MEMORANDUM
SUBJECT: PROPOSED ZONING CODE AMENDMENTS
1. TRUCK TERMINALS
Making them permitted versus conditional use in M -2 zone.
Use is consistent with purpose of zone. Existing M -2 zone and surrounding
area will not be adversely impacted by moving from conditional to permitted
use. In Fire #1 area, M -H zone allows use outright.
2. STEEL MANUFACTURING
Proposal is update of language in steel processes. No significant changes
in actual use within M -2 districts.
3. TRANSIT OPERATING BASE
Re training - the absence of the use in an oversight of the Code and cur-
rently occurs in M -2 zone.
4. HEIGHT EXCEPTION AREA
Proposal will increase height allowed. Much of the area is restricted by
river height restriction and /or airspace plan for Boeing Field.
5. HEIGHT REGULATIONS AROUND MAJOR AIRPORTS
Proposal duplicates federal height regulations and provides consistency
between layers of government.
6. MOBILE HOMES
Proposed code change will not impact areas of City where legal nonconforming
mobile or manufactured homes exist. In essence extending life of manufac-
tured homes within City limits.
For owners of these types of structures allows a less expensive form of
upgrade or replacement than with a conventional or modular home.
