The proposed development is located approximately one - quarter mile north of SR 405 in the northeast quadrant of the intersection of Interurban Avenue South and Southcenter Boulevard. Proposed use is for Manufatured Home Display and Sales Center. Access will be from Southcenter Boulevard. They may not pertain to the environmental determination, however, it was requested that they be forwarded to you as they will need to be addressed during subsequent project reviews. Fire Department (Doug Gibbs, 575 -4404) 1. Fire alarm systems will be required in all buildings under 10,000 square feet (per City Ordinance #1327). 2. Sprinkler systems will be required in all buildings over 10,000 square feet (per City Ordinance #1141). Some buildings under 10,000 square feet may be required to be sprinklered if there are problems with access, exposure, grade, exterior construction, etc. Parks and Recreation (Don Williams, 433 -1843) 1. Access to the Green River by the public currently takes place-at this site and it is the Parks and Recreation Department's desire to see this continue. A 20' to 30' easement for a public trail within the river setback zone is hereby requested. The easement is measured from the top of the dike back away from the water. This easement will be part of a City riverfront trail system. The same space can be used by King County to maintain the dike, and if needed by the Fire Department, as a fire lane. The City would be pleased to work with the developer to work out the details. The trail is a goals as identified in the City's Park and Open Space Plan. E. corner Southcenter Boulevard and Interurban Avenue) The manufactured home display center proposed by United Homes Corporation will be located at the Northeast corner of the intersection of Southcenter Boulevard and Interurban Avenue in Tukwila, Washington. Surrounding uses include vacant commercial sites (with proposed office and hotel uses), Fort Dent Park and multi - family residential. The residential use is isolated from the site by its location on an adjacent hill, therefore, our development will have no impact on its residents. To achieve our marketing objectives, a residential atmosphere will be created in the manufactured home center. All homes will be "set -up" and landscaped. We expect traffic volumes significantly lower than those produced by office buildings, hotels, or a fast -food restaurant. Fort Dent Park will benefit from our development by the appearance that the park is situated across the Green River from a residential subdivision. The manufactured home center will also provide a more pleasant entry to the park access road (Southcenter Boulevard) as a result of the residential atmosphere.
