Please address the following comments in an itemized format with revised plans, specifications and/or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. The plans do not show the method of lateral wall bracing. A structural engineered design is one option. The second option is to use a wall bracing method from the International Residential code. If the second option is used, the load transfer to the foundation including first floor brace walls and connection of the structure to the foundation will need to meet the current code requirements. Please provide an engineered design or the IRC method of wall bracing. First and second floor brace walls should be shown on the respective floor plans. Foundation anchoring details meeting the 2009 IRC will need to be included. 2. The roof trusses above the second level deck will need to bear on beams at their ends. The plans do not show these members. 3. The opening in the second floor framing for the stairway is supported by one pier footing. Please show the framing of the second floor including multiple joist or beams around this opening and any framing connectors required to show the load transfer to the foundation system. 4. Notes on the plan state that bedroom emergency egress windows need to have 5 square feet of opening. The second story windows need 5.7 square feet. Please revise these notes. 5. Provide a detail for the garage roof ledger connection to the second story wall framing. 6. Provide the method used to size the glu -lam beam. Note also that the first floor interior wall in line with the glu -lam will be supporting floor load from above. This wall is not fully supported by a linear footing. The plans show a 24 inch by 24 inch pier at the end of the glu -lam. A beam or continuous footing is needed to support the floor load above this wall. Please revise • Page 1 1 • plans as necessary. The exemption prescribed in this subsection does not apply to a person who advertises or puts out any sign or card or other device which might indicate to the public that he or she is a contractor, or that he or she is qualified to engage in the business of contractor; 10.
