EPIC FILE NO. 25 -87 Enviornmental Checklist Review In review of the subject enviornmental document, I provide the following comments: Item #10, page #3: As the sanitary sewer system serving your property is tributary to a Metro maintained and operated lift.. station and.interceptor pipeline, requested is an approval through Metro allowing for the rezone to C -2 for your entire property for more.intensive use of the property relative to the capacity of Metro's downstream sewerage systems. Item #14 d, page #16: R /W's identified oniahibit. "B of the enviornmental document are as follows: A. 15 1.f. - S. 135th St. B. 30 1.f. - 53rd. Ave. S. C. 35 1.f. - 52nd.Ave. S. To apply the City's street..width requirements of 48 1.f. for roadways, 1/2 1.f. for curb /gutter additional, each.side of'r.oadways, and 6 1.f.. each side, for sidewalks in commercially zoned areas, requested is a plan be developed which shows these roadway standards applied-to the adjacent public right of ways for future streets, and identification of-right of way donations to be applied as a condition of this rezone. Item #16, page #17 - sewer and water availability In review of the City's Comprehensive Water.and Sewer Plans, noted is that the local systems are not.sized for commercial zoning. Sewer and water extensions will very likely required at the :time a specific development proposal comes into the City for review. The mi:ni:mum size of downstream sewer lines for commercial developments shall be 8" diameter (or higher designed size for specific flows); the water mains servin5 commercial developments shall be 10" diameter for looped systems; 12 diameter for non- Page 2 12/16/87 memorandum by Phil Fraser looped water systems and /or designed minimum flows, whichever is greater. Item #16, page #17 needs be revised to recognize ;:.the.upgrade of sewer and water systems at the time of development. Finally, the property rezone shall recognize and obligate street and storm drainage improvements that will be needed at the time of development. The street improvements are per the requirements under Item #14 d, page #16 above. This imput shall be reflected in the environmental document. Requested is the environmental document be revised per the above requests and resubmitted in the next 5 working days so that the Planning Department's schedule for rezone and'annexation may be met.
