Specific reference is made to Item 6 of the Staff Recommendations as presented. Upland Industries believes it is essential to include a 25 foot roadway easement reservation across the southerly portion of our property. It is our opinion that the possibility for the future construction of a dedicated street, built to City standards, be preserved. The configuration of the plat will allow for direct public access to all lots. The necessity of a dedicated street, in this location, at this time, for our development is not anticipated. The easement reservation in no way constitutes a detrimental effect on the development of the property and allows full control by City authorities over its future use, if any.
