information on file with the lead agency.

COMMENTS:
1) Declaration of Non - Significance is approved for legislative action of amending
to the Comprehensive Land Use Policy Plan from multiple- family residential use
to office_.use classification, and rezoning of the subject site from R -3 to C -1
restricted to office use.
2) Declaration of Non - Significance also pertains to approval of one two -story office
building to be built on .this site subsequent to rezone approval, as said project
is generally- depicted on exhibits B E C of City File 81 -21 -R.
3) Prior to release of building permits, applicants shall execute an agreement
with the City of Tukwila containing specifications for mitigation and control
of short -term construction activity impacts. Said agreement shall contain, but
not be limited to, the following :provisions:
a) All indigenous trees to be retained shall be enclosed at the drip -line
by a sturdy barricade to prevent damage by construction equipment.

b) 64th. Avenue So. and S. 153rd St. shall not be used for site access or
construction equipment staging. All construction access shall be
routed from 65th Ave. So. or Southcenter Boulevard.
c) To restrict noise - impacts on surrounding properties construction
activity shall not commence before 7:00 a.m. nor continue past
6:00 p.m. Monday -thru Friday.. Weekend construction activity shall not
be permitted.
e) Dust and vehicle engine particulate emissions shall be subject to
control standards prescribed in regulation 1 of the Puget Sound Air
Pollution Control Agency. Adequate dust control shall include, but
not be limited to, the following steps:
1) Regular street - sweeping during the construction day.
2) On-site use of water - tanker trucks to moisten dry soils.
3) During periods of inclement weather, use of vehicle tire
"de- mudding" equipment to minimize accumulation.

permit from the City of Tukwila, unless it is determined by the Responsible

Phase II will be a two (2) story Office Building situated on 3.1 acres of
land. Architecture treatment to be very similar to Xerox Building (Phase I).

Site is a rectangular shaped property measuring 900 x 200 and is located
north of and contiguous to Xerox Building. Property grades fall gently to
the south and east. Major trees have been identified and will be retained
where possible.
