The proposed land use action is a Comprehensive Plan/Zoning Code Amendment. The
applicant is proposing a change in the Land Use and Zoning Code Maps from Low
Density Residential (LDR) to Office (0). The site is approximately 0.74 acres and is
occupied by two, separate single - family residences. The applicant wishes to continue
using the site for residential purposes after the Land Use and Zoning Maps are amended.

The site is located within the Class 3 Sensitive Areas region of the City of Tukwila's
Comprehensive Land Use Policy Plan Map. Class 3 Areas are defined as "[areas] where
landslide potential is high, which include areas sloping between 15 and 40 percent and
which are underlain by relatively impermeable soils or bedrock, and which also include
areas sloping more than 40 percent."

1. Earth

The site contains a portion of a steep slope in the southern areas of tax lots 17 and
19, and is relatively flat in the remaining areas of the subject property.
b. What is the steepest slope on the site (approximate percent slope)?
The steepest slope onsite is approximately 40 percent, and is located at the
approach of the existing access drive.
c. What general types of soils are found on the site (for example, clay, sand,
gravel, peat, muck)? If you know the classification of agricultural soils,
specify them and note any prime farmland.
The U.S. Department of Agriculture Soil Conservation Service Soils Survey lists
this area as "Urban Land" (UR) soils. UR is soil that has been modified by
disturbance of natural layers with additions of fill material several feet thick to
accommodate large industrial and housing installations. In the Green River Valley,
the fill ranges from approximately 3 feet to more than 12 feet in thickness and from
gravelly sandy loam to gravelly loam in texture. The erosion hazard is slight to
moderate.
d. Are there surface indications or history of unstable soils in the immediate
vicinity? If so, describe.
The Tukwila Comprehensive Plan Sensitive Areas Map lists this area as being an
area where landslide potential is high.
e. Describe the purpose, type, and approximate quantities of any filling or

The site has not been historically used for agricultural purposes.

Tax Lot 18 is occupied by a single- family residence constructed in 1957. It is a
single- story, brick structure, and is centrally located on the lot. Tax Lot 19 is
occupied by a single - family residence and a detached garage. Tax Lot 17 is vacant
and is used for access and utilities.

There are currently no plans for development - specific projects for this site. However,
should there be a future development project, the project will implement stormwater
