At present no development is proposed. The changes call for policy revisions to allow eventual development. Specific environmental impacts would be addressed in the event that actual development proposals result from policy revisions. (We have some concerns over allowing office as a permitted use in MIC/H. These will be addressed in the staff report to the Planning Commission, and we will recommend that consideration of this amendment can be held until the MIC Background Report is updated later in the year. Sensitive Area policy revisions are a placeholder until specific policy changes are proposed by staff and consultants. Changing LDR to Office along Southcenter Boulevard raises access concerns at the specific site. These issues will be raised in the staff report to the Planning Commission; we will probably recommend deferring consideration of this issue until access issues are addressed.) This is a non - project action; no change in access is proposed. Additional environmental evaluation will be prepared if specific project is proposed. 02- 068 —LDR to 0 /Eric Robb @6542 Southcenter Boulevard • The site is accessed via a 40 -foot access and utilities easement off Southcenter Boulevard, at the intersection of Southcenter Boulevard and 68th Avenue South. The existing driveway is very steep and narrow, lacking the landing of 2 -3% approaching the sidewalk and intersection that is typically needed for commercial -type access. The existing conditions make any access to the Southcenter Boulevard arterial difficult. Although no change is proposed in the low volume traffic generated by the existing uses, any new, more - intensive office use would require a revision to the access for safety purposes. With wet or icy conditions, vehicles including trucks, will have considerable difficulty in leaving or entering the driveway, posing a potential hazard to pedestrians or other vehicles in the roadway. SUPPLEMENTAL SHEET FOR ALL PROJECT AND NON PROJECT PROPOSALS The objectives and the alternative means of reaching the objectives for a proposal will be helpful in reviewing the foregoing items of the Environmental Checklist. This information provides a general overall perspective of the proposed action in the context of the environmental information provided and the submitted plans, documents, supportive information, studies, etc. 1.
