PERMIT CONDITIONS:

2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: New suspended ceiling grid and light fixture installations shall meet the non - building structures seismic design
requirements of ASCE 7.
6: Partition walls that are tied to the ceiling and all partitions greater than 6 feet in height shall be laterally braced
to the building structure.

7: All construction shall be done in confore with the approved plans and the requirem of the International
Building Code or International Residential , International Mechanical Code, Washingtoilipte Energy Code.
8: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
9: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila
Building Department (206- 431 - 3670).
10: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206- 431- 3670).
11: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
12: ** *PUBLIC WORKS DEPARTMENT CONDITIONS * **
13: A grease interceptor shall be installed as part of future Tenant Improvement /Plumbing permit, if food preparation will
take place inside PINK A BELLA tenant space. Applicant shall contact Mr. Mike Cusick, P.E., Public Works Senior Sewer
Engineer to discuss grease interceptor requirement.
14: ** *FIRE DEPARTMENT CONDITIONS * **
15: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
16: The total number of fire extinguishers required for an ordinary hazard occupancy with Class A fire hazards is
calculated at one extinguisher for each 1,500 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A,
20B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (IFC 906.3) (NFPA 10, 3 -2.1)
17: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied. Hangers or
brackets shall be securely anchored to the mounting surface in accordance with the manufacturer's installation
instructions. Portable fire extinguishers having a gross weight not exceeding 40 pounds (18 kg) shall be installed so
that its top is not more than 5 feet (1524 mm) above the floor. Hand -held portable fire extinguishers having a gross
weight exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 3.5 feet (1067 mm) above the
floor. The clearance between the floor and the bottom of the installed hand -held extinguishers shall not be less than 4
inches (102 mm). (IFC 906.7 and IFC 906.9)
18: Fire extinguishers shall not be obstructed or obscured from view. In rooms or areas in which visual obstruction cannot
be completely avoided, means shall be provided to indicate the locations of the extinguishers. (IFC 906.6)
19: Extinguishers shall be located in conspicuous locations where they will be readily accessible and immediately available
for use. These locations shall be along normal paths of travel, unless the fire code official determines that the
hazard posed indicates the need for placement away from normal paths of travel. (IFC 906.5)
20: Fire extinguishers require monthly and yearly inspections. They must have a tag or label securely attached that
indicates the month and year that the inspection was performed and shall identify the company or person performing the
service. Every six years stored pressure extinguishers shall be emptied and subjected to the applicable recharge
procedures. If the required monthly and yearly inspections of the fire extinguisher(s) are not accomplished or the
inspection tag is not completed, a reputable fire extinguisher service company will be required to conduct these
required surveys. (NFPA 10, 4 -3, 4 -4)
21: Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.
(IFC 1008.1.8.3 subsection 2.2)
22: Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle
is engaged from inside the tenant space. (IFC Chapter 10)
23: Door handles, pulls, latches, locks and other operating devices on doors required to be accessible by Chapter 11 of the
International Building Code shall not require tight grasping, tight pinching or twisting of the wrist to operate. (IFC
1008.1.8.1)
24: Exit hardware and marking shall meet the requirements of the International Fire Code. (IFC Chapter 10)
25: Aisles leading to required exits shall be provided from all portions of the building and the required width of the

26: Maintain sprinkler coverage per N.F.P.A. 13. Addition/relocation of walls, closets or parts ions may require relocating
and /or adding sprinlder heads. (IFC 901.4)
27: Sprinklers shall be installed under fixed obstructions over 4 feet (1.2 m) wide such as ducts, decks, open grate
flooring, cutting tables, shelves and overhead doors. (NFPA 13- 8.6.5.3.3)
28: All new sprinkler systems and all modifications to existing sprinlder systems shall have fire department review and
approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler
systems involving more than 50 heads shall have the written approval of Factory Mutual or any fire protection engineer
licensed by the State of Washington and approved by the Fire Marshal prior to submittal to the Tukwila Fire Prevention
Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance No. 2050).
29: A fire alarm system is required for this project. The fire alarm system shall meet the requirements of N.F.P.A. 72 and
City Ordinance #2051.(ALL FIRE ALARM COMPONENTS TO BE TIED TO THE MAIN MALL FIRE ALARM PANEL.)
30: Maintain fire alarm system audible /visual notification. Addition/relocation of walls or partitions may require
relocation and /or addition of audible /visual notification devices. (City Ordinance #2051)
31: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC
104.2)
32: An electrical permit from the City of Tukwila Building Department Permit Center (206- 431 -3670) is required for this
project.
33: All electrical work and equipment shall conform strictly to the standards of the National Electrical Code. (NFPA 70)
34: The maximum flame spread class of finish materials used on interior walls and ceilings shall not exceed that set forth
in Table No. 803.5 of the International Building Code.
35: Post address on storefront per approved Westfield standards.

