CC 1. Covenant should be included restricting any curb

Construction of the proposed culdesac will result in additional
vehicular movement onto the site. New parking facilities,.will
need to be constructed with lot developments. A portion of
the site will be rail - served, however,. railroad tracks have
been constructed. Overall traffic circulation will remain the same.

Gentlemen:
This letter has reference to the filing of the Preliminary
Plat of Upland's proposed Tukwila Industrial Park in the City
of Tukwila, Washington. Specific reference is made to Item
6 of the Staff Recommendations as presented.
Upland Industries believes it is essential to include a
25 foot roadway easement reservation across the southerly portion
of our property. It is our opinion that the possibility for the
future construction of a dedicated street, built to City standards,
be preserved. The configuration of the plat will allow for
direct public access to all lots. The necessity of a dedicated
street, in this location, at this time, for our development is
not anticipated. The easement reservation in no way constitutes
a detrimental effect on the development of the property and
allows full control by City authorities over its future use,
if any.
Your discretion and judgement is requested in this consid-
eration.
