor's
Association details and membrane manufacturer's recommendations.
J. All flashing shall be mechanically fastened at the top and at all exposed
edges. Appropriate counter flashing with approved fasteners to be installed
as shown in manufacturer's detail drawings.
K. Exhaust Units: Install new treated wood sleepers under exhaust units .
Set on piece of walk pad sized to extend 1 inch beyond all edges.

L. HVAC Units Skirt Flashings: Flash curbs per manufacturer's details.
Remove existing sheet metal skirt flashings and replace with new to match
existing profile.
Replace existing coping metal at cant only with new 24 gauge, Kynar
finished, coping metal specified. Add 2" X 4" plate to accommodate
insulation height and new crickets. Extend exterior vertical leg 3 inches
below nailer min. and past existing paint line. Fasten with continuous clip
on outside face and gasketed cap screws at 2 feet on center on inside
face: Fasten continuous clip with ring shank galvanized 8d nails spaced at
12 inches on center. Do not cut off the membrane which extends below
nailer. Top fastening of coping metal is not permitted.
At dish antenna, install Trafbloc under existing bracework. Obtain written
permission BEFORE WORK IS STARTED.

07600.01 DESCRIPTION

07600.02 PRODUCTS
A. Copings and counterflashings:
Copings, counterflashings: Prefinished galvanized sheet steel, 24 gauge
unless otherwise noted. Use 20 gauge minimum for clips. Finish to be
Kynar 500 (PVF), color as directed by owner, as selected from standard
color chart, submit shop drawings.
B. Fasteners: Nails shall be hot -dip galvanized steel. Bolts, and nuts, power
driven fasteners, screws, washers, rivets, etc., shall be hot -dip galvanized
or stainless steel. Screws shall be a high -dome, neoprene gasketed, hex
head type, or incorporate a washer with a laminated neoprene gasket, color
to match coping color.
C. Provide 24 gauge Kynar finished skirt flashing with 1/2 inch hemmed drip
edge, profile to match existing.
D. Provide self adhering butyl tape and required manufacturer's primer for
application at surface mounted counterflashings.
E. Sealants as specified in sealant section.

PART 3 EXECUTION
7600.03 FABRICATION /INSTALLATION
A. Examine the substrate and the conditions under which the work is to be
performed, and do not proceed until unsatisfactory conditions have been
corrected. Surfaces to receive sheet metal are to be clean, even, smooth,
dry, and free from defects and projections which might adversely affect the
application. Verify slope prior to installation. Remove all mechanical units
as required for access to curbs. Reinstall as required. Comply with
SMACNA recommendations.
B. Work shall be accurately formed to sizes, shapes, and dimensions
indicated with all angles and lines in true alignment. All work shall be
straight, sharp, and erected plumb and level in proper plane without bulges
or waves. Conform to standards of SMACNA.
C. Fabricate all items in maximum length and keep the number of joints to a
minimum. No length shall be shorter than two (2) feet.
D. Cooperate with other trades in installation of work. Deliver items to be
installed by others in time to avoid delay of project.
E. Make proper allowances for expansion and contraction of materials in all
work.
F. Fabricate coping with outside face of coping to extend 3 inches below
bottom of nailer, and held in place with continuous clip. Inside face
dimension to be 3 inches minimum. Hem edges. Fasten inside face with
gasketed cap screws spaced at 2 feet on center. Top fastening not
permitted.

G. Install surface mount counterflashings backed with self adhering butyl tape
and tooled sealant. Form with sealant Hp.

GENERAL NOTES
1. Contractor to verify all dimensions and site conditions. Notify appropriate parties
of any conditions prior to bid which could affect the indicated work. Failure to
notify constitutes acceptance of the conditions and indicated scope of the work.
Existing conditions shall not be the basis for contract increases.
2. Contractor shall not scale the drawings, as the drawings are general and are only

startup of the work. Failure to establish the operational status
of the HVAC units and equipment shall not relieve the con-
tractor of responsibility for non operational HVAC equipment,
or units.
