Benaroya Company 5950 Sixth Avenue South, Seattle, WA 98108 (206) 762 4750 .I: May 18, 1977 Office of Community Development City of Tukwila 6230 Southcenter Boulevard Tukwila, Washington 98188 Attention: Mr. Fred N. Satterstrom Planning Supervisor Re: Environmental Questionnaire Rezone from R -1 to C -2 In response to your letter of May 11, 1977, I have enclosed two sheets indicating schematic proposed development in the proposed rezone area. One building is shown immediately to the north of the existing Carriage House which is on relatively flat ground, and the present earth is very close to the proposed finished grades. The other proposed building is to the west of the existing Carriage House in an area which according to our survey by Chadwick Surveying & Engineering shows where a previous building existed. This area averages around 140 ft. in width from the , south line of the proposed rezone to the toe of the slope on the north. It appears that only minor cutting or filling would be required to place a building in this area, and it is not our intent to cut into the steep hillside as was previously done due to the installation of the rail. Inasmuch as the two buildings shown are proposals, it is difficult to be much more detailed than what is shown on the two submitted sheets. If more information is required, please let me know. As previously stated, it is very important to us to be on the May 26 Planning Com- mission meeting for a public hearing. Kenneth D. Long Architect Jack A. Benaroya Company 5950 Sixth Avenue South Seattle, Washington 98108 RE: ENVIRONMENTAL QUESTIONNAIRE: REZONE FROM R -1 to C -2 Dear Ken: This office has just completed an initial review of your environmental questionnaire on the above referenced rezone. Under the impacts to "Earth ", it is indicated that a result of the rezone (and eventual commercial development) will be the disruption, displacement, compaction or overcovering of the soil and that a change in topography or ground surface relief will occur. It is not stated, however, what areas on the site will be affected. Will these topographic or ground surface relief changes occur primarily on the valley floor portion of the site or are they to occur on the slopes to the west as well? If changes are to occur on the slopes, to what degree will this hillside be affected? Also, if you have any site plans depicting eventual development on this site it would allow this office to better determine what impacts there might be. If you have any questions, please contact me. Bear in mind that the Plan- ning Commission cannot review the rezone request until a determination on environmental significance has been made. Si erely, ed N.
