ANY PERTINENT COMMENTS: #7 — In establishing hours for parking and entryway lighting, consideration should be gived to the staffing hours of tenants. Tenants maintaining staffs on a 16 or 24 hour basis have lighting needs and priorities much the same as those on a routine day shift. #13 a. The addition of_19,886 S.F. of office space, where there is now a vacant lot, will most definitely increase traffic to the specific location and in the area in general. b. How many persons will staff the building? Will 81 parking stalls be sufficient to meet the needs of tenants, staff, and visitors? c. Entry and exit of vehicles will have a slowing effect on existing traffic patterns on Andover West. f. The addition of 75 ot more vehicles on exisitng traffic has to impact the present accident rate in the immediate area. Vehicles turning left fmom the southbound lane and crossing northbound traffic, and vehicles exiting the parking area pose a particular hazard. #14 b. Proposed building plan will effect existing Police patrols by expanding the patrol coverage to be provided by the District car. The building :exterior will.be of architectural concrete columns and spandrel panels with either reflective glass or bronze solar glass windows wrapping almost continuously around each floor. Reflective glass block will be used at each entry to allow diffused natural light to illuminate the stairways. The flat roof will house the main heating and air conditioning unit and will be screened from public site by the use of baked enamel steel panels and concrete parapet walls. The building steps back 2 feet per floor from the roof line, thereby allowing for more landscaping around the building. #7 LOCATION OF PROPOSAL: The project is located in the Andover Industrial Park on the east side of Andover Park west approximately 300 ft. north of Minkler Boulevard. It is bounded by the "UPS" parking lot to the north, railroad tracks to the east, office /warehouse space to the south and the Southcenter Corporate Square to the west. The lot is presently vacant except for a small concrete block shelter which will be removed. The east portion of the lot has been filled in the past and has been paved for a parking area. The west portion has 2 -3 ft. of fill on the north and south thirds of the property. An access road exists through the unfilled portion. Flora, except for weeds, is non - existent on the site as for larger species of fauna. /lb
