Curb -cut of 24'- -width be established for the west parking area, such curb -cut to be located at least 20' from West property corner and at least 100' from edge . of eastern curb - cut; 2. Treatment of the north building elevation with stacked brick, same as other building elevations;, 3. Screening. of roof - mounted equipment. 4. Detailed-landscape plan review by Planning, Commission prior-to occupancy. 5". Dedicate easterly 5 feet t� the City for right -of -way prior to issuance of building permit. • 6. Agree to.improve 53rd Avenue South-to-City standards at'time of develop- ment of property adjacent to the north and have road improvements made prior .to occupancy on any structures on the land adjacent to the north. Please incorporate the above conditions into your site plan in conjunction with your building permit application. In addition to the above, the Planning Commission•latter discussed the subdivision code. After our discussion, it is my conclusion that your property must be subdi- vided now prior to issuance of any building permit by the City of Tukwila if there is presentlya structure on the property. The only way to avoid having to 'subdivide now is if the building is removed prior to issuance of the occupancy permit or if the demolision bond is submitted to the City of Tukwila guaranteeing its removal . within a specified period of time. As you know, our report recommends that the item.be tabled until the items in the staff report are completed. During that afternoon, I stated that if you would change your site plan by June 21, 1978, to incorporate the requirements in the staff report, that I would. recommend that the Planning Commission approve your site plan the following date. If you are interested in taking this course of action, please have your site plan changed actually encompassing the items in the staff report and bring it into my office by June 21, 1978. It will be our recommendation that the above - referenced items in our staff report still be conditions of the building per- mit, however, there will be no need to table the matter if you concur. I'm not delineating the recommendations of the staff report in this letter, however, I am attaching a,copy of the staff report for your use.
