SPECIAL WARRANTY DEED
THE GRANTOR, AE PROPERTIES, INC., a California
corporation, for and in consideration of Ten Dollars ($10.00) and other
valuable consideration, in hand paid, does hereby grant, bargain, sell,
convey and confirm to TUKWILA HOTEL ASSOCIATES LIMITED
PARTNERSHIP, a. Washington limited partnership, the following- described
real estate:

(a) Easement granted to Puget Sound Power
Light Company, a Washington corporation,
affecting the real property described therein,
to construct, operate, maintain, repair and
replace an underground electric transmission
vault' and any and all necessary
appurtenances thereto including: but not
limited to underground conduits., ate., also to
construct, operate, maintain, repair and
replace an underground. 115, kilavolt power
line duct bank, recorded January 12, 1976,
under King County Recording No. 7601120529..
(b) River protection easement with right to
construct and maintain a. rip -rap. bank
protection and remove debris along the right
bank of Green River, together with
reasonable- access necessary for river
improvement work., as• granted by instrument
recorded under Recording No. 5364108.

and changing in course of Green River.
(d) Any prohibition of or limitation of use,
occupancy or improvement of the land

statutory or other implication, and does hereby covenant that against all
persons whomsoever, lawfully claiming- or to claim by, through or under
said Grantor, and not otherwise,. it will forever warrant and defend the
said described real estate.