Dear Permit Holder:
In reviewing our current records, the above noted permit has not received a final inspection by the City of Tukwila Building
Division. Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and/or the National
Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and
become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date
of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has
begun for a period of 180 days. Your permit will expire on 12/12/2012.
Based on the above, you are hereby advised to:
1) Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final inspection.
Each inspection creates a new 180 day period, provided the inspection shows progress.

2) Submit a written request for permit extension to the Permit Center at least seven (7) days before it is due to
expire. Address your extension request to the Building Official and state your reason(s) for the need to extend
your permit.
The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your
extension request is granted, you will be notified by mail.
In the event you do not call for an inspection and/or receive an extension prior to 12/12/2012, your permit will become null
and void and any further work on the project will require a new permit and associated fees.

This letter is to inform you of corrections that must be addressed before your development permit can be
approved. All correction requests from each department must be addressed at the same time and
reflected on your drawings. I have enclosed comments from the Building Department. At this time the
Fire, Planning, and Public Works Departments have no comments.

regarding the attached comments.
Please address the attached comments in an itemized format with applicable revised plans,
specifications, and /or other documentation. The City requires that four (4) sets of revised plans,

The Building Division conducted a plan review on the subject permit application. Please address the
following comments in an itemized format with revised plans, specifications and /or other applicable
documentation.

PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(If applicable) Structural Drawings and structural calculations sheets shall be original signed wet
stamped, not copied.)
1. The scope of work indicates Landlord Build -out For Future Tenant. However this appears to be a
total tenant TI since the project name is Pink A Bella with other interior work also being done.
Typically a "Vanilla space" permit or "Vacant space" is used for Landlord upgrades prior to the
"Tenant TP ". To be approved for tenant occupancy additional or different information shall be
required. For clarification, please specify if this is intended as a separate Landlord Vanilla space
permit or this is the actual tenant TI permit for tenant occupancy. Adjust the scope -of -work notes
accordingly.
2. For the tenant TI: provide a completed Washington State Energy code lighting budget form.
3. Provide plumbing drawings to include plumbing isometrics. Drain waste shall be designed to show
direct venting to the outside. (Separate plumbing permit required)
4. Provide construction specifications and seismic details for the suspended ceilings.
5. Provide application approval from King County Department of Public Health Department.
Should there be questions concerning the above requirements, contact the Building Division at 206-

We are writing in response to your Correction Letter dated April 10, 2012. Listed below is the response
to your notes within the Building Division Review Memo dated April 4, 2012.
1. The scope of work is landlord portion and not tenant portion. The tenant is responsible to submit
their respective plans for permit and health department approvals. The landlord portion does not
include the interior modifications such as casework, tenant construction, or tenant finishes, thus
this is not a full tenant improvement for a tenant. We have listed the name of the tenant on the
permit and drawings to aid the City of Tukwila with the review and coordination of the respective
landlord and tenant permits.
2. The electrical is design build by the contractor; therefore we do not have the light fixture
information to adequately complete the Lighting Budget Form per the Washington State Energy
Code. Similar to previous projects that are design build, the contract will submit the lighting
budget form. Therefore we would like to request that this form be submitted with the electrical
permit submittal by the Electrical Design Build Contractor.
3. The mechanical and plumbing are design build per the contractor. The contractor will submit the
required drawing and information under separate plumbing permit. We have included the Non -
Residential Sewer Use Certification form for your use within this Revision.
4. We have included detail 5/A3.0 that shows the seismic bracing details for the suspended ceiling.
5. The tenant is responsible for the application approval from King County Department of Public
Health Department not Westfield. We request that the tenant be responsible to submit this
information to the City of Tukwila as part of their respective Tenant Improvement plans.

