AVENUE NO EXCISE TAR 55 ,IAN 17 1985 0% DEDICATION DEED AND EASEMENT IN CONSIDERATION OF the recording of the Short Plat, recor- ``b ded under Short Plat No. 8501030748, King County, Washington, on January 3, 1985, the undersigned, A.E. PROPERTIES, INC., a Cali- fornia corporation, owners of the land subdivided by said Short i Plat and Grantors hereunder, hereby convey, quit4claim and dedi- cate to the City of Tukwila for road purposes as part of West Valley Highway (S.R. 181) the real property described on Exhib- 7 it "A" attached hereto and incorporated herein by reference, which property is designated on said Short Plat as: "Area to be dedicated to the City of Tukwila upon recording of the Short �T Plat." This roadway dedication is for the use of the public and for public purposes as a portion of the public right -of -way de- scribed. The undersigned, A.E. Properties, Inc., a California corpo- ration, as owners of the real property, further establish, for sidewalk use, a permanent, perpetual and non exclusive easement upon the real property described on Exhibit "B" attached hereto, which real property is a portion of the Short Plat and is desig- nated thereon as: "Sidewalk easement." This grant and dedica- tion and sidewalk easement is hereby established and declared, and is in consideration of the Plat recording. Said easement is established for the use and benefit of the public and for public purposes as a sidewalk easement. This conveyance, dedication, and easement is made with the consent and in accordance with the desire of the undersigned owner and grantor and is in connection with the recording of the Short Plat herein described and to implement the provisions set A forth in said Short Plat. 1 DATED this 1 r day of YIt1c�Y 1985. 4 C A.E.
