Per our telephone conversation today, we are writing this letter to address the 6 items in the "EXCEPTION" portion of the Document Requirements necessary to obtain a building permit for recovering a commercial roof 1. The existing roofing; is composed of a base sheet nailed to the wood decking (approx. .4 lbs /sq. ft.) + 2 plies of fiberglass felts (approx. .18 lbs/sq. ft. total) + 3 moppings of asphalt (approx. .75 lb /sq. ft total) for an overall total weight of approximately 1.33 lbs per square foot. This information was obtained by cutting out pieces of the membrane. The roof system we are proposing to apply over this membrane is composed of total ply weights of approximately 1.26 lbs/sq. ft. + 3 moppings of asphalt totaling .75 lbs per square foot for a total applied weight of approximately 2.01 lbs per square foot (see enclosed manufacturer's cut sheet). The total combined weight of the existing and new roof membranes would be j oximately 3.34 lbs. per square foot. It is our understanding that all building codes in recent history have required structures sufficient to accommodate much more weight that this, so we believe that this structure is sufficient. 2. We have walked the entire roof and found no deficiencies in the structural integrity of the underlying roof deck. 3. The roof has drainage built into the roof structure. Each existing roof drain has an overflow drain within 3 feet , that is elevated 2" off the finished roof surface. This drainage system has not allowed detrimental accumulations of standing water. The existing roof membrane is attached to the wood deck with square head roofing nails. The roof we are proposing to apply will also be mechanically attached to the roof deck using square head, ring shank roofing nails, applied at the manufacturer specified rate. 5. There is no underlying rigid roof insulation. Further, we know of no prior incidences of roof leaks that may have soaked the underdeck insulation. 6. The roof system that we are proposing to apply is U. L. Class A fire rated (see Manufacturer's cut sheet). We apologize for not having this information included with our original permit application. The existing roof is composed of a smooth surfaced built -up asphalt membrane applied over plywood roof decking. This membrane is thin and lays flat, so it is appropriate to simply reroof over it without performing demolition work. We are proposing to apply a four ply mineral surfaced cap sheet, built -up asphalt roof, including a 10 year membrane manufacturer's warrant. This roof system is U. L. Class A fire rated and is attractive and virtually maintenance free. The exterior parapet walls are tilted up concrete slabs. Currently no coping exists on the tops of these walls. We don't know if this has caused a leaking problem, but we believe that copings should be installed to assure that water does not enter through the tops of these walls. We are proposing an alternate price to install copings. This roof consists of one ply of Malarkey 501 SBS modified base sheet mechanically attached with square head roofing nails, covered by two plies of Malarkey 500 fiberglass ply sheet set in moppings of hot asphalt. This roof is then surfaced with one ply of Malarkey 502 mineral surfaced cap sheet, set in a mopping of hot asphalt. • All vertical surfaces will receive an additional ply of base sheet and a ply of Malarkey 601 SBS modified mineral surfaced cap sheet, both applied with hot asphalt. New lead pipe flashings will be furnished and installed throughout, to be primed, set in bituminous cement, and stripped in with two plies of ply sheet prior to application of cap sheet. All previously removed reglet metal will be replaced with new. The existing clamping hardware at the roof drains will be reused or replaced as necessary to assure a proper clamping ring assembly. As an alternate new, custom fabricated, factory finished, 24 gauge galvanized steel coping metal will be furnished and installed throughout. All work will be performed in a thoroughly workmanshiplike manner. After completion a 10 year No Dollar Limit warranty will be issued to the owner by Malarkey Roofing Company. Payment will be in full within thirty days after completion. We will furnish all labor, materials, and equipment to complete the previously described reroofing work for the price of $ 43,748.00.