Pursuant to King County Code 28.84, all sewer customers who establish a new service which uses metropolitan sewage facilities shall be subject to a capacity charge.
The amount of the charge is established annually by the King County Council at a rate per month per residential customer or residential customer equivalent for a
period of fifteen years. The purpose of the charge is to recover costs of providing sewage treatment capacity for new sewer customers. All future billings can be

CLARIFICATIONS OR MODIFICATIONS OF TI-E DESIGN TO ADDRESS SUCH CONDITIONS AND WILL DOCUMENT ALL CHANGES.
4. UNLESS OTHERWISE NOTED, ALL ANGLES TO BE RIGHT ANGLES, ALL LINES WHICH APPEAR PARALLEL ARE TO BE PARALLEL, AND
ALL ITEMS WHICH APPEAR CENTERED ARE TO BE CENTERED. CONTRACTOR TO BE RESPONSIBLE FOR MAINTAINING ALL LINES

TELECOM INSTALLATION, ETC., AND PROVIDE FOR ITS REMOVAL FROM THE

12. THE CONTRACTOR SHALL EXERCISE STRICT DUST CONTAINMENT CONTROL TO
PREVENT DIRT OR DUST FROM LEAVING THE JOBSITE.
13. THE CONTRACTOR SHALL PROVIDE PROTECTION DURING SITE WORK
DEMOLITION, AND CONSTRUCTION IN ACCORDANCE WITH IBC CI4APTER 33.
THE CONTRACTOR SHALL PROTECT ALL AREAS FROM DAMAGE WHICH MAY
OCCUR DURING CONSTRUCTION. ANY DAMAGE TO NEW AND EXISTING

