IE MATTER OF SR 405, Green River Interchange. Elections
KNOW ALL MEN BY THESE PRESENTS, that the grantor ROBERT POON, a
married man, as his separate property, for and in consideration of EXCHANGE OF REAL
PROPERTY INTERESTS, hereby conveys and warrants to the STATE OF WASHINGTON
the following described real property situated in King County, State of Washington, to the
same extent and purpose as if the rights herein granted had been acquired under Eminent
Domain statute of the State of Washington:
That part of the Henry Meader D.L.C. No. 46 and that part of Government
Lot 8, all in Section 24, Township 23 North, Range 4 East, W.M., described as
BEGINNING AT A POINT opposite Highway Engineer's Station (hereinafter 0C
referred to as HES) SR 181 143 +53.57 on the SR 181 Line Survey of SR 405,
Green River Interchange, and 147.89 feet northeasterly therefrom; thence
North 88 West to a point on a line drawn parallel with and 72 feet
northeasterly, when measured at right angles, from said SR 181 Line Survey;
thence northwesterly along said parallel tine to a point which is North
88 West froin a point opposite HES SR 181 142 +92.72 on said SR 181
Line Survey and 147.89 feet northeasterly therefrom; thence South 88
East to a point on a line drawn parallel with and 20 feet southwesterly, when
measured at right angles and /or radially, from the Y Line Survey of said
highway; thence southeasterly along said parallel line to a point which is South
88 East from the point of beginning; thence North 88 West to 1

Also, the grantor herein conveys and warrants to the Mato of Washington all r ights

of ingress and egress (including all existing, future, or potential easements of access,
light, view, and air) to, from, and between the lands herein conveyed and the grantor's
remaining lands abutting thereon, except that the grantor reserves to himself, his heirs,
successors, or assigns the right of reasonable access to the 156th Street connection to said
SR 405 at any point easterly of a line parallel with and 147.89 feet easterly of the SR 181
Line Survey of said highway.
The specific details concerning all of which are to be found within that certain map
of definite location now of record and on file in the office of the Secretary of
Transportation at Olympia and bearing date of approval January 30, 1962, revised
November 28, 1988.
Acceptance by the State of Washington of this conveyance is done upon the express
understanding that the grantor herein, or his heirs, successors, or assigns, shall complete
the improvement of said land in accordance with that certain Developer's Agreement
dated April 23, 1987, between the City of Tukwila and the grantor KING COUNTY
NO EXCISE TAX

It is understood and agreed that the delivery of this deed is hereby tendered and that
the terms and obligations hereof shall not become binding upon the State of Washington
unless and until accepted and approved hereon in writing for the State of Washington,
Department of Transportation, by its Secretary or his duly authorized representative.
