This letter serves as a notice of decision that the application for planned action regarding the repaving of an
existing 44 -space parking lot is issued pursuant to TMC 21.04.156.

REQUEST:
Determine that the proposed improvements fall under the Manufacturing /Industrial
Center -Heavy (MIC /H) planned action criteria and therefore no additional SEPA
review is required.
LOCATION: 3333 South 120th Place
PROJECT DESCRIPTION: The project involves the repair and repaving of an existing 44 -space parking lot
located between Buildings 2 and 3 in the Intergate East complex. It will require the export of approximately
800 tons of asphalt and the import of approximately 842 tons of asphalt and 916 tons of crushed rock.
DETERMINATION: The project falls under the planned action guidelines. The decision is final with no
administrative appeal.
ZONING /COMPREHENSIVE
PLAN DESIGNATIION: MIC /H
Project materials including the application, any staff reports, and other studies related to the permit are
available for inspection at the Tukwila Department of Community Development, 6300 Southcenter Blvd.,
Suite 100, Tukwila, Washington 98188 from Monday through Friday between 8:30 a.m. and 5:00 p.m. The
project planner is Deborah Ritter, who may be contacted at 206 -431 -3663 for further information. Property
owners affected by this decision may request a change in valuation for their property tax purposes
notwithstanding any program of revaluation.

between Buildings 2 and 3 in the Intergate East complex. It will require export of

916 tons of crushed rock. Site lighting, landscaping and irrigation will be replaced.

process.

asphalt pavement area is 58,000 s.f. Landscape (14,000 s.f.) will be installed to
equal 44,000 s.f., 25% less than existing condition..

any: Standard good practice of temporary erosion control to protect nearby stream
and catch basins.
2. Air
a. What types of emissions to the air would result from the proposal (i.e., dust,
automobile odors, industrial wood smoke) during construction and when the project

Normal construction noise, dust and odors. When completed, parking for 44 existing
vehicles in areas of work to produce noise and emissions.