14. THE CONTRACTOR SHALL PROVIDE ALL NECESSARY PROTECTION FOR W15
WORK UNTIL COMPLETION OF CONTRACTED WORK
15. THESE DRAWINGS, NOTES, AND SCHEDULES CONVEY THE DESIGN INTENT. TI-E
HIGHEST POSSIBLE QUALITY OF WORKMANSHIP, MATERIAL, AND EQUIPMENT
SHALL BE USED.
16. THE CONTRACTOR SHALL MAINTAIN A CURRENT AND COMPLETE SET OF
CONSTRUCTION DRAWINGS ON SITE DURING ALL CONSTRUCTION PHASES FOR
THE USE OF ALL TRADES. THE CONTRACTOR SI-IALL SEE THAT ALL
SUBCONTRACTORS RECEIVE COMPLETE SETS OF CONSTRUCTION DRAWINGS
OR ASSUME FULL RESPONSIBILITY FOR COORDINATION OF WORK WHEN
COMPLETE SETS ARE NOT AVAILABLE TO SUBCONTRACTORS.
11. ALL EXISTING MANUFACTURED ITEMS NOT BEING REMOVED SHALL BE
REFURBISHED AS REQUIRED. ANY LOOSE ITEMS TIGHTENED (INCLUDING, BUT
NOT LIMITED TO, EXIT SIGNS, DOWNLIGHTS, SPEAKERS, MOULDINGS, ETC.), AND
ANY MISSING PARTS REPLACED BY THE CONTRACTOR TO ACHIEVE A
COMPLETE INSTALLATION WIN A NEW APPEARANCE.
I8. REQUIRED EXITS, WAYS OF APPROACH THERETO, AND WAYS OF TRAVEL
FROM THE EXIT INTO THE STREET SHALL CONTINUOUSLY BE MAINTAINED FREE
FROM ALL OBSTRUCTIONS AND IMPEDIMENTS FOR EGRESS IN CASE OF FIR=
OR OTHER EMERGENCY.
19. DURING TINE ENTIRE PERIOD OF DEMOLITION AND CONSTRUCTION, ALL
EXISTING EXIT SIGNS, EXIT LIGHTING, FIRE PROTECTION DEVICES, AND
ALARMS SHALL BE CONTNUOUSLY MAINTAINED.
20. INSURANCE AND BONDING FOR THE PROJECT SHALL BE AS DIRECTED BY
AND TO 714E SATISFACTION OF WESTFIELD.
21. THE CONTRACTOR SHALL VERIFY SIZE, LOCATION, ELECTRICAL
REQUIREMENTS, AND CHARACTERISTICS OF ALL WORK AND /OR EQUIPMENT
SUPPLIED BY THE OWNER OR OTHERS PRIOR TO TI4E START OF RELATED
WORK WITH THE MANUFACTURER OR SUPPLIER
22. CONTRACT CLOSE -OUT SHALL OCCUR ONLY AFTER WESTFIELD HAS
PREPARED THE CERTIFICATE OF SUBSTANTIAL COMPLETION AND PUNCH LIST
AND PUNCH LIST ITEMS HAVE BEEN CORRECTED. THE CONTRACTOR SHALL
SUBMIT MAINTENANCE AND WARRANTY MANUALS, RELEASE OF LIENS, AND
RECORD DRAWINGS TO WESTFIELD WITH 1415 FINAL APPLICATION FOR
PAYMENT. WESTFIELD SHALL PREPARE ANY NECESSARY CHANGE ORDERS
REQUIRED TO FINALIZE THE COST OF THE PROJECT BASED ON THE
CONTRACTOR'S FINAL SUBMITTALS.
23. MANUFACTURER'S NAME, TRADEMARK, LOGOS, ETC., SI4ALL NOT BE VISIBLE
TO THE PUBLIC.
24. WESTFIELD, WITHOUT INVALIDATING THE CONTRACT, MAY ORDER EXTRA WORK
OR MAKE CHANGES BY ALTERING, ADDING TO, OR DEDUCTING FROM TI4E
WORK THE CONTRACT SUM AND CLAIMS FOR EXTENSION OF TIME SHALL BE
ADJUSTED ACCORDINGLY. SUCH WORK SHALL BE OTHERWISE EXECUTED
UNDER THE CONDITIONS OF THE ORIGINAL CONTRACT.
25. ALL "EXISTING TO BE RELOCATED" AND /OR NEW ITEMS INSTALLED BY THE
CONTRACTOR, IN ADDITION TO BEING AMPLY PROTECTED THROUGHOUT THE
PERIOD OF CONSTRUCTION, SHALL BE T140ROUG14LY CLEANED TO THE
SATISFACTION OF WESTFIELD PRIOR TO BEING TURNED OVER TO THE OWNER
26. TINE CONTRACTOR AGREES TO PAY ALL TRANSPORTATION CHARGES ON ALL
MATERIAL AND EQUIPMENT TO THE POINT OF USE AND 514ALL BE
RESPONSIBLE FOR ALL UNLOADING, CHECKING, AND STORING OF SAME IN
CONNECTION WITH THIS CONTRACT.
21. IF THE CONTRACTOR CLAMS THAT ANY REVISION TO THE DRAWINGS
INVOLVES EXTRA COST UNDER TH15 CONTRACT, HE SHALL GIVE WRITTEN
NOTICE TO WESTFIELD WITHIN A REASONABLE TIME AFTER RECEIPT OF SUCH
INSTRUCTIONS AND, IN ANY EVENT, BEFORE PROCEEDING TO EXECUTE THE
WORK THE PROCEDURE SHALL BE AS PROVIDED FOR IN THE AGREEMENT
UNDER "CHANGES N THE WORK ". NO SUCH CLAMS SHALL BE VALID UNLESS
50 MADE. UNLESS OTHERWISE AGREED, NO PAYMENT ON SUCH BILLS WILL BE
MADE UNTIL FINAL SETTLEMENT.
28. ALL CLAIMS FOR ADDITIONAL WORK WILL BE SUBMITTED IN WRITING FOR
REVIEW BY WESTFIELD AND SHALL INCLUDE A COMPLETE DESCRIPTION OF
THE WORK, MATERIALS USED, ROOM NUMBER OF TI-IE AREA OF WORK, AND
AUTHORIZATION UNDER WHICH THE WORK I5 BEING PERFORMED. TOTAL COST
OF THE WORK, INCLUDING TI-E CONTRACTOR'S MARK -UP, SI4ALL BE INCLUDED
IN THE SUBMITTAL.
29. THE CONTRACTOR SHALL SUBMIT A DETAILED CONSTRUCTION SCHEDULE TO
THE OWNER INDICATING PHASING OF THE WORK FROM START TO FINISH OF THE
PROJECT.
30. ALL DIMENSIONS ARE FROM THE FACE OF STUD TO THE FACE OF STUD,
UNLESS NOTED OTHERWISE.
