Violation # 1 BUILDING MOVING AND DEMOLITION PERMITS
Code Reference:
TMC 16.04.040(A) No person shall move any existing building or structure within or into
the City without first obtaining a relocation permit and a building permit from the Building
Division. No person shall effect any demolition of any building or structure or any part
thereof that is not exempted by Section 105.2 of the International Building Code without
first obtaining a demolition permit from the Building Division.
Detached garage demolished without a demolition permit.
Corrective Action: STOP WORK IMMEDIATELY. Obtain a demolition permit for the detached garage within 15
days of this notice. You may contact the permit center at 206 - 431 -3655 if you have
questions regarding the permits!

IBC 105.1 Any owner or authorized agent who intends to construct, enlarge, alter, repair,

enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or
plumbing system, the installation of which is regulated by this code, or to cause any such
work to be done, shall first make application to the building official and obtain the
required permit.

TMC 8.25.020 Motor vehicles on property devoted to single - family residential use shall be
parked on an approved durable uniform surface.
(C) Recreational vehicles, boats or trailers shall be parked, kept or stored on an approved
durable uniform surface and shall not be parked, kept or stored in required front yard
setbacks, except for a driveway.
A boat is being stored in the back yard.

TMC 18.54.170 The following actions shall be considered violations of this chapter:
clearing, planting, relocation, or maintenance of vegetation not authorized under or in
accordance with an approved Tree Clearing Permit, where such permit is required, or not
in accordance with the provisions of this chapter. Each tree which is cleared, not replaced,
or not maintained as required by this chapter shall constitute a separate violation.
The entire lot was cleared of trees without a tree permit.

PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PER TMC 8.45.100(2). 1
Appeal Provisions
A person may, within ten days of receipt of this notice, file with the City Clerk a written notice of appeal
containing the following:
1. A heading with the words: "Before the Hearing Officer of the City of Tukwila"
2. A caption reading: "Appeal of " giving the names of all appellants participating
in the appeal.
3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the
notice and order.
4. A brief statement of the specific order or action protested, together with any material facts claimed to
support the contentions of the appellant(s).
5. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order should be
reversed, modified, or otherwise set aside.
6. The signature of all persons named as appellants and their official mailing addresses.
7. The verification (by declaration under penalty of perjury) of each appellant as to the truth of the matters
stated in the appeal.
8. The appeal fee for violations in the LDR zone is $100.00. All other zones $200.00. Fees must accompany the
written notice of appeals.
Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional
administrative hearings. Failure to respond may result in the matter being forwarded to the City Attorney for
further action.
