QUIT CLAIM DEED
THE GRANTOR SBD, Inc. for an in consideration of ONE DOLLAR AND NO /CENTS
($1.00) in hand paid, conveys and quit claims to CITY OF TUKWILA for any and all
municipal purposes as Grantee, the following described real estate, situated in the County of
King, State of Washington, including any after acquired title:
PARCEL E
That portion of Puget Sound Electric Railroad (P.S.E.R.) right -of -way in the City of
Tukwila, Washington, described as follows:
Commencing at the southwest corner of Lot 25, block 9, per Plat of Hillman's Seattle
Garden Tracts, according to the Plat thereof, recorded in Volume 11 of Plats, page 24, in
King County, Washington, also being a point on the northeasterly margin of Maule
Avenue per said Hillman's Plat; thence along said northeasterly margin South 43 °41'20"
East, 10.00 feet; thence leaving said northeasterly margin South 46 °18'40" West, 109.97
feet to a point on the Northeasterly margin of Interurban Avenue South and theTRUE
POINT OF BEGINNING, thence along said northeasterly margin of Interurban Avenue
LO South, North 43 °41'19" West 407.64 feet to the most southerly corner of Right -of -Way
No. 8 per Auditor's file No. 6557639, Records of King County, Washington; thence
q leaving said northeasterly margin of Interurban Avenue South along the southeasterly
margin of said Right -of -Way No. 8 North 46 °18'40" East 20.00 feet; thence leaving said
Q southeasterly margin of said Right -of -Way No. 8 along a line parallel with said
northeasterly margin of Interurban Avenue South South 43 0 41'19" East, 407.64 feet;
thence South 46 0 18'40" West 20.00 feet to the TRUE POINT OF BEGINNING.

The basis of bearings for the above described parcel is the southwesterly margin of Maule
Avenue from the most northerly corner of Right -of -Way No. 6 to the most easterly corner
of Right -of -Way No. 8 per Auditor's File No. 6557639 as shown on a Record Survey for
the City of Tukwila, filed in Book 38 on page 186 of Surveys in said County bearing
taken as South 43 °41'20" East.
