Background:
This checklist covers two "annual" Comprehensive Plan/Zoning Code amendments including:
1) Comprehensive Plan text amendments to the Tukwila South element of the Comprehensive
Plan.
2) Comprehensive Plan map change and Zoning designation change from Low Density
Residential (LDR) to Commercial Light Industrial (C /LI) at the property located at the
western terminus of South 126th Street and between Tukwila International Boulevard and 34th
Avenue South. This property is part of the Department of Homeland Security property
currently under construction at Intergate East. Tax lot number 734060 -0602.
At present no development is proposed. The changes call for policy revisions to allow eventual
development. Specific environmental impacts would be addressed in the event that actual
development proposals result from the policy revisions.
Determination:
Staff recommends issuing a Determination of Non - Significance.

area as an urban multi -use district, which will be subject to
master plan approval.

L03 -077 (La Pianta)- Tukwila South is the area generally from South 180`h Street south to the
City's annexation boundary at South 204th Street. A portion of this area is still part of the
unincorporated King County, which is in the City of Tukwila's potential annexation area.
L03 -078 (Sabey)- The property is located at the western terminus of South 126th Street and
between Tukwila International Boulevard and 34th Avenue South. This property is part of the
Department of Homeland Security property currently under construction at Intergate East. Tax lot
number 7340600602.
12. Does the proposal lie within an area designated on the City's Comprehensive
Land Use Policy Plan Map as environmentally sensitive?
L03 -077 (La Pianta) -The current proposal is for text amendments to the Tukwila South element of the
Comprehensive Plan. Tukwila South is the area generally from South 180th Street south to the City's
annexation boundary at South 204th Street. The total area exceeds 400 acres and there may be some
portions that have steep slopes and wetlands. However no development is proposed at this time.
B. ENVIRONMENTAL ELEMENTS

Code amendments pertain to two different areas of the city. Both areas
include some steep slopes. However both requests are non - project
action.

This is a non - project action. Slopes will be dealt with in future proposals
which deal with specific development proposals.

gravel, peat, muck)? If you know the classification of agricultural soils,

Different types of soils exist within the city limits. This is a non - project
action so there is no need for more detailed soil information at this time.

Areas of unstable soil exist within Tukwila. Areas of potential geologic
instability are shown on Tukwila's Sensitive Areas Map.

Rental.

Homeland Security regional immigration facility is being constructed.
