Access from S. 134th Street has been deleted from plans. 2. David Evans & Assoc. & Phil Frazer are working storm drainage question. FIRE - Letter to Doug. Gibbs has been sent addressing his concerns numbering 21 items. POLICE - Item 14F. There will be estimated 25 to 30 trips per day generated. 60% of the volume will be by noon time. Item 14C. There will be 19 parking stalls for completed project. There would be no stalls eliminated. Handicap stall moved to main entrance retail sales. P.R. - Sidewalks will be provided under letter of agreement with Owner. Corrections will be made per Mahan & Smith, Inc. letter of July 30, 1985 and sent back for their approval. Sconzo, Architect Thomas A. Sconzo Architectual Firm 918 124th Avenue NE Bellevue, Washington 98005 Re: Farwest Paint Company - Utility Site Plans: A -1 & Civil Drawing 1 o f 1 Dear Mr. Sconzo: The Public Works Department has reviewed your plan sheets number A -1 and 1 of 1 and approved these drawings per the following comments: Prior to obtaining the permits indicated below, approval of the Building Official and Planning Director shall be obtained. 24 -hours prior to beginning the work the Contractor shall apply for and obtain the following permits: 1. Hauling Permit (Permit Fee: $25.00) - $2,000 Bond, Certificate of Insurance and Route Map shall also be provided at the time of applica- tion for the permit. 2. Curb Cut /Access /Sidewalks (Permit Fee: $25.00) - Currently the City is waiting for a letter from WSDOT with regard to limited access to allow for sidewalk on 134th Street South. Upon determination between the City and WSDOT, and per Ordinance 1233, a resubmittal of Site Plan 1 of 1 shall be provided indicating the appropriate sidewalk and /or a commitment by the development to provide the sidewalk in the future. 4.. Sanitary Side Sewer - Regular Connection Charge: $170. A Special Assessment fee, if appropriate, will be determined at the time of application for the Sanitary Side Sewer Permit. Currently the deve- loper is reviewing his records to ascertain whether the Public 8" sani- tary sewer main built and continuous to 134th Street South was developed by Farwest Paint ownership to the north, and now programmed for utilization by the new building. • • Thomas A. Sconzo September 6, 1985 Page 2 The plan (Sheet 1 of 1) designation for 57 L.F. of 6" PVC shall be changed from "public" to "private ". An outside drop shall be installed in sanitary manhole (invert eleva- tion 15.81) as part of connection of this sanitary side sewer, per APWA standards and specifications for public manholes. 5. Water Meter Permit - The City requires a minimum 1" domestic water meter for all commercial buildings. There is a conflict in your kplans with regards to the size of your service line. One plan shows it to be one inch and the other plans shows it to be 2 inch. Prior to applica- tion of this permit, the developer shall determine the size of the meter and service line. The City crews will build the water service from the main extension to and including the water meter. The special connection fee, if appropriate, will be determined at the time of application for the permit. 6. Fire Loops /Hydrants Permit (Permit Fee: $25.00) - City records do not identify the water system directly serving your property; however, City staff believes the existing water line from Water District #125, serving the hydrant shown on your plans has been abandoned and there exists a private water main coming off of the water valve (WV) in South 134th Street which is not shown on your plans. Prior to construction of any utilities this water line shall be verified in the field. Prior to installation or application for the Fire Loop Permit, the owners /engineers shall provide the City with a study indicating the needs /requirements for fire flows for the development and the capacity of the existing system /upgrading of the system required by the develop- ment (solely at the developer's cost) to afford the necessary fire flows /domestic flows for the proposed development. This calculation shall include a review and compliance to the City's Comprehensive Water Plan. This system shall be built per the requirements of the insurance underwriters /rating bureau and the Tukwila Fire Department. A future standby charge will be assessed against the development and provided through water /sewer billings on a monthly basis. Note: No. 7 shall_be changed from DIP Class 50 to DIP Class 52. 7. Storm Drainage (Permit Fee: $25.00) - Approval of this storm drainage system includes the hydraulic calcs dated June 1985 by David Evan and Associates, Inc. indicating that the site as proposed is above flood plane and a flood zone permit used not required by this development per existing flood control permit maps. 8. Landscape Irrigation Permit (Permit Fee: $25.00) - If irrigation is required via the Planning Department /or elected by the developer and • Thomas A. Sconzo September 6, 1985 Page 3 irrigation permit shall be applied for and obtained prior to construc- tion of irrigation system.
